We have been to St. John several times and stayed at the Westin, but nothing prepared us for how amazing and beautiful the view is from Palm Vista.The pictures on the website are beautiful, but the view is even more spectacular in person. Our favorite place was in the pool with a cup of coffee or a cocktail, just soaking in the beauty of the island. Michael was extremely helpful with any questions prior to our arrival and provided great planning info in addition to great recommendations of things to do on the island. The villa had everything we needed and we often preferred grilling out so we could enjoy the magnificent location. The villa itself was beautiful and the views from every room in the house were outstanding, even the upper level shower! It was wonderful to wake up and have an incredible view without having to leave your bed. We spent the week with our two preteen/teen daughters, but it would also be a great place for several couples with the 3 master suites. We had an amazing time and can't wait to return someday soon!

We returned to Palm Vista one year after our first stay. We added a day, booked early and spent months looking forward to our stay. This year we rented a Jeep on St. Thomas, bought most of our groceries and took the "barge" over to St. John. This saved some money and was fun, too. Palm Vista was just as we remembered it and even better now that Michael has added a nice bocce court. The view is spectacular and we never tired of it. Sunrises, sunsets, more stars than you can imagine! Michael is a gracious and friendly host who lives nearby should you need anything. The house is well equipped and comfortable. Modern kitchen, grille, laundry, big shower, HD satellite TV, DVD player, MP3 player, comfortable beds, nice private pool. Very private and near the top of a great hill. We hit six of the dozen or so National Park beaches and swam, snorkeled and relaxed under palm trees with our favorite books. St. John is wonderful. No big cities, no crowds, nice people, good old USa, great food. A bit pricey but worth it. The only thing we missed was a place to go dancing. Be sure to bring sun screen and something to keep the bugs at bay when on the beaches late in the day.

My first trip to St. John and hopefully not my last, in part because of the fantastic villa. Palm Vista is immaculately maintained with the most incredible views on the island. We travelled with our 15 year old daughter and my grown son and his wife. With 3 bedrooms and 3 full baths, we all had our privacy. The bathrooms are large with walk in showers. No nasty shower doors! The villa is built so solidly that privacy is provided for everyone. Everything is new and it's very tastefully decorated. There is a small pool for dipping and the views are indescribable! I looked online at the photos of the villa and view and the pictures do not even come close to capturing this place. Michael, the owner is really helpful in every way to make sure your trip is perfect. How did I get so lucky to have found Palm Vista?

This was our fifth trip and by far the best house we have stayed at. Sitting on the side of this mountain and watching the world go by was heaven. Loved this part of the island, close to town but removed. quiet, well appointed, good beds and linens, good wireless and at&T; phone service. Michael the owner was a pleasure, he was available to take care of minor issues and respectful of our privacy. I hope we have the opportuity to stay at Palm Vista again and would highly reccomend it.

Mike's Palm Vista property is truly a gem. The layout and construction of the Villa is great - plenty of space to spend time together or find a corner to be alone. Lots of attention to detail - great beds and mattresses, beautiful showers, well appointed kitchen, etc. The view is unparalleled - the positioning of the villa on the island affords it a truly spectacular view of both sunrise and sunset. Night sky viewing is great as well - the property is located away from the main areas of the island minimizing "light pollution" for star gazing. Mike is a great host, very accommodating and eager to offer recommendations to make a great trip. You can't go wrong picking this property, and we'll be eagerly looking forward to a future return trip!

We decided to visit St John with my family and needed 3 bedrooms and somewhere with a pool. We chose Palm Villa and are so glad we did - the house was stunning, we couldn't believe it was ours to enjoy for a week. The 3 bedrooms were all really spacious and the views were the best I have had nearly anywhere - we could see 180' angle, with the horizon of the sea stretching the entire way. We enjoyed eating breakfast and having a daily happy hour on the veranda. The pool was small, but really all you needed. The villa is located about 15 minutes from town (Cruz Bay), where the markets and restaurants are - the drive is very twisty, but you have to drive everywhere no matter what, so embrace it! The beaches were all amazing, we visited a few and they were all good. The owner of the villa, Michael, lives right next door to Palm Vista and was a welcoming host.

My wife and I spent the week at Palm Vista with our two kids celebrating our 25th wedding anniversary. It was a great place to stay. The views from the villa were amazing. Everything listed on the web site described the villa to a tee. Mike the owner was very pleasant, and made himself available for whatever we needed. He knows the islands well and can give you great recommendations on what to do.
Great villa, great island, great company. It was a wonderful overall vacation with the villa being a great place to stay.

We stayed a week at Palm Vista and loved it. The house is nicely designed and decorated, and very well maintained. The view from the veranda is incredible, overlooking several bays, and made a perfect spot for eating and morning yoga. Killer sunsets, too. Location is great -- just far enough out of town for privacy and quiet, but close enough to get to shopping and beaches with a short drive. Michael, the owner, is terrific and was very helpful during our stay, including meeting us at the ferry upon arrival and making great beach and restaurant recommendations; and I particularly enjoyed the visits from Shawmos, his super cool dog. Overall, a terrific villa!

