Description
Two renovated houses, split into 3 units, situated together and let together, with private pool, hot tub, wood pizza oven, additional kitchen, ping pong, WIFI. 'Outdoor' kitchen. Number of overall guests limited to 14, but number in each property flexible as below. Perfect good value option for larger families or groups of small families/couples!
There is a renovated traditional style cottage, and a more modern house conversion, offered together providing accommodation perfect for a larger group, or for couples/small families holidaying together but also wanting their own living/kitchen facilities, yet with space to all eat together. In fact each property is independently equipped but there is also a fully equipped kitchen area under the loggia at the cottage to ensure ease of eating together, and there is a further area beside games area which has BBQ, wood oven and a sink for when you wish to cook fully outside.
HOUSE split into two apartments - one 1 bed apartment with sofabed. One two bedroom apartment with sofabed. Sleeping 5 + 4:
Newly renovated detached property split into two apartments, each with open plan living/kitchen diners with brand new kitchens .
Kitchens comprise oven, hob, microwave, dishwasher, fridge freezer.
Living areas have comfy sofa and TV.
Apartment one has one double, and one large single/small double (120cm x 190cm) bedroom .
Apartment two has one double bedroom .
Shower rooms each have large shower cubicle, basin, bidet and WC.
Whilst all brand new inside , the owner has worked hard to retain character with one apartment boasting beamed ceilings, and each having hand crafted dining tables.

This cottage has been renovated with care, and boasts traditional flooring and beamed ceilings thought .
The owners have worked hard to retain a rustic / original feel to the house, whilst ensuring there are modern facilities. There is beamed ceilings and original flooring throughout .
Enter into property straight into:
Traditional style kitchen diner, with fireplace. The kitchen is equipped with oven, hob, dishwasher, fridge, microwave. Dining table.
Through to living room with comfy seating, tv and dvd wifi
Lobby through to single bedroom and downstairs shower room.
First floor:

Private pool with views of mountains beyond.
Two covered loggias one overlooking pool, with room for guests from both houses to eat together and one with further table, relaxing area and hot tub. NB photos of group eating area not yet taken and still awaiting photos of hot tub.

A little about the area:
Situated on the far edge of the historic village of Gragnanella, just a 5 min drive from the market town of Castelnuovo and 1 hour from the mediaeval walled city of Lucca. The beautiful town of Barga is a 20 minute drive too . This is a pretty village, with no facilities, but Castelnuovo Which is a 5 min drive has bars, restaurants, shops, famous Thursday morning market and to train station for easy exploring.
Despite the village location, there is full privacy at the house and wonderful views over the countryside.
The cottage is a 90 min drive from Pisa and around 1 hr 45 mins from Pisa.

“Beautiful House and surroundings”
I and my girlfriend + in-laws were very content with the house and we had no problems at all during our stay in Gragnanella. The house has a beautiful view across the Garfagnana area. We would recommend everybody to rent this lovely summer house.

“Lovely house, great pool and beautiful views and located in stunning mountainous area of Tuscany”
This was a great house for our family holiday in a lovely and unspoilt part of Tuscany. The pool was beautiful and the loggia great for outdoor living. Situated in a small hill town the house had wonderful views and everything we needed for our stay. A few points to note- there is no garden which you may want with small children; it is situated a long way from the main Tuscan sites so going anywhere takes time-however there is a lot to see locally and Castelnuovo, the nearby large town is charming ; the road up to the village is twisty and the last bit down to the house very steep and narrow- you need to be a confident driver! Finally the house is on a hill and terraced down to the loggia and on to the pool- this is quite steep and not suitable at all for anyone with mobility problems or young children
