Beautiful, 1925 Sunbeam Sears house settled quietly in the middle of Catskills Forest Preserve on 1.5 usable acres with private access to West Kill and 360 mountain views.
There are three queen size bedrooms and a large updated bathroom with an Italian style shower located on the upper level.
Downstairs has a large living room with cast iron wood stove, leather sectional sofa that can be converted into a bed, dining room that can sit 6 and fully equipped kitchen with a vintage farmhouse sink, commercial size oven, dishwasher, microwave and a large fridge and a commercial freezer in the basement.
The front porch is screened with a queen size bed and makes a perfect spot for evening hangouts and additional summer bedroom. Listen to old vinyls, and feel the mountain breeze coming through the windows.
The front yard is fenced for pets and children's safety. The rest of the property is large enough to play volleyball, badminton and other lawn games. The barn lawn overlooking the stream and the mountains is a perfect for your yoga/ meditation practice.
During the winter months, you will find yourself less than half hour drive from Belleayre, Windham and Hunter Mountains. After a day of skiing, or snowboarding come back, throw some logs in the woodburning stove, wrap yourself in a blanket, sit and relax.
There are 3 bedrooms upstairs. 2 with queen size beds and one has full size. There’s a full size futon mattress that can be added for extra sleeping space. Seasonal porch has queen size mattress and the sectional sofa in the living room opens to a full size bed. The house can comfortably sleep 6-8 people.
Linens & towels are provided for all rooms.
For adventures ones, camping is allowed on the property grounds.
Cell phone reception is limited to spots where you are lucky get the signal ☺ There is a phone land-line that can be used locally. If you have a laptop you can connect to our very limited in speed and capacity satellite internet to send emails. There are plenty of cafes close by (15 minutes away in Phoenicia, Hunter, Windham) if you want to access faster internet.
Sunbeam Guest House is designed as a quiet retreat place to serve your family, friends, and small (up to 20*) yoga/meditation groups. Vegan/ Vegetarian meals are available upon request. Perfect spot for retreat from the city.

The house is located near to hiking and horse back riding trails down the Spruceton Road. Echo Notch is popular for rock climbing. There are plenty of fun stuff to do in the neighborhood. Summer time weekends are great for antique and yard sale shopping, find your treasures here. Woodstock is only half an hour drive. There’s Worlds Largest Kaledioscope in Mount Tremper, Tubing in Phoenicia, Golfing in Windham or Tannersville, ZipLine in Hunter & Windham, biking on the mountain roads, fishing in many creeks (kills), or sitting by a fire and enjoying the nature.
The property has immediate access to the West Kill for summer swimming (rocky beach with crystal clear water)
You can also bring your bikes, kayaks etc.
There are amazing restaurants nearby: Peekamouse (local american fare), Brios (Italian), Catkill Mountain Chalet ( Peruvian), Sweet Sues (Brunch Pancakes), Cave Mountain Brewery (local brewery in Windham, Chicken run Family Restaurant & Steakhouse, Vasuvio’s, Catskill Mountain Country Store… the list goes on. It’s necessary having your own car to get here and freely move around. It takes up to 3hrs. to here from NYC.
If you don’t have a car:
NY Trailways bus goes from Port Authority in NYC to Phoenicia, 15 minutes away from the house. You can also get to Windham, Hunter, Tannersville. Local taxis are available for you to move around. Pick up by Sumbeam Housemaster is available upon request.
You can also take a Pine Hill bus to Kingston NY (40 min.away) and rent a car – roughly $120 wknd. Another option is taking Metro North to Poughkeepsie (1.5 hr away) and renting a car there - around $30/ day.

I completely agree with previous reviews great place to unwind for the weekend with friends. The day out experience was really nice. (Hiking, water rafting & visting the lil small towns near by. Fire place, while watching shooting stars was simply amazing. Hospitality by Kashka was excellent.. Other facilities are well maintained. Great experience and can't wait to go again..

I came here with a group of friends for a getaway weekend, and it was awesome! The house is big and comfortable. Huge backyard where you can relax and nearby is a little river where you can walk to.
The owners of the house are super friendly and always tried to make you feel comfortable.
Definitely would recommend this to others and I would sure be coming back.

We stayed at this house for a weekend, and it was perfect!!! The house is beautiful, both inside and out! Huge yard space, surrounding the property, on both sides, and an amazingly beautiful creek on the other side...we spent every day hiking (the property is right in the middle of the Catskills, so you're just a drive away from all the mountain trails and waterfalls)...we did Kaaterskill Falls and Bridal Veil Falls, as well as Huckleberry Point...and tubing on the Esopus Creek is also nearby, we had a fun time doing that!!
But the house itself is beautiful...we stayed every night talking, next to the fire, eating s'mores, drinking wine, and watching shooting stars...we didn't want to leave!!!
The house is perfect for 3 or 4 couples, and it's very clean and orderly...it also has a huge kitchen!!
I couldn't recommend it more, please do skip the hotels and come to this house...plus, the owners were so accommodating!!
I can't wait to come back for Fall to see the foliage, and for winter to ski in Hunter mountain and Windham (both just a few minutes' drive away)!! I'm definitely coming back!!

This beautiful home is amazing. We were truly lucky to find this gem of a place. Tranquil and relaxing, could not recommend this place more. The owner is very nice and goes out of her way to make the stay memorable. The Kaaterskill Falls and the Bridal Veil Falls are not to far from the house. I recommend taking the hike to see them, it's breath taking!! This is a 3 bedroom House but, there's an additional bed which was super convenient.

I had a great time! The house is roomy, clean and i loved cooking on the commercial stove. Yes, the shower feels as good as it looks. I had easy access to hiking and tubing. It was relaxing country living during my stay!

I have stayed at the Sunbeam several times - all four seasons in fact! Each time it was memorable and so restful.
Although simple, it's one of the most spacious and beautifully designed houses I've ever rented. The whole area is truly stunning, with the river only steps away; tons of biking and hiking, and the picturesque Pheonicia, Woodstock, Hunter, Tannersville and Windham short drive away.
The owners are generous and kind people, just perfect hosts. Cannot recommend this place enough: should be doctor's orders for all city folks!! Read more