We rented Palm Vista in early November 2011, for two couples. I would rent this again just for the views over both Fish Bay and Reef Bay from the east side of Fish Bay, which were some of the best we have found in our 20+ years of renting on St. John. The roads to the villa are good, although the last half mile is an exhilarating zig zag climb up the side of the mountain! The location was relaxing, with no traffic, friendly but quiet neighbors who are full time residents, and a cute dog visitor. The villa was relatively new, and nicely furnished, with comfortable beds. We wondered whether the pool would get enough sun, but it was sunny all day until late afternoon, and sheltered from the occasional winds. The villa has a comfortable and shaded outdoor table on a nice veranda, but a smallish living area and no indoor dining table, although a standup bar could serve as a small table if there were bar stools. Best for couples who want to hang out at the pool. The owner was very friendly and accommodating.

Thanks for your comments....its nice to have experienced St John travelers confirm "the best (views) they have found in their 20+ years of renting on St John." WOW! As the owner it makes you feel good that guests would return...the ulitimate complement. Thank You. FYI, I have just purchased 6 new comfortable swivel bar stools with padded seats and backs and added a back bar. So if guests prefer to dine in vs. al fresco on the veranda dining table, they may. Just so future guests know, the living room dimensions are 18.5' x 13.8'; a pretty good size room that seems even larger with the expansive vaulted ceiling.

Due to Hurricane Irene landing in the Outer Banks, NC, my husband and I had to completely rearrange our late summer vacation. We decided to travel to St. John since we had been there before and wanted the comfort and relaxation of going somewhere familiar. I scrambled to find last-minute accommodations (only 24 hours in advance!), and fate brought me to discover the Palm Vista.
We arrived in St. John at the car ferry dock, and a cheerful greeter met us to show us to the villa. After a fun/adventurous drive, we arrived at the villa and were delighted to find that the home was beautifully appointed, tastefully decorated, and immaculately cleaned. The plunge pool was just the right size for a quick dip after spending time on the patio in the sun, and the huge veranda was in the perfect location to enjoy time in the shade. The kitchen provided everything we needed to prepare meals throughout the week. Last but not at all least, the view was incredible. Fish Bay is beautiful, the Caribbean Sea is majestic, and you can see all the way out to a faint outline of St. Croix.
The only two minor disappointments were that 1.) the bed was a little smaller than we were used to (my husband is very tall/long-limbed). There are two king beds in the bedrooms downstairs, but since it was just my husband and me, we were only allowed access to the bedroom on the main level, which was a smallish queen, and 2.) the eco-friendly a/c in the bedroom required us to stay in there with the doors and windows shut in order to operate. So some nights when we were exhausted and ready to crash instantly, the bedroom was too hot to sleep in, and we had to be shut in there (read: hot and stuffy) waiting for it to cool down. It was fairly quick - maybe a 30 minute wait. I'm only mentioning these things as notes for future guests, not as gripes - we still had an amazing time and loved the villa, hence the 5-rating!Response from Michael Krienik - 09/27/2011

I always learn something from my guests and always appreciate it when they give my villa the top 5 star rating!
This villa rents mostly for all 3 bedrooms, and the regular size queen bed is well disclosed on the site. I will reinforce to the few guests that rent only 1 bedroom, that it is a queen, to avoid disappointing anyone in the future...thanks Susan.
The villa sits high on a hill and consequently gets great cooling tradewinds...which keeps the villa very comfortable without AC. So cooling down the bedrooms with AC at night does not take very long at all EXCEPT in August, when it can get pretty hot on the island.
Because of the breezes, many guest don't use the AC and instead love to hear the sounds of the surf below. But AC can make sleeping more comfortable. So I would suggest this is not a challenge except if you are considering staying in August, then know it will take a little longer for the bedroom to cool down.

We stayed at Palm Vista early in May and it was a wonderful experience. The home is located outside of the main drag of Cruz Bay (10 min drive.) The location is really nice because you are just far enough away to be outside of hustle and bustle yet still close enough to drive down to all of the main restaurants and bars.
Palm Vista is a beautifully decorated, modern home with all the amenities you need. Our group actually cooked breakfast every morning at the home. It has all the dishes and utensils you'll ever need and Island Mike even provided a small welcome basket with essentials such as coffee, fruit, etc. The rooms are very comfortable and have aC which is very appreciated during hot days. If you rent the whole house as we did the rooms are separated in a way that provides adequate privacy so if you are traveling with friends you're not getting into each other's hair which is really nice! The views from the porch are ridiculously beautiful and there's a shallow pool close by to take a dip in the day to cool down from the heat.
Bottom line: if you are looking for a place to relax and unwind and don't mind renting a car to take out when you need a little adventure, Palm Vista is the place for you!

What a great place to spend our winter holiday!
Loved the home! We had a large family with us and the size of the bedrooms was great and the bathrooms as well. We never needed anything as the service was superb and everything that we needed was provided for us. The place looked brand new and was extremely clean.
The view from the the top of the hill is incredible. When we weren't sitting on the patio taking in the beauty around us, we were lounging at our own private pool.
Just a short trip into town for shopping or dining out. Easy to get to the great beaches.
Our kids favorite part was probably going to and from the home. Quite a fun drive up and down the curvy mountain!
We all still talk about what a great trip that was and how much we enjoyed our accommodations. We would definitely stay there again on a future trip to the island.

The tradewinds and turquoise water make you relax instantly from the deck of Palm Vista. I loved the large, outdoor seating and gathering spaces that accommodated our group but it was also nice to have a private entrace to our bedroom. The bed was firm and very comfortable. Our bath was spacious and well equipted. The entire house is very tasetfully designed and decorated. I would return in a heartbeat!
