“Home from home with an awful lot more ...” For us La Mulinella was idyllic,from the thick stone walls and curved ceilings of the house itself to the unique view out of each window.It's rustic charm combined with every mod-con makes for the most relaxing holiday.The only problem for our family of four, children aged seven and twelve was that everytime we left the house all we wanted to do was get back to it!!(if you call that a problem)Ping pong by the pool,hammocks in the shade, a bread/dough maker and last but defeniteley not least a traditional wood burning pizza oven.It is "A little gem" We thank the family for being so helpful and sharing their wonderful home with us...

“Fabulous place to stay,helpful owners,perfect location” This is the second time we have stayed at this fabulous villa. We have always found the owners to be welcoming, extremely helpful and very friendly. The accommodation is finished and maintained to a high standard with all home comforts and the appliances you might require. The upstairs apartment is spacious, clean and very comfortable. The garden and surrounding areas are lovely and once again highly maintained. Even though car hire is a must, For us, the location is perfect. There is a short and pleasurable drive (approx 15-20 mins) to the beautiful shores of Lake Bolsena, where you can spend some time in the medieval old town or relax at different points around the lake.The location of the villa makes it very easy for taking in the numerous sights locally and a little further afield. There is so much to see in this beautiful area of Italy that we are going to have to return!

CHARMING MEDIEVAL TOWNHOUSE WITH BREATHTAKING VIEWS IN THE HISTORIC CENTRE TODI

“Everything expected, and with an amazing view.” Stayed in La Gardenia apartment recently for two weeks with a girlfriend. This apartment meets all requirements: comfortable beds, spacious pleasant bathroom, fresh linen and towels, bed lamps, good lighting over bathroom mirror, power outlet for hair dryer near mirror (and two very good hair dryers), sharp kitchen knives, wine glasses, pleasant roomy kitchen...and a view to die for, even from the upstairs loo! Booking made over Internet, and no problems with payment etc. Carlo, the owner met us as arranged at the Tempio, and graciously escorted us to the apartment, helped bring up the luggage and gave us comprehensive explanations and instructions for everything in the flat, advice on parking our rental car, and sight seeing tips. The apartment is in a quiet location, but only a few minutes walk to the Piazza Popolo, and only one minute to Bar S Maria, where Romeo makes perhaps the perfect cappuccino. We will be back in Todi, and La Gardenia will be first choice for next visit.

“Great holiday for everyone” We were a combination of three families, including grandparent, cousins, friends, including children from 9 - 23 and there was something for everyone. Lots of room for kids to run around in grounds, big pool with lots of chairs/lounges, great outdoor eating morning, noon and night, good kitchen, bedrooms and bathrooms in abundance. Ipod dock and books for everyone. We travelled as far as Rome, Perugia, Todi, Spoleto, etc. Highly recommended.

“A gem near Orvieto” We loved agriturismo Frallarenza, near Orvieto. We were 3 women staying in the "small apartment", which was a perfect size. The owners, Francesco and Serena, have the gift of ensuring your needs are met (and exceeded) but allow you to explore and enjoy on your own, while they tend to the hard work of running a farm. Their kindness, enthusiasm and passion for what they do is apparent.The apartment was enhanced with family furniture and hand made ceramics and weavings by Serena. Enjoying the bounty of the land, such as their newly pressed olive oil, fresh fruit eggs, as well as Serena's treats were a highlight. The house is solar powered, and there was always hot water and heat when needed. (We were there in a warm late October, but the nights and mornings were cool.) Francesco spent unhurried time with us, giving us ideas and maps for our day trips. We stayed for 4 nights, but wished we had more time to slow down and savor Frallarenza. The setting among the groves and the Umbrian hills was magical. Highly recommended!

