Limin'House has been meticulously repaired (Irma) and updated and is ready to welcome guests! New additions include a firepit and wine fridge. Freshly painted inside and out and all new kitchen appliances. Come see us! All bedrooms now have WIFI boosters and smart tv's for streaming your favorite shows.

Limin' House is situated on a hillside overlooking Soper's Hole and Marina on the lush west side of Tortola.

Smugglers' Cove, a secluded crescent beach is a short ride or walk on the other side of the hill.

Many restaurants and shops, from casual to fine, are also a short ride from the villa.

You will enjoy spectacular sunrises and sunsets overlooking Sir Francis Drake Channel and the islands of Norman, Peter, St. John, St. Thomas and Little Thatch.

Getting around

Driving is on the left side of the road. It is very easy to rent a car and get around to all the beaches, restaurants, Sage Mountain, etc. Food can be delivered prior to your stay so it is cold and ready to go when you arrive. Small grocery stores are a 5 minute drive from the villa. Smuggler's Cove, a beautiful beach, is a 20 minute walk or about a 5 minute drive. The ferry dock is just a minute away..from there you can access ferries to other islands.Road Town, with shopping and ferries to Virgin Gorda is just about a 20 minute drive. The island is hilly with switchbacks, but driving is at a slow pace so no worries! Taxis are available, but to fully experience the island, we recommend a rental car.

Limin'House has a property manager on island who is available to help with suggestions for things to do, directions, repairs, if needed and she also has a business which rents all your water toy needs. Furthermore, she is a captain with a lovely boat available for day trips. She knows dive and snorkel sites that are hidden from many!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your booking page. To change your dates use the Edit booking button. If you need to change the number of guests staying then send Susan (the owner) a message.

If Susan (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
