Description
Acabanes has been placed in the "Top 10 European Family Friendly Villa" category, with the award winning site Baby Friendly Boltholes.
The villa has very flexible accommodation and can equally be enjoyed by a couple or by a large group. The maximum sleeping capacity is 16 plus infants in cots.
There are extensive facilities for all ages and interests, including complimentary golf and infant equipment.

Acabanes is a large, beautifully renovated French villa in a lovely area of the Western Dordogne, close to Bergerac, Duras and Eymet.
It is full of charm and character, yet modernised to the highest standards with extensive facilities, and is situated in a quiet location on the side of a gentle hill with lovely south facing views over the surrounding rolling countryside and vineyards.
Great asset, optional in house chefs offer a range of very affordable dining options at Acabanes. Large groups love having this option. Contact Tracey for more details.
This luxury villa has been designed and equipped for outdoor living, with a large (11x5m) superb heated salt water pool with retractable cover, which means it can be used as an indoor/outdoor pool.
We cater for all sizes of parties and can accommodate both the very young; the elderly; or those with limited mobility/wheel chair users.
Extensive equipment is provided complimentary for infants and young children. There is no need to bring any of your babies or childrens equipment with you which means you have the option of flying to Bergerac or Bordeaux if you prefer.
The villa has extensive grounds of approximately three acres and has 5 terraces and a balcony. The outdoor areas are ideal for general relaxation and various sporting activities for all the family to enjoy. A large sports box is provided for guests.
The covered tiled terrace is ideal for BBQs, with table and chairs provided for 'al fresco' dining or just simply enjoying the views over the garden and surrounding countryside.
Pool and Terraces: The pool and terraces have been designed to produce the maximum space for guests whilst maximising individual space. The 11x5m pool is surrounded by a very large sheltered terrace with many sun beds and parasols. The pool is fitted with a retractable telescopic pool cover.
There are 5 terraces;
1. 5x4m outside the downstairs Lavender bedroom
2. 6x4m outside the Green bedroom with an inlaid giant chess board
3. between these terraces is a timber deck
4. Breakfast terrace for the morning sun which leads from the kitchen.
5. Covered main terrace leading from the kitchen
Atmospheric lighting throughout enables the pool and terraces to be used late into the evening.
The gardens extend to over 3 acres with a fenced lower garden of 2 acres. This large garden is perfect for football with football goals, and rounders. There is also a supersize trampoline, childrens play area, sand pit, Wendy House and boules.
Ground Floor
The focal point of the barn is a vast sitting room measuring 9m x 8m and which is open to a magnificent timbered 'cathedral' ceiling. This sitting room is full of character with the original stone walls and tiled floors. Located within the lounge is an entertainment area which includes a 50in HD plasma TV connected to a DVD and VCR. A championship pool table is also in the lounge area which our guests really enjoy and many tournaments are enjoyed late into the evening. There is a comprehensive Information Area with maps and leaflets. There are lots of board games for all ages for our guests to enjoy.
The kitchen and dining area leads from the sitting room. This area is 9m x 4m with tiled floors and oak fitted units. It also has a large Range Master dual fuel gas oven, microwave oven, dishwasher, washing machine and large fridge/freezer. The dining area in the kitchen can comfortably accommodate 12. The kitchen opens through double French doors, onto a partly covered tiled terrace. There is a Weber charcoal and gas BBQ, and table and chairs on the terrace ideal for dining.
Downstairs the two super king triple bedrooms Lavender and Vert, have adjacent en-suite shower rooms, with exposed stone walls, tiled floors and doors to their own terraces leading to the pool area.

“The best holiday property we have ever stayed in!!!”
We own a property management and rental business in Spain, and think we know a thing or two as to what makes a great holiday home. The fact that we have been renting either one of Tracey's two wonderful houses for the past ten years should speak volumes. Acabanes is extremely well suited to both for summer and autumn rentals, and is perfect both for large and small holiday groups. The level and quality of the properties equipment is beyond exceptional, and caters for every need from baby equipment to mountain bikes!!! We travel with two golden retrievers who revel in the large fenced garden, and wonderful vineyard walks a short distance from the house. We enjoy cooking at home and the kitchen is possibly the best equipped I have ever found in a rental property, however if you prefer to venture out there are numerous restaurants within a short drive. Wine lovers will love the local wineries, many of whom welcome visitors with open arms and offer free wine tastings and vineyard tours, however you may find it difficult to drag your family away from this beautiful house. Tracey is a true professional. From initial contact to departure information she has everything covered, and is always on hand should you require assistance or need any local information.
