RESTORED FARMHOUSE WITH PRIVATE POOL SET ON BORDER OF UMBRIA AND TUSCANY

Casa Lavanda, is a pretty, restored stone farmhouse set in a tiny hillside hamlet, near the Tuscan-Umbrian Border.

This is hunting country where the fields and forests harbor abundant wild boar and deer - as well as delicious porcini mushrooms in the Fall. It is also wine and oil country, with Umbria producing arguably the finest Extra Virgin Olive Oil in Italy, as well as some fine wines from the vineyards set in the hills surrounding Lake Trasimeno.

A local Italian, English speaking caretaker/property manager is on hand to assist with any questions or local information that may be required. The garden and pool are maintained by a neighbour who lives on his farm in the adjacent village, who will also be happy to let you try (and perhaps buy !) some of his home produced olive oil and wine.

The house has been designed for use during the four seasons, with outdoor sitting and dining areas, complemented by cozy interiors. The interiors have traditional wood beamed ceilings and terracotta floors. The nice open kitchen has a dining table and fireplace. There is a large outdoor loggia with a table for outdoor dining/relaxing and a BBQ.

The house is equipped with a dishwasher, laundry washing machine, satellite TV (with English channels), DVD player, iPod Speaker, portable CD player, ceiling fans in bedrooms, central heating throughout, working fireplace.

The two main bedrooms are located upstairs. One has a double bed and the other, two twin beds, which can be pushed together to form another double bed. These bedrooms share a bathroom with shower upstairs. Downstairs there is a small room (off the loggia) which has a roll-out bed which may suit a small adult or child should an extra bed be needed. Another small bathroom is located of this downstairs room.

The private swimming pool (16 feet x 26 feet) is set on a terrace a few steps above the house. It has entry steps at one end and a constant depth of 4 feet. There is paved and grass areas around the pool to relax in sun loungers and chairs with pleasant views across the surrounding countryside.
