Description

Perfect as a tranquil getaway for small groups or for an extended family, the accommodation is arranged on 2 levels which you can use together or independently - each level having own entrances and shaded portico/pergola.

You can rent the whole molino, or for a more economical rate you can rent just the upper portico level alone (3 bedrooms) which is ideal for couples and has beds for up to 7 people.

Exclusive use assured: we only rent to one group at a time.

Al fresco dining - deck and portico with bread oven, overlooking waterfall. Gentle clear stream with smooth rock pools for bathing.

An ancient mill house, renovated in 1990, making a welcoming home while keeping its traditional chestnut beams, terracotta floors and ceilings.

Free Wi-Fi is available in the house.

Wood burning stoves in living areas, and a supply of firewood in the wood store

The terrain is fantastic for cyclists as well as for walking - and a local service is available for airport transfers, for rental of excellent bikes, for repairs and equipment, guided walks and rides: see www. hikeandbikeitaly. c o m. They can tailor a personalised custom service to individual needs - including organisation, local guides and transfers.

Outside:

Upper (portico) level: portico with bread oven, table and chairs. Sundeck shaded by trees, parasol and supplied with loungers. Overlooks wooded trail, and path to rockpools.

Stream runs alongside, having rockpools suitable for bathing, and waterfall.

Lower (pergola) level has paved pergola with table and chairs outside kitchen.

An adventurous and absorbing location for children, with stream, rockpools, hilly terrain, and abundant fauna and flora. However, please note that younger children will need supervision due to steep drops.

A friendly, tranquil rural location - cypresses and sunflowers, vineyards and olive groves. Beautiful walks, great views - just by walking up the hill from the house.

The mill is located on a quiet access road which leads up the hill to a handful of farm properties.

Located where the foothills of Alpe de la Luna meet the Upper Tiber Valley, it's a perfect base for walking, painting or cycling, and for enjoying the traditional life and cuisine of historic cities and hill towns. Local farm produce is abundant, and you can walk from molino to shops and bars in San Giustino, and to restaurants there or in the next valley or hill. The walled medieval town of Sansepolcro is 5km by road.

The upper Portico unit can be rented alone, or simultaneously with lower Pergola floor: they can be connected by the internal stair.

Exclusive use assured - we do not rent to separate groups simultaneously.

Both floors have original small level changes of 3 steps each between kitchen and living areas. The molino is set into a hillside. We have stayed with very small children and elderly grandparents, but small children will require supervision, and assistance may be required for those with mobility problems.

Upper (portico) level: portico with original bread oven, table and chairs, just outside the kitchen. Pizza-making tools provided, and a supply of firewood. Three steps lead down from the portico to a wooden sundeck, partially shaded by trees, overlooking a woodland trail, with paths to rockpools. The stream runs alongside, and in 1 minute you can walk down to rockpools suitable for bathing. You can also walk up the stream to further secluded rock plunge pool.

Both portico and deck can be used for dining: outdoor tables and chairs provided, and folding sun loungers.

Lower level: Outside the kitchen there is a shaded lower pergola with a table and 2 chairs.

2 off-road parking spaces, additional parking on road.

Waymarked walking trails/ paths in the hills/ mountains Travel by car or bus: From Arezzo to Molino Meocci: Avis car hire outside Arezzo station - a 40 min drive to molino, or Regular buses leave Arezzo (just outside the station) for San Giustino, from where you can walk the 20 mins to molino. Local bus services go to most towns and villages up and down the Valtiberina - but for the more remote spots, take a bike or car.
