Villa Kipas is fully furnished, with two king size bedrooms - each with ensuite bathroom - a separate living area and a fully equipped kitchen. An extra bed can be provided in each bedroom for a max of 3 guests per room.The living areas can be fully enclosed with Glass Bi Fold Doors. Enjoy the airconditioned dining and living areas, or leave open to enjoy the lush tropical gardens and ponds. A private 9 metre pool and massage bale completes this luxury residence. Walk down the small path alongside Villa Kipas straight onto Seminyak Beach, have a massage, buy from the locals, sunbake, swim, surf or simply watch the sunset. When the sun goes down, Villa Kipas is conveniently located between Jalan Laksmana ("Eat Street") and Jalan Dhyana Pura ("Drink Street"). Our guests tell us it is the little extra's that set us apart. Villa Kipas is fully equipped with all the comforts of home, including fully stocked kitchen, extra large white fluffy towels, abundance of beach towels, BOSE Bluetooth music system, mobile phones for guests use, Cable TV, DVD, Book library, power adaptors, hairdryers, iron and ironing board etc.

Taxis are readily available and cheap, (approx $2 to most places), alternatively we can help you to rent a private car and driver for day trips. Just talk to us or our onsite staff.

Interaction with guest

We are now accepting on line bookings with TripAdvisor, however feel free to email us with any questions you may have. Neil and I are always available to answer any questions prior, or during, your stay. We will also provide a comprehensive email closer to your arrival date with all the information you will require. On arrival, our local Manager - Mr Windi - will greet you at Villa Kipas and complete your in-villa check in. He is always available to assist you with local knowledge, restaurant reservations or booking tours.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Julie (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
