Description
The property lies at 10km from Orvieto, the Bolsena lake and it's charming villages and Civita di Bagnoregio. Beside there are many nice villages to visit in the surroundings and it lies in a en excellent positioned to visit Umbria, southern Tuscany, Rome and northern Lazio. Siena and Rome are both at 1h30 driving and the sand beaches of Tarquinia are at 1 hour driving (the well known area of Argentario is at 1h20 driving). The highway and trainstation of Orvieto are at 10 minutes driving. The whole property is for private use of the tenant (house, garden and pool are not shared with any other person). So it is a perfect place for those searching a relaxing place for their holidays. It's suitable for up to 4/5 persons (4 adults, 1 child, 1 baby) and has an own garden (completely fenced with entrance gate) with a 8 by 4 meter swimming pool (depth 1,5 meter). The pool area is completely fenced and there is a gate to access it, useful for families with young children or babies. Between the pool and the house there is a gazebo with table and chairs for eating outdoor (view on the pool area), there is also a barbecue nearby to cook. On the other side of the house the there is a covered terrace (can also be used as covered parking area for one car). On the ground floor there are a kitchen, dining/living area, bathroom and a small single bedroom (we suggest for a child). On the first floor 2 bedrooms, one with double bed the other with two single beds. On requests also baby cot available. Both bedrooms have air conditioning. Wi-fi internet connection free of charge available. All the most common household appliances are available (fridge, oven, dishwasher, washing machine, coffee/cappuccino maker, stereo/CD player, DVD player, TV and Sat-TV,...). The property lies around 10 kms from the well known city of Orvieto and 10 Kms from the lake of Bolsena. The trainstation of Orvieto Scalo is 12 Kms far away. If you want to visit Rome and Florence, the trip is of around 1h30. The nearest shops (supermarket and some other) are in village of Torre San Severo (2 kms from the property). More shops and supermarkets are available in Porano and Bolsena (both at 10 kms). There is a big supermarket close to the highway exit at Orvieto, this is open all the days (also on Sunday) until 20h. Nearest restaurants: Il bosco del pesce 1 km far away from the property, Il conte at 2,5 km, Fuorimano at 3,5 km. Other restaurants we advice: Il boccone del prete (close to Porano, very characteristic in a cave), Il corsica and La Palomba in the historic center of the city of Orvieto. Nearest golf courses: Acquapendente Golf Club at 15 Kms, the Golf Club Nazionale Resort is 70 Kms far away.

“Peaceful retreat in beautiful setting”
Easy and efficient booking, good communication throughout. Andrea , the property owner, lives next door and is a friendly and welcoming host but respects your privacy. He quickly resolved a problem with the wifi and cleaned the pool regularly. He even contacted us after we left to return some money we had left behind. Our teenagers loved the garden and pool and we enjoyed the ample outdoor space too which has plenty of shade as well as sun traps. The property is fully enclosed with electric gates to the lane, and gates to the pool which should reassure families with younger children. It is well maintained and clean, with comfortable space for families of 4-5. The surrounding area has many options. We particularly enjoyed Orvieto , Assisi, and Bagnoregio civita. It is easy to take the train from Orvieto to Rome. We did a day trip which allowed us to see some of the highlights. It would be easy to go to Florence too but we had been before. Whether you wish to take it easy by the pool or pack your days with touring, this house offers both options.

“Great Trip”
This vacation was a great trip. A real good Location for families. I travelled with my Family (2 adults + 3 children) and everything was perfect. A very warm welcome. Also the Region, espiacilly Orieto is great for Holiday. Thanks a lot

“An outstandingly equipped villa in lovely surroundings”
Our return to glorious Umbria was enhanced by this beautiful independient villa which was a splendidly comfortable and congenial base to both relax and tour. We are owners/renters abroad ourselves (Kotor, Montenegro) so we were pleased to see the high standards we aim for emulated here in every respect. The house is tastefully furnished and very well equipped with every possible facility and convenience. The gardens were superb with a lovely patio and terrace and lots of shade for dining and relaxing, even a super-luxury hammock and love swing!! The pool was excellent and again well provided with loungers and shade. Nothing was too much trouble for the delightful owners, Andrea and Cinzia, whose hospitality and kindness were greatly valued, They were there when required, but never intrusive. We enjoyed lovely long days by the pool and terrace, and it was such a pleasure to return after a day's hard touring to such a welcoming and cosy base. They have really thought of everything to provide a "home from home" for their guests, and the highest tribute we can pay is to admit there was nothing missing that we provide for our own clients in Montenegro. Only tiny recommendation, guys, is to buy some much bigger towels for your British guests!! The villa is very cool, but given the extremely hot temperatures during our visit, maybe the owners should consider air-conditioning? But these are minor points in a very satisfactory bigger picture. A superb holiday in an exceptinally fine villa, so well placed for Orvieto, Lake Bolsena, Todi, Spoletto and a host of other great hill towns and countryside.
