Luxury Villa-Farmhouse for rent in Umbria with private use of swimming pool.

The property is on the hills very close to Amelia, not far from Todi, Orvieto and Spoleto. Rome is 45 minutes by train from the nearby town of Orte. La Fontana is a luxuriously rustic Umbrian Farm house that includes a main house, with two traverine bathrooms, beautiful living room and kitchen, and large rooms, for a total of 210 square meters plus one cottage, of 55 square meters with its own bathroom, kitchen/dining rooms and fireplace. La Fontana is set in three hectares of land, or over seven acres. the property was bought April Davis more than 25 years ago, include a 220 organic Rajo variety olive grove, an orchard and the garden, a mixture of Mediterranean and English taste with a variety of flowering shrubs and trees. The property is situated overlooking a valley from a cliff, facing south-west in a lovely sunny spot.

Villa can house max of 8 people

Private Swimming Pool, in house and many activities in town, in Amelia, including riding, tennis, and cultural activities in Amelia, Spoleto, Narni. For extra fee, your stay can be catered by an Italian cook. In November we harvest our special olives, Rajo varietal, supposedly the most rare and tasty in Italy and only found in the Amelia region. Our trees are over 200 years old!

Main Villa

The main villa is laid out on two levels with each room having access to the grounds. This means that one can enter or exit the house in 4 different places which makes the house very easy to live in summer. There are some steps inside the house so it is not ideal for elderly people or people with mobility issues. The grounds sustain a very high quality Olive tree, named Rajo which apparently makes the best Oilve Oil in Italy, (according to the Umbria Agrarian department who monitors these matters).

Response from the owner Dear customers. This client as all other clients signed a lease and left a Euro 500 security deposit. The terms of the lease include the provision that allows us as owners to deduct from the deposit any damages that might be directly attributable to the actions of the lessee. In this case, this client unfortunately left the house with the following damages: 1. One bed was covered in human faeces. The sheets and the mattress had to be replaced at a cost of Euro 165.00; 2. One needlepoint bedspread has blood all over it, and we had to wash it three times, and dry clean it. Cost Euro 40; 3. The entire house was covered with greasy and dirty handprints. It took my long suffering housekeeper two days to clean the house, instead of customary day. Extra cost Euro 130, [cleaning is specified as Euro 130/day on this website and also in the contract]. Total cost of damages: Euro 335, or $445.00 Amount deducted from guest security deposit: $300. Amount sent back to him via wire transfer: $295.00 Please note that all of this was communicated to this guest in writing on July 24th when he left. Dear guests. 99% of people receive their security deposit back. In 20 years this is the first time we have had a clients so dramatically soil a bed that both sheets and mattress had to be replaced. This client had a special needs child, which as much as I wanted to help, did not work out for us, so in future we will require these types of clients with to pay an extra deposit of $500. We truly appreciate your business, and hope to have you all leave satisfied. This client was advised of the damage, and the contractual claim we had for damages, and did not object to it over 4 weeks ago, so I am very disappointed that he wrote this wholly unwarranted review. Given that this house is full of very nice furniture, we are at substantial risk of major loss every-time we rent the property. That is why we rely on you as a client to be careful, and have a security deposit which we access only in extreme cases, and even in this case not at the full cost of the repairs. Thank you for your kind attention, and we wish you a wonderful stay in La Fontana.
