Description

All 3 bedrooms have large king size comfortable beds. The house comfortably sleeps 8 people in the bedrooms. 1st & 2nd bedroom are upstairs sharing a separate wc/bathroom. 3rd bedroom is downstairs next to the downstairs bathroom.

The house is on 2 floors:

Downstairs main living room with open plan kitchen which has a 2nd sofa next to the fireplace. Also 2 balconies, one on the front of the house serving the 1st living area, one at the back serving the 2nd living area. 3rd bedroom is downstairs with separate wc/shower room.

Upstairs 2 bedrooms and wc/bathroom. Both Bedrooms with comfortable king size beds and balconies. Also an additional 60m2 balcony on this floor.

Response from the owner Dear Mr. Withane, thank you for your comments even though you have decided to leave from the house on the day of your arrival and unfortunately you did not have the chance to stay at the house or explore its beautiful surroundings. The name of the house Lania Royal Oak was given because of the famous Oak tree found a few meters of the house. It is an 800 years old oak tree and the second largest tree in Cyprus and its called Lania Royal Oak. For this reason as well, the residents as well as Google Maps call the house are Royal Oak Gardens. You have called us in regards to the heating not starting and we have informed you that you need to turn on the water tap so the water gets into the boiler but your reply was “I do not want to fiddle with this” therefore there was not any other way unfortunately for you to turn on the heating even if it was explained to you that you only need to do this once. Surprisingly during our call you informed us that you had extra persons with you – even though your reservation, which was paid to Expedia, was for 2 persons and not 3 or 4. This is the reason we have placed the 2 old heaters in the downstairs bedroom. As your reservation was for you and your wife you had 2 bedrooms to choose from as we were not aware that you were going to need the 3rd bedroom as well, therefore it would not in any way affect your stay if the bedroom was indeed not needed by you and you have arrived 2 persons as per your reservation instead of 3 or 4. Obviously if you have paid for 3 or 4 persons and your reservation was as such then we would have made sure the heaters would not be placed in the bedroom. The heating can be turned on for 1 hour or pre programmed for any hours you wish (again we could have explained to you how to do this - if you have obviously asked). In regards to the Google Maps directions, you did not inform us about any issues in finding the house but you have most likely failed to follow our detailed maps and directions sent to you by email. All small villages not only in Cyprus but also in the rest of Europe do not have all their roads listed on Google Maps and for this reason we are forwarding to all our guests the detailed maps we have combined ourselves. In regards to any other issues you are mentioning, we would like to assure you that if they are brought to our attention we do our best to resolve them – as we have tried to do with the heating in your case. Even though you have informed us late in the evening that you will not stay, Expedia has only informed us the next day that you would like a full refund. As we have tried to resolve the issue mentioned to us in regards to the heating which was a simple step of turning the water tap on, you have refused any help and decided to leave. We have only kept the 1 night of 50 euros and refunded you the rest of the amount when we could actually have refused to refund any amount. Whilst we do our best to provide any assistance to all our guests, we expect guests to first inform us in regards to any issues and then cooperate in regards to resolving any issues. With all due respects but we feel Mr. Withane that a hotel would be more suitable for you and we do appreciate that not all guests are suitable for individual holiday homes. Our star rating in TripAdvisor is 4.5 stars out of 5 based on all our guests. Obviously our target is 5 out of 5 stars ratings and we will continue to offer our guests the service and assistance required for a wonderful stay!

The small spider webs unfortunately is something very often outside the cities and in villages around the mountains, anyhow the cleaner will take extra notice of these in the future to remove. The small leaking in the kitchen unfortunately happened because of the heavy not normal rain the days you have been staying as I am sure you have noticed... and it was not something that we could have fixed on the spot, as it was reported to us just on your departure day and this issue has now been fixed. The cracked glass on one of the patio doors also that previous guests have accidentally broken has been ordered and will get fixed shortly - there is other patio doors that could have been opened should you wish - so it wouldn't affect you in any way. In regards to the furniture, the villa actually now has more furniture than the ones on the photography - the dining table chairs have been changed with new vintage ones, the sofa bed also is brand new and better than the one in the pictures as well as the 2 of the 3 bedrooms have brand new luxury furniture... Thank you again for your comments!
