Thank you for choosing JP Cottages as your home away from home. We would like for you to give it the same attention and respect as you would your own home. We hope you enjoy your stay and have a wonderful time at the beach.

This is a 4 bedroom cottage and maximum occupancy is 8, which includes total adults and children. There are 3 parking spaces for your rental. (If the number of occupants or vehicles exceeds your limit you will be ask to vacate the property without refund of rental paid.

JP Cottages Rental Policies

• DAMAGE/RESERVATION DEPOSIT- A damage/cleaning deposit of $100 has been collected by Flipkey with payment of rental. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days after departure, provided the following provisions are met.

NO PETS!!!!!! No exceptions.

o Trash is removed (there is a dumpster at the end of the drive).

o Dishes are clean and put away.

o Refrigerator wiped clean (if you have food left that you would like to donate to the local food pantry –

please leave it on bar/counter)

o Stove and microwave wiped clean from grease and cooking spills.

o Floors vacuumed and swept.

o All dirty linens placed in tub.

o No damage is done to cottage or its contents, beyond normal wear and tear.

o No smoking inside cottage.

We know accidents happen; if something is spilled please clean it up as quickly as possible so as not to cause damage to the carpets or furniture. If someone in your party is prone to bed wetting please bring a rubber sheet or some type of mattress protection. It is impossible to sanitize a wet mattress before the next guests check in. Mattress Pads are changed with each tenant so the cleaners will detect a soiled mattress. Please be courteous/considerate to the next guest as if it were you.

LINENS are not provided with your rental – they are optional – linen rates are: $100 for a 4 bedroom and

$70 for a 2 bedroom – You must notify us prior to check in if you desire linens furnished.


• MAXIMUM OCCUPANCY. The maximum occupancy for guest and vehicles is stated above.

• BEACH ETIQUETTE. Please keep our beaches clean - remove all trash, debris and personal items. The Town of Nags Head will be implementing a new policy this year; any chairs, umbrellas, tents left overnight may be removed and discarded. Holes left in the sand overnight or left unattended may result in a fine.

There are no refunds for inclement weather including hurricanes - we

strongly encourage you to check into TRIP INTERRUPTION/HURRICANE

Response from the owner I am so sorry to hear that your stay with us was not up to your expectations. Our location right on the beach is generally what our guest here at JP Cottages find to be the greatest amenity we have to offer. We are approaching the end of our rental season and wear and tear on furniture and appliances may happen throughout the summer season. These issues are addressed each year in our off season when we repair and replace worn furnishings. We are proud of the old nags head style cottages that we offer and can promise a very laid back and simple stay here. The photos offered on Flipkey are a true and real reflection of what you can expect. I personally clean and maintain the units myself, although the glassed in porch may have had a damp feel due to the storm and excessive rain we had at the time of your stay, I can assure there was no mold. I am available daily on site and would have welcomed and addressed any issues you may have had. We hope that any future stays you may have in Nags Head will be more positive for you. Pat

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

You can request to change the dates or number of people on your booking via the Manage your booking page. To change your dates use the Edit booking button. If you need to change the number of guests staying then send Pat (the owner) a message.

If Pat (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
