Description

Blackness Barn is a spacious barn conversion located on Dittisham Court in the peaceful riverside village of Dittisham. The house lends itself beautifully to a large family or two families sharing with plenty of indoor and outdoor living space as well as being in a perfect location to access local amenities on foot. The property is light and airy, featuring exposed roof trusses, blending traditional barn conversion features with modern accommodation. As an old barn conversion, Blackness Barn has oodles of charm, a large lawned garden at the rear, and private parking for two cars at the front.

Accommodation:

To the right of the entrance hall is a newly-installed shower room. The living room is a lovely bright room benefiting from triple-aspect windows and French doors offering fabulous views and direct access to the private garden at the rear. With a vaulted ceiling, exposed beams, and an open fireplace the room has a lovely, relaxed feel. The lounge area has sofas, a large TV and a DVD player, while the dining area comfortably seats 8.

There's also an adjacent smaller sitting room with sofas, TV and DVD - perfect for any viewing conflicts.

The beautiful, bespoke hand-crafted kitchen has a ceramic hob and double oven, integrated fridge, freezer, dishwasher, microwave, and a large kitchen island with seating. From the kitchen, there's access to the back garden.

The ground floor also has a cloakroom with a WC, as well as a utility room where you will find the washer-dryer.

Upstairs there are four bedrooms. The master double bedroom has dual-aspect windows offering river glimpses, fitted wardrobes, an en suite bathroom with a bath, tiled floor, and heated towel rail. A second double bedroom with original beams and Velux windows which overlook the village has an antique kingsize bed, fitted wardrobes and elegant soft furnishings. There is a spacious twin bedroom with vintage iron beds, ample storage space and fitted wardrobes. And finally, there's a cosy children's bunk room. Also on this floor there is a newly refurbished family bathroom with a large walk-in shower with a rainfall shower head, tiled floor and heated towel rail - plus outstanding river views.

There's central heating and an open fire (logs and coal can be purchased locally).

Outside:

The house has a large lawned garden at the rear with a patio area adjacent to the house. The patio is furnished with a large octagonal picnic table and barbecue, as well as far reaching views of the surrounding countryside towards Blackness Point. The perfect spot for a family barbecue after a day at the beach. Guests are also welcome to explore the four acres of communal grounds that include an orchard as well as various vantage points over the creek and towards the quay

Parking

There are two allocated parking spaces outside the front door. Additional unrestricted on-street parking is available on Riverside Road.

The village pub The Red Lion Inn is a 2-minute walk around the corner. The Red Lion also hosts the village shop and Post Office. A 10-minute walk will take you to The Quay where you will find the Ferry Boat Inn and The Anchorstone Café as well as ferries to the National Trust's Greenway house and gardens, and Dartmouth. Blackpool Sands is the closest beach - a 10-minute drive away.
