Topaz is a fine cottage in a wonderful location with 0ver 50 top reviews on TripAdvisor and other sites, many describing it as the best that they have ever stayed in and most promising to return as many do year on year.

Topaz cottage is a Grade II listed character cottage in a designated area of outstanding natural beauty situated in a picture postcard setting in the prettiest location in the heart of the village of Sidbury, just a 10 minute drive to Sidmouth sea front. Located in a quiet setting away from the main road passing through Sidbury, down a quiet lane over the Stoney bridge with the river Sid running past the row of 3 cottages it makes for a perfect setting to relax and enjoy. With cosy sofas, inglenook fireplace, old oak beams, a modern kitchen/dining room, modern bathroom and 2 good size bedrooms with comfortable quality beds the cottage is a perfect getaway for all ages. Unwind in the south facing sun trap garden with a glass of your favourite tipple with your meal. The area surrounding the cottage is spectacular with access to walks woods and fields, the kids will love the river and pond for a spot of paddling or fishing, (wellies required). Enjoy the short and pleasant walk along the river to Sidbury mill or watch the local cricket team just a short walk from the cottage. The welcoming local pub and shop are just a 2 minute walk away. The East Devon way passes the cottage front door if you are up for some serious walking. Parking is on the very quiet lane in front of the cottage. Now in our 12th year with Holidaylettings/Tripadvisor. The cottage sleeps 4 + cot.

Send your request for any break and we will give you a quick reply with cost. The agents site will multiply 5 times the daily rate for a 5 day break for example but we can offer better rates by reducing the nightly the more nights you require, just send an enquiry and you might be surprised.

The cottage has a carpeted living room with 2 cosy sofas, a smart freeview TV/DVD and inglenook fireplace with gas burner. The kitchen diner has all modern requirements with modern hob and oven, fridge freezer, microwave, slate flooring and dining table to seat 4. Tea coffee biscuits and milk on arrival are provided as well as many more of the kitchen basics.

2 double bedrooms with plenty of storage. Bedroom 1 has double bed and TV with video. Bedroom 2 has 2 single beds and TV with video.

The modern bathroom with shower and bath is situated on the ground floor with all the things a bathroom requires including soaps creams toilet rolls etc.

Please note that the living room area and bottom of stairs both have a low beam and may not suit persons over 6ft 2ins if you are a little forgetful, although one strike and you soon adjust.

The stairway is shallow with handrails both sides making it easy for young and not so young to negotiate.

There are lots of old fashioned games to play, a novelty for the young ones.

The cottage has a south facing rear garden mainly to patio area with table and 4 chairs, 2 comfy recliners and a bench seat, a delight to sit and relax at any time of the day or evening.

There are buckets and spades and fishing nets for the kids (and mums and dads) to explore the river and pond and Sidmouths rock pools. You may get lucky enough to see a Kingfisher sat along the river on the lookout for fish.

The cottage is surrounded by beautiful open space for children to play.

The availability is generally as follows, 3 night break Friday to Monday, 4 night break Monday to Friday (3 night mid week breaks are charged at weekend rate). 7 night break Sat to Sat, Fri to Fri or Mon to Mon. We can offer stays other than these out of the main season or on a late booking arrangement in peak season making us very flexible for your holiday needs. Getting around

Great bus service should you need it. Train station 6 miles away in Honiton. Airport 10 miles away in Exeter. Lovely area for walking and cycling but beware it is hilly, although the 3 mile journey to Sidmouth is fairly flat along quiet lanes for for first half and then through parkland following the river to Sidmouth.

“Holiday cottage in Devon”

The holiday cottage in Sidbury was very comfortable and cosy and spotlessly clean. Everything we could wish for was provided and it was a very good base for trips out We particularly like Sidmouth . Stephen the owner was very helpful with directions and happy to answer any queries.

“Lovely little place!”

Really cute little place with a cosy living room (two comfy sofas), well-equipped kitchen (including dining table that can seat 4), a very nice bathroom that seemed like it had been done up recently, a spacious double bedroom and a cosy, comfortable twin bedroom. We didn't spend much time in the village as we were often at the house of friends also staying nearby, but the village seemed sweet with a little shop and lovely babbling brooks everywhere. With a car it was about a 15 minute drive to get to the sea. The house had everything we needed - wifi, board games, TV, a very good collection of DVDs, some basic toiletries, teas, cooking oil, and there was even milk in the fridge when we arrived. Steve was really helpful and quick to respond when I got in touch with questions. Nearby is a donkey sanctuary that our friends went to and enjoyed. We visited Coleridge's birthplace in Ottery St Mary and the Royal Albert Memorial Museum in Exeter, which was very good. Also went for a very good (very hilly!) coastal walk from Sidmouth to Beer.
