Description

This spacious family villa has a private pool, outdoor bar and sitting area plus a fully equipped BBQ / outdoor kitchen space all set within a quite and semi - private environment. The indoor space is arranged in an open Π shape plan, creating a semi - private bedroom area with a laptop desk , a spacious bathroom, a big open plan kitchen / dining area, a living area with comfortable furniture and spacious arrangement plus an indoor bar area.

A treadmill and gym equipment is also available.

The apartment is an autonomous part of a private villa. Its size is approximately 90 sq.m. and comfortably sleeps 5 people. It is ideal for families with kids or groups of friends with an open - space plan indoor arrangement, direct access to the garden, swimming pool area and BBQ / outdoor kitchen space. It is situated within a 3' downhill walking distance from the beautiful sandy beach of Palio.

The apartment is bright, modern and sophisticated. Despite the hot temperatures of July and August it maintains a cool temperature throughout the day and night therefore there is no need for air conditioning.

The garden design is a combination of concrete, tiles, exposed stonework, garden stones, greenery and water - for us the perfect tranquil environment combined with some contemporary design furniture touches around the bar and swimming pool area.

Guests are allowed to use most part of the garden which includes their private front door lawn space, the swimming pool / outdoor bar and BBQ / outdoor kitchen areas. Upon arrival guests will be informed on the quiet hours and swimming pool rules. Note that the house dog will not interfere with guests as it will only be using the front garden and indoor space of the owners (2 upper floors). Guests are not allowed access on the owners upper floors but they share the same front garden entrance and private parking access.

We provide a change of sheets and towels every three days (general rule that could be adjusted depending on the duration of the stay). The owners of the house will always offer recommendations on the area and on preferred activities according to guests' wishes. Private dining and / or cooking and BBQ could be arranged upon request with an additional charge. Special cleaning service could be arranged upon request.

This villa is situated in a quiet and safe residential neighborhood on the hill of Palio overlooking its beautiful bay, away from city traffic and pollution. Palio is only 10km away from the city centre of Kavala and a 15' drive away from the well known beaches of "Ammolofoi" = "Sand Dunes" and the neighboring villages of "Iraklitsa" and "Peramos".

In Palio and the neighboring area one can find a vast selection of tavernas, pizzerias, bakeries, beach bars, super-markets, gas stations, pharmacies and so on. The beautiful beach of Palio is reached within a 3' walking distance. The beach stretches across the bay of Palio where one can find organized beach bars with sea beds as well as some remote and peaceful gulfs away from the usual crowds.

The villa is only a 3' walk away from a bus stop with a regular bus ride service to the city of Kavala and the nearby villages. The bus ride to the centre of the city is only 20' and costs 1,80euros. By car it is only 10' away. We can provide recommendations on car rental services and arrange airport pick - ups and private taxi transfers upon request.

Minimum stay: 2 nights. The yard is fenced but the pool is not gated, and is accessed directly from the guests' front door, so parents' supervision is strictly required at all times.

Kids find enjoyable playing in the garden and the swimming pool. The large bookcase has plenty of books for kids under 10 and is a great family space with a living room large enough for wheeled toys.

A crib, high chair, baby toys and a baby bath can be provided on request.

Preferred check - in is after 2pm but adjustments could be discussed depending on availability prior to the check - in day.

º The apartment cannot accommodate more than 6 adults. Extra Space for children is subject to our confirmation prior to booking.

º Smoking is not allowed indoors. Guests are advised to use the spacious and beautiful exterior spaces to avoid damages and to insure a smoke free indoor environment.

º Please respect quiet hours and pool rules (to be handed in upon check in). Please note that kids and youngsters SHOULD NOT be left unsupervised when using the pool and / or garden area. More details to be discussed if you have small kids traveling with you prior to booking or upon the day of arrival.

º Check - in and check - out times may be more flexible when no guests depart or arrive on the same day.

º The villa is a 45 minute drive from Kavala's airport with daily and frequent direct flights to Athens.
