Our charming Villa is set in a 13ha property offering a panoramic position with stunning views in a spectacularly peaceful setting in the countryside amidst olive groves and trees in the north-eastern part of Lazio just 3 km from the village Poggio Catino and 7km from Poggio Mirteto. In these typical villages you can find excellent restaurants, bars, shops as well as supermarkets.
Your huge Country House is surrounded by a spacious garden in midst of beautiful landscapes. There is a private swimming pool (15 x 7m, depth 1,20m-3m) with sun beds and umbrellas, outdoor shower, ping pong, children’s play ground, toys, a children swings, little soccer ground, a pergola for outside eating adjacent to the pool as well as a huge garden with garden furniture and a hammock where you can relax under the shadow of a tree.
The rooms are huge and bright, offering antique furniture, original terracotta pavements and a celing fan.
The huge living area on the ground level offers plenty of sofa seating, Flat screen Sky-TV and a camin.
At the ground floor enjoy the bright living room with access to the garden as well as a fully equipped kitchen connected to the dining room with 2 big tables and seats, a big refrigerator, a dishwasher and a camin with a grill (firewood is at your disposal in the garden).
The Villa offers 5 bedrooms with 5 bathrooms next to them. The house can host up to sleeps 14. After reservation please advise how many beds you need in total.
First floor:
1 double Master bedroom with an extra single bed, adjacent studio room with TV and armchairs, a private terrace, air conditioning, a bathroom with bathtub, WC, bidet. You can close your door and have 100% privacy as if you are in a separate apartment in the house.
1 bedroom with two single beds and a double sofa bed ideal for children, a bathroom with shower, WC, bidet and a huge closet to the wall.
Second floor:
1 double bedroom with a double bed, stairs leading to the mezzanine with 3 single beds, a bathroom with shower, WC, bidet, air conditioning. In this room upstairs you have 100% privacy.
Ground floor:
1 double bedroom with a double bed, a single sofa bed, door window to the patio and the garden, a bathroom with shower, WC, bidet.
1 little bedroom with a double bed French size (1,40m), a bathroom with bathtub, WC, bidet, washing machine.
This property guarantees you 100% privacy.
Our house is the perfect place for families with children, 4 or 5 couples or a group of friends, children can move and play free in the property.
We accept pets (maximum 2).
These items are included in the rental rate: bed linen, bath and kitchen linen, changed weekly, water, electricity, gas, air conditioning, use of swimming pool (approx. 30.5.-30.9.), guest information.
Extra:
Final cleaning (except kitchen and oven): 210 euro (cash on arrival).
More than 8 people coming?: we have to ask for 20 euro per person per day for bed linen set and consumptions (cash on arrival).

Private Cook Service including the shopping for local and typical cuisine available on request.
Guests are allowed to collect in season the garden’s abundant produce, fruits and vegetables as well as fresh eggs. Private parking fenced in.
Gardening service and cleaning of the pool is provided and included in the price.
About the area:
The Sabine Hills near the Eternal City of Rome is a unique place to recharge and immerse yourself in nature! This territory is famous for its production of Extra Virgin Olive Oil and still authentic and untouched by mass tourism.
The area is rich in sites of historic beauty with churches and abbeys to visit, such as the important Farfa Abbey, Roman villas, medieval castles. There are excellent rural restaurants and shops with local specialties, hiking trails as well as the Natural Park along the Tiber river for bird watching, boat excursions, running, biking, Nordic walking and horse riding.
Rome can be visited by train in a Day (detailed info in the Villa Info Book). In summer you can join International Music and Jazz Festivals for free.
Main distances: Supermarket, food shops, butcher, bank, restaurants and bars 3/7 km, tennis 8km, horse riding 15 km, Sport-Wellness Center 10 km, Rome 60 km (direct train connections from railway station Poggio Mirteto 9 km, it takes 50 min. to Rome and 1hr 45 min. to Fiumicino Rome Airport).
