Description

Beautiful large house sleeping 10 people comfortably and located in south cliff in Scarborough. Close to the beach and the esplanade of Scarborough offering beautiful scenic coastal walks.

With 5 double bedrooms (3 doubles and 2 twin rooms), two double beds are standard double beds with the third having a king size bed. The king size bedroom tv and one of the double bedrooms is en-suite. There is a family bathroom with bath and shower, the en-suite shower room and a w.c on the ground floor close to the hot tub.

Entering the house there is a large reception hall with sweeping stair case and feature round and original stain glass windows. The kitchen is fully equipped and the dinner and separate dining/sitting room which as direct access to the large rear garden and patio where there is a 7 seat hot tub, seating for 8 people and a barbecue area. There is off street parking on the private drive way right at the side of the house for 3 cars plus parking on the street is free.

The house is just a short walk away from a small secluded beach and is an easy two minute walk to the esplanade where the TV program "The Royal" was filmed and where you can walk into town while enjoying the beautiful sea views and views of Scarborough. In the town centre you will find many bars, shops and restaurants, the Stephen Joseph feature and the spa complex. There is wi-fi installed at the house.

New for 2020, we have installed a summer house next to the hottub with chaise longe inside and table football. Great for relaxing in whilst other guests are using the hottub.

The house is fitted with low energy appliances and LED or low energy lighting throughout every room of the house.

There are buses that run very frequently and the nearest bus stop is on Filey road which is a couple of minutes walk away from the house. There you can catch a bus to town or anywhere on the coast by catching a coast liner bus.

Response from the owner Thanks for the review. I will be replacing many things at the house in November 2021 including the dinning chairs as I agree they are looking a little worn now. Also replacing the kitchen and many other pieces of furniture plus decorating and replacing carpets in the bedrooms.

Response from the owner Dear Susanna and Callum, I think its unfair to leave two bad reviews for one booking (3rd of September and the 3rd of October reviews) and also to advise the house is suitable for stag and hen parties when we don’t allow these type of bookings! You did advise me a day after you checked out on the 29th of August 2020 that you were unhappy with the house and provided me a long list of faults and demanded a refund. Then you were distressed when I did not offer a refund so have really put some effort into the bad review. Most shocking thing for me is that you did not tell me the Nest thermostat heating system had stopped working 2 days in to your stay and took it upon yourself to have a go at fixing it yourself as you said you had 2 “well travelled tech savvy people with you”!!! Your tech savvy people made a mess of it and I then was left with a broken heating system for the next guests on a August bank holiday weekend so had to get an emergency heating engineer to visit who could only bypass the problem until the Nest specialist heating engineer got back to work after the bank holiday weekend. It clearly says on all my correspondence “contact me if there are any problems”! I cannot fix any issues for you the day after you checked out! Hopefully anyone reading your reviews will spot the, in your words “super critical” points you make a reference to and understand that most guests enjoy their stay and have done year after year for the past 7 years. There was also a 5 star review from the same month as your stay! To address some of the more serious complaints on your list and for peace of mind for future guests: Kitchen very poorly equipped, only small bowels and plates available, mismatch of glasses! (This is simply not true, the kitchen is fully equipped with everything you need to cook for 10 people, including lots of large pans, strainers, lots of cutlery, lots of wine and standard glasses, utensils, lots of cups, egg cups, there are plenty of bowels and large plates and small plates, large mixing bowels, plenty of oven proof dishes and roasting trays, large casserole dishes, orange juicer, double oven, microwave and toaster, kettle etc etc! Unless you are baking a wedding cake then I’m not sure what else you would need!) Mattress on the second floor bedroom being uncomfortable. (I appreciate this feedback as I do with any feedback from guests, this mattress was replaced along with the two single mattresses in the front bedroom in December 2020.) Admittedly the front garden does grow in summer, we planted lots of wild flowers in there so we let them die off then strim it all back. It’s a small unusable patch of garden at the front of the house, there is a 100ft long private garden at the back which is maintained by our gardeners for guests to enjoy, with a hot tub and summer house so im surprised you didn’t mention the back garden. Musty / mouldy smell on the second floor landing and bedrooms. Mould on the wall of the second floor double bedroom. (I looked high and low for this but could not find anything and cannot smell anything so not sure what you saw/smell, the stairs carpet was replaced this year so if there were any smell maybe this would have got rid of it. However, no other quest has ever said anything like this before nor since your stay) General cleaning, towels, bath matt, wrong duvet cover, no pillow protectors, dried flower left by previous guests, bins unemptied is unacceptable and I apologise for this. I pay a cleaning company to clean the house ready for quests so if you had made me aware of these oversights on your arrival I would have got the cleaners back to the house straight away to clean anything that was missed and give you more towels and bath matts! I can’t do anything about it after you have left, the cleaners do miss things from time to time as sadly they are human. You paid £2000 for the week in August because you booked through Tripadviser and paid their booking fee, we do not overcharge guests as you suggest! We charge around £230 per night for a large house that sleeps 10 people so £23 per person per night for 10 sharing for a big property close to the beach with private hot tub and garden. For your information and for anyone with the patience to read this long reply to your review to the end, I am constantly maintaining and reinvesting in the house, decorating and renewing soft furnishings year after year. This year the living room, Stairs and landings carpets were replaced, bedrooms decorated, front and back doors re-painted, porch painted, gutters replaced, some mattresses replaced, bedding and towels replaced. It’s a large house with lots of guests using it every year enjoying holidays so there will always be decorating needed somewhere in the house but thankfully most guests enjoy their holiday in a large house close to the sea with private hot tub and large garden with summer house and don’t look around the house for things to complain about after their stay.

“Big, comfortable property with Hot Tub”

Booked this property for family celebration holiday, great location on Scarborough's South Bay, close walk to the beautiful Italian Gardens and coastal walk to beaches. Large, comfortable property with large tiered garden...family loved the large hot tub and summer house. Darren the host, was available via text and prompt to respond to any questions we had, no matter how small or trivial the query may have seemed. Note: due to covid 19, the BBQ has been removed, but we bought disposable BBQ for great meal at the Garden table. Thoroughly enjoyed our stay and would highly recommend to anyone to book this property.

“Good time had at Holbeck house”

Well equiped and clean house for an extended family holiday. Roomy bedrooms and sunny,shady garden. Highs; picturesque area, quiet, 20/30 mins walk to town, 10 mins walk to lovely secluded beach, good access to walking and cycling, large hot tub. All areas of Scarbourough involve some hill walking. As a family of 10 from age 3 - 84 and a 12 year old dog, this wasn't a problem.
