Ballfields Barn is a stunning, detached, contemporary cottage which nestles on a delightful south facing hillside location on the south west edge of the Peak District National Park.A beautiful tranquil rural location, in an area of outstanding natural beauty, adjoining RSPB Coombes Valley Nature Reserve.A pet friendly cottage in the grounds of the owners' property. This incredible location, with amazing views over the picturesque surrounding countryside, is ideal for walkers, cyclists and visitors to the many attractions offered by the wider area.Enjoy its amenities along with the delightful setting, on the edge of a nature reserve and within easy reach of all the riches of the Derbyshire and Staffordshire Peak District. Ballfields Barn is a luxury self catering holiday cottage,and sleeps up to 4 adults. Spend days out walking The Coombes or wander around local market towns and picturesque villages, or visit the wealth of historic buildings, The National Memorial Arboretum the UK's Centre of Remembrance, and gardens such as Biddulph Grange and Dorothy Clive.Well located near the historic market town of Leek (3 miles). The area offers wonderful opportunities to explore the ceramics trail, go geocaching, enjoy adventure and excitement.There are many attractions within a short drive, Alton Towers (9miles), Rudyard Lake and The Churnet Valley Railway , and the Manifold Valley. Ballfields Barn offers something for all including the dogs, with a safe secure garden and exclusive use of a four acre field and a wood. The shower room is beautifully appointed with Travertine marble, a power shower and luxury fittings, there is a roll top bath in the bathroom.The 2 twin bedded rooms have low beams. The beds have pure luxury goosedown and feather toppers and are fitted with quality 100% Egyptian cotton bed-linen, and soft luxurious towels are all provided. The wow factor is the location which offers stunning views.South facing down a sheltered valley, next to farmland and surrounded by wooded slopes.The property is situated 0.8 miles from the A523 Leek-Ashbourne Road, opposite the entrance to RSPB Coombes Valley Nature Reserve.

We live next to the Barn and we are always here to welcome guests. There are electric gates onto the property. We would be grateful if you could telephone us or email or message, to let us know your estimated time of arrival so that we can look out for you and let you through the electric gates onto the property. I will send you information about the electric gates before your stay. We are around much of the time and are very happy to assist you at any time. We also loan you a SAT NAV for your stay if you need one. If you want to go out for a meal locally we are happy to take you and fetch you back.There is an outside socket for your use to top up your car for a small fee.

House rules

We accept dogs but only by prior arrangement. No more than 2 average sized dogs. There is a charge of £3 per day per dog. We require the guest to contact us and inform us of any pets they wish to bring on holiday. We require guests to adhere to the pet Code of Conduct and respect that dogs must not be left alone in the property.

We do not provide facilities for small children eg cot, high chair or stair gate.Guests can bring their own equipment.

“Excellent break in a beautiful location.”

My family and I stayed for a week while unexpected renovations were being undertaken at our home. Isobel (the owner) was welcoming and made our stay stress free. She was kind and allowed our cat and puppy to stay at the barn. The property was meticulously clean and very comfortable with everything you required at your fingertips. The views were amazing and there was the added bonus of acres of enclosed land that our dog and children explored. The cottage is situated a cross the road from coombes nature reserve with wonderful little walks. We are so thankful to have discovered this lovely barn with wonderful owners.