“Umbrian Heaven” We spent a lovely week this past June at Antico Tabaccaio with family. The villa is extremely spacious. The first floor living room, dining room, and kitchen are enormous, as are a number of the many bedrooms. And, those that are smaller are still quite large. There is also a very spacious second living room area on the second floor. The house has been beautifully renovated, combining its centuries old Umbrian charm with modern amenities, including plentiful bathrooms. The countryside surrounding the house consists of beautiful fields of some wheat-type grain and huge swaths of sunflowers (which, unfortunately for us, were not yet open during our early-season stay there). Panicale is a lovely, classic Umbrian hill town, with several nice and delicious restaurants and piazza with a few cafes with outdoor tables from which you can take in the slow-paced scene. There are a number of food shops where you can get fresh bread, vegetables, cheese, meat, etc. It is a 5 minute drive from the house. It's possible to walk, but it is a good 40 minute, uphill climb. Katia, the villa's owner, lives nearby and enough cannot be said about her hospitality and warmth. She truly welcomes you as family. Her gracious and warm welcome goes a long way toward making you feel at home at the house -- and in Panicale in general. Her family has lived there for generations, she knows everyone, and can help you navigate any issue, arrange a reservation for you at a restaurant in town -- or a home-cooked Umbrian meal at the villa by Nonna Rosanna, who arrived at the house with all the makings for a festive dinner. Topping it off was the chance to help her roll and form the homemade ravioli that was just one part of the meal. It was finished with her amazing homemade tiramisu! The swimming pool was a lovely amenity. The outdoor table and seating area next to the tobacco house was the setting for a candle lit dinner one night that felt straight out of a movie set in the Italian countryside. There are lots of other interesting nearby towns to visit. Day-trips to Perugia, Siena, and Montelpuciano are all within reach. All in all, a beautifully maintained home, in a magical setting, with a host about whom one can't say enough. Fantastico! We hope to return one day!

Lovely old stylish Italian house in a beautiful quiet surrounding

The very friendly and welcoming landlady awaited us upon arrival and showed us around in the house. All you need to cook or wash is available, as are linens. This old house has a nice shielded off terrace to eat outside, and a bigger garden to relax with flowers, fruit and olive trees in it. Inside the rooms and living area are spacious, and it has a nice big bathroom. The hidden road that leads to the house has stunning views. Very quiet surrounding. Still the town is easy to reach; it is not too busy or noisy, it has lots of small shops and museums to visit. We can recommand it to anyone.see more

Beautiful Romantic Villa for the perfect Italian getaway. Non share Pool
Perfection in the Countryside!

Where to start- Polly and Roger are outstanding hosts and it is clear that they love sharing their passion for beauty and comfort with you! Both of them have taken great care to create a holiday paradise both in the gardens and inside the villa. You have complete privacy. We were welcomed with prosecco to celebrate our anniversary trip and wine to get us started with a taste of the region, as well as snacks to tide us over until a trip to the nearby grocery store. The villa has a beautiful pool perfect for enjoying the sun a bit before heading out to one of the many nearby towns for an amazing stroll through history, breathtaking views and a delicious lunch. Polly was great at giving advice on where to go and eat. We went to a different town each day and all were within a 15 minute drive. Welcoming hosts that give you plenty of space, but also happy to talk with you and give you tips for enjoying your time. Can't wait to return again to the villa and our new friends!see more

Good base for rest and Umbria exploration ;-)

Very good location, small village on the top of the hill, 10 minutes from Spoleto. High standard of apartment, kitchen is fully equipped, two bedrooms, two bathrooms, air condition, washing machine, dishwasher etc. The swimming pool could be bigger, but it is not a problem. You will never meet there guests from all apartments at the same time. Half of swimming pool is ca. 2,5m deep, rest ca. 1,5m deep. Surroundings are very well maintained by Nicu, who is very helpful. If you have enough of the pool and sunbathing, I recommend visiting Perugia, Assisi, Spello, Monti Sibillini, Narnia, Cascate delle Marmore, Todi, Orvieto, Civita di Bagnoregio and of course Spoleto.see more

The home is both charming and modern, a great spot for a large group while assuring privacy for all.
