Description

Sea View Cottage is a beautifully appointed and extended 17th-century property located in the Norfolk Coast Area of Outstanding Natural Beauty. On the edge of the picturesque village of Kelling, this flint-and-brick home has rural views north to the sea in the distance, and farmland rich in wildlife on two sides of the extensive garden. The cottage is decorated in muted Farrow & Ball paints, with bespoke blinds and curtains, cosy designer blankets on the beds and some original art works. There are two double bedrooms on the first floor, a single bedroom on the top floor and a further two-bed* room on the ground floor which can be arranged as a twin or double (also ideal for less mobile guests). The ground floor has a bathroom with bath and WC, an open plan kitchen and dining area (featuring extendable dining table) with galleried ceiling and wood-burning fire, a separate twin-sofa sitting room with flatscreen TV and wifi, and a south-facing conservatory overlooking the garden - perfect for relaxing with a glass of wine on a summer's evening! Upstairs, there is a further WC/shower room. The house and garden are suitable for children of all ages (with supervision as appropriate on stairs and in the garden, which is not fully enclosed by fencing and features wild areas). In Kelling itself, there is an antique shop/tearoom just a minute's walk away, and a bar/restaurant in a secluded country hotel 300 metres to the east. There are small shops in the adjacent villages of Salthouse and Weybourne, and a supermarket, restaurants, garage and many other retail outlets in the beautiful Georgian market town of Holt, just three miles away. Please note that smoking is not allowed anywhere on the property. One well-behaved dog is permitted but not allowed upstairs, and owners are fully responsible for clearing up after their pet - failure to do so may result in a cleaning surcharge.* The ground floor beds are 2 ft 6 in wide to enable them to be arranged in whichever configuration is desired

“Comfortable cottage”

Lovely comfortable cottage, ideal for 6 of us for half term break by the sea. Everything we needed in the kitchen for self catering and good location (but tricky getting out of the drive, recommend reversing in!). Perfect for visiting Sheringham and Holt.

“Sea View Cottage”

Super cottage , lots of space and very comfortable . Large garden, child friendly. We really enjoyed our stay. Unlike other properties we have rented, during the pandemic, we had to take towels which greatly added to our ‘luggage’ as there were 5 of us. Perfectly situated for the parts of North Norfolk we like to visit. Previous renters comment regarding the road - we weren’t aware of the road when we were in the cottage . Leaving the drive way was awkward as not many drivers seem to obey the 20mph limit, on a couple of occasions we had a near miss on the corner ! A bbq would have been appreciated

We keep a list of all the birds recorded in the garden and have heard Little Owl once before but never seen it, so well done! Although the house is on the coast road many guests like this for quick access to other points of interest (and because of this it's also one of the few cottages in Kelling with a view of the sea). The wifi should work fine in the dining room and living room, but the old cottage walls are extremely thick so unfortunately the signal doesn't travel much farther than that. We'll make sure the cleaners leave out more dishwasher tablets in future, and like your suggestion for the downstairs bathroom so watch this space! Thanks again and best wishes, Dominic and family

From past feedback the comfortable double beds have suited all of our previous guests, and the clean, modern bathrooms are exactly as advertised - one on the ground floor with a bath and WC, and one upstairs with a shower and WC. The garden is approximately 140 feet long, on two tiers with a lawn, an area of meadow grass, a dense wild area for wildlife and numerous mature trees.

Response from the owner Glad you enjoyed your stay at the cottage so much, Sue - it's a beautiful spot and we love that walk down to the beach too. We deliberately allow some weeds to flourish in the garden, which is designed to be wildlife friendly rather than very manicured, and now has a long list of birds and other wildlife because it is managed this way. Although there are some limitations to visibility coming out of the drive, we've never had a problem nor experienced traffic at the speeds you mention, and hopefully parking for 2-3 cars is sufficient for most visitors.
