Nestling in a tranquil position on the edge of the glorious unspoilt village of Kingston, 3 Gabberwell is a beautiful and comfortable cottage in an idyllic location in the South Devon Area of Outstanding Natural Beauty. Warm and welcoming at all times of the year, the cottage is sensitively renovated and freshly decorated, retaining many of its original features and provides off-road parking for two cars..

Surrounded by stunning open countryside, working farms and miles of beautiful coastline and estuaries which are havens for birds and wildlife, 3 Gabberwell (incorrectly spelt Gaberwell on the OS Map) forms one end of a row of three pretty 300-year-old cottages on a quiet and secluded leafy lane.

INSIDE

Accommodation for one or two families sleeping up to six (please note some low lintels) with an additional truckle bed for an occasional seventh person. The accommodation comprises:

Downstairs:

- Attractive and spacious Sitting Room with logburner, comfortable sofas, books, fine Welsh dresser and Smart TV, plus superfast fibre broadband wifi and generally excellent mobile phone reception.

- Open-plan kitchen/diner with electric oven and hob, fridge/freezer, microwave, dishwasher etc. with French doors opening on to the terrace for al fresco dining when the weather is good!

- Well-appointed utility room with boot and coat storage and incorporating also the washing machine and tumble dryer.

- Spacious downstairs bathroom (wet-room shower suite with wc and basin etc).

First Floor:

Pretty bathroom with full suite of bath, separate shower, basin and wc.

3 bedrooms comprising:

- Double bedroom with window seat and meadow views, 5' King Size bed with a Feather & Black mattress and white goose down duvet plus an electric blanket for those winter nights

- Double-aspect bedroom with twin beds and a day bed - the larger picture window faces west catching the early evening sun - with hanging space and chest of drawers. Comfortably sleeps two adults and a child or 3 children

- Single bedroom with pull-out truckle bed, bedside table and useful hanging space and storage beneath the open tread and wooden stairs leading up to...

Top Floor:

Low ceilinged Attic Play Room with books/storage, TV and lovely views over neighbouring meadows.

Picturesque and characterful, Kingston is an easy stroll from the cottage into the prize-winning village. The Dolphin Inn, just 600 yards away, is a 16th century olde worlde country pub, serving home cooked food using local produce. There is a circular 2-hour walk from the pub encompassing woodland, the estuary, the coast path and farmland, and giving easy access to the stunning South Devon coastline. Kingston with its thatched cottages, is just one mile from the lovely Erme Estuary and Wonwell beach and within a few miles of three golf courses. The location is close to tourist beaches with surfing and windsurfing facilities. Fishing trips can also be arranged from the Erme.

Getting around

Car, bike and on foot are realistically the only ways of getting around, as this is a location to get away from it all! There is very little in the way of public transport. The bus service to Modbury and Plymouth operates only one day a week!

Our local manager Claire and her dedicated team are based very nearby in the village, and will prepare the cottage ready for your arrival, arrange for handover of keys, and do all they can to assist with any queries or issues that may arise during your stay.

“Family Xmas Break”

I booked the cottage to accommodate a Xmas get together with my son and family who live in Cornwall. Three of the deciding factors were that it is dog friendly (we have two dogs between us), centrally heated and has two lounge areas. It was a bonus to have a pub within walking distance although we didn’t actually visit but it looked cosy in there! We did visit the local beach which is about a three mile round trip to walk, but went by car because Breeze, our GSD, isn’t up to such long walks now. It was worth the effort with a beach from the sea to the estuary - you have to be mindful of tide times though! The cottage itself was very cosy, lovely and warm and comfortably furnished. The lounge had a Xmas tree and decorations. We were able to make space for all of our Xmas food and had everything we needed in terms of pots and pans to cook dinners. Our five year old Granddaughter’s bedroom had stairs up to the very low ceiling roof space with a big tv, games and bean bags. She was able to negotiate the stairs but a younger child or adult with mobility issues might struggle. The utility room with sink was useful for cleaning footwear and the washer and tumble drier were very efficient and useful especially as it rained every day of our two weeks! We were able to allocate a bathroom per couple which was convenient and the hot water was plentiful although it appeared to shut down at 11pm. We all slept well in comfortable beds and enjoyed the peace and quiet. The dogs were safe in the enclosed garden but, inside, our GSD struggled to negotiate the laminate flooring throughout and benefited from ‘islands’ that I made from her bedding and towels so that she could be with us without sliding around. The location of the cottage was great for exploring - we visited Plymouth, Totnes, Hope Cove, Thurlestone Sands and Salcombe. The roads are narrow, part of the charm to my mind, but passing places are plentiful. I would recommend the cottage, the booking process for which was very straightforward and efficient, including contact with the owner who was willing to answer any questions.

“Fabulous Gem in rural location”

Very well appointed home with lots of space and all the gadgets and laundry tools you’ll need for a beach holiday. The walk to the beach us about 20 mins across fields .. great for dogs and children. Welcome foodie basket very well received after a long journey. Very quiet village with some narrow Devon roads but lots of passing places so don’t be put off.

“Lovely quiet cottage with everything you need!”

We stayed in the cottage for part of the Easter holidays and loved our stay. The cottage is spacious and is plenty of room for a family of 6. Having 2 bathrooms was useful with 4 girls! The kitchen had everything you needed for home cooking/baking/packed lunches. Beds were comfy with extra pillows if needed. The attic snug with smart TV was perfect for the little ones. Garden was a good size for the children to play and outside there was a BBQ and seating for those warmer evenings. Lots of walks from the cottage are available and not too far to walk to a little private beach. Really enjoyed this break and very grateful to John and Penny for the hospitality shown.
