City licensed vacation rental - Permit VR-09-0038...Spacious studio apartment, 1 full bath, within city limits just minutes away from all the Napa valley has to offer. Approx 800 sq ft of privacy overlooking wooded gardens.After a busy day in the valley, soak in your intimate private hot tub, perched on deck. Relax and recharge in this serene setting. Comfort & style at an affordable rate. Large deck with large gas BBQ, w/complete accessories. Lounging chairs & table for outside relaxing. Lower garden patio table, 4/chairs, with lounging bench. Recently added fire pit w/2 lounging chairs. Zen meditation peaceful! Property is 1/2 acre, with many trees. Kitchenette is small, but compact with convection toaster oven, electric skillet, panini griddle, pots, pans, all dishware, serving accessories. Has additional butcher block utility cart for food preparation.Studio is more suitable for one couple, or with perhaps 1-2 children. Appointed with comfortable, luxurious amenities - specifically for a romantic getaway for two. Not suitable for 2 couples, as day bed is 2 twins. A 3-4 girl getaway does work out well, and many of my guests are this combination. Beds available are...1 king bed, and day bed (2 twins). NO OTHER RENTALS ON PROPERTY. Private hot tub, decks & large gas bbq grill, with accessories. Ample off street parking. A more upscale neighborhood, with neighboring properties to over 3+ acres so it is nicely spread out, yet close to town and close to wineries as well. Pets are welcomed. Please inquire. 3 night minimum mid week; 3 night minimum weekends & holidays. Bottle Rock, 4/nt minimum, special rate, please inquire.

Please note that we charge a higher weekend rate for holidays & require a 3/night minimum on holiday weekends. Regular quotable rates do not account for those special days. We will send you a quote via email. Thank you!

Response from the owner Dear Tim and Jessica - While I appreciate your submitted review, lets at least address the facts, not your false accusations. 1. Pet odor - since there has not been a guest w/pets for 2 mo's, pet odor is impossible. & many prior guests will state this. 2. Towels - 6 Bath towels are provided;several hand towels, & 5-6 wash cloths with each towel change (every other day). 3. Bed Pillows -6 provided (2 on qn bed, 2 in storage ottoman, 2 on day bed. 4. Hot tub - City of Napa requires their time of usage to be posted. Cleaning service was due to empty/re-fill tub upon your departure, so heavy chlorine odor could have been possible, & I apologize for that. 5. All apartments have adjoining walls &/or ceilings. You are fortunate that this is an 800 sq ft apartment within a 2500 sq ft residential home, so natural to hear soft footsteps from above. This is not a commercial apt/house. 6. Studio has been fully sound proofed - ceilings/walls, therefore quiet within. 7. Street - Silverado Trail can be busy, but does NOT have 2 adjoining busy streets. 8. Framed notices/requests within studio - sometimes some guests need to be informed that pillow shams/dec pillows are not part of the sleeping bedding. 9. A/C-Heat - A/C is automatic, responding to hot weather, & will not activate in cool weather. For cool weather, guests use the gas fireplace which will amply heat studio. 10. Coffee/tea, creamers, paper goods/foil, shampoo/condit, spices, + candles around jet tub, & bottled water are provided for all guests & stated on web sites. 11. $200 security deposit - most VR's require $500+ for a deposit, while I try to accommodate my guests, but certainly can raise. It is unfortunate that you spent your time being concerned over the small security deposit being returned, and not enjoying your time here. Some of my guests choose to not leave the apt., many choose to enjoy the whole valley, wineries, and fabulous restaurants & are out/about continually. I am a vacation rental of high standing...licensed w/city permit, & do not take to false accusations lightly. May your life be blessed and with peace. Regards, Barbara
