Luxurious holiday rental property (maximum 6 guests) on 12 acres of land with spectacular sea and mountain views looking out over Clew Bay.

Features

House

3,200 sqft , split level, architect designed house.

4 spacious bedrooms (incl 2 feature bed rooms) sleeping maximum eight, 3 ensuite bathrooms and one main bathroom with electric shower.

Very large lounge with wood burning stove, surround couch, small bar and snooker table.

Direct access from lounge to balcony area looking out over the sea and islands of Clew bay over towards Croagh Patrick.

Modern kitchen/breakfast room/ utility with all modern conveniences.

Dining room with direct access via 2 double French doors onto large patio area overlooking the sea. (The dining room seats 10 )

The dining room when not in use can be used as a study and contains a large antique walnut cabinet with an extensive range of books.

Office with 'partner's desk' and comfortable swivel chair on upper landing level with direct internet access.

Other features include WiFi internet access, satellite TV , DVD, zoned heating, heat recovery/ ventilation, and alarm. All windows are triple glazed and outside walls are doubly insulated to add to comfort and reduce energy costs. The large apex windows (X3) allow substantial solar gain.

The kitchen/Utility contains double oven with grill , built in microwave with warming drawer, dishwasher, induction hobs x2 ( The second hob is located in the utiliy room), larder fridge, under the counter freezer, condenser drier and washing machine.

Location

Rosnakilly is situated on Clew Bay, Westport, Co Mayo, Ireland approx half way between the picturesque towns of Westport and Newport.

The house ('Croibh-inis') is situated on the sheltered side of a circa 120 acres land mass which is 'practically an island'. There is however direct road access over a narrow stretch of land ( ie an isthmus) to Rosnakilly.

The house enjoys a shore frontage of approx 70 metres with its own mooring buoy for those who wish to bring their own boat. At high tide the sea is no more than 4 metres from the front gate and 35 metres from the house itself.

The 12 acre site stretches back up behind the house , rising to a hill ( with breath taking panoramic views, looking South to Murrisk and Croagh Patrick , West to the numerous islands of the bay ,way out to Clare Island and North towards Newport and the spectacular Nephin mountains.

The site then descends back down towards the sea once more where there is access to the shore, and a small secluded pebble beach. Furthermore this area of the site expands into 4 small fields ( ideal for picnics, wildlife, birdwatching and walking ) before converging into a point which juts out into the sea.

This latter area of the site enjoys approx a 1 kilometre of shore frontage with excellent vantage points for rod fishing.

“Cancelled last minute following receipt of my ID”

Very disappointing experience with Anne and Raymond as I tried to book this house for a family getaway with my mother and brothers. The owners suddenly cancelled despite payment in full leaving us without a house for our summer vacation at the last minute. As per the conditions, they require each person to sign a terms and conditions form and send back - which has proved challenging due to the on-going COVID-19 situation and the fact that my family are in different locations and I am working as a healthcare professional. Despite this, I did endeavour to get the forms and communicated this directly with Raymond. The owners did give me a 24 hour deadline to get this information to them (which I did manage to at great lengths following a night shift). I had learnt upon receiving my ID, they had decided they could no longer offer the house to me and that a 24 hour deadline was no longer being offered. They offered no explanation as to why this occurred following receipt of my ID for their change which is particularly strange and worrying. It has been an upsetting experience for me and my family and I have made an official complaint to holiday lettings regarding this issue.

Response from the owner Hi Frank We note the review posted by you, concerning your provisional booking of our house, made on May31st via Trip Advisor for the period July 18th to 25th.The facts we now outline to you: 1. On May 31st via email, after your enquiry, we advised you that the dates you requested were available, and that the booking would be provisional until we received the following documentation: I.   Completed  Booking form II.  Signed Terms & Conditions III. Proof of ID 2. On June 5th we received your contact details from TripAdviser and forwarded you a request for the above documentation allowing you one week deadline to complete same  3. On June 5th we received your completed booking form only (No proof of ID and no copy of signed acceptance of Terms & Conditions received) 4. On June 7th we advised you by email that we had not received the completed documentation 5. We reverted to you again on June 12th as we had not received the completed documentation within the 7-day period provided and as such the booking remained provisional. We advised you that we needed the completed documentation 'before Monday June 15th at the latest'  6. You advised us by email on June 12th that you would forward a copy of your ID the following day and  stated 'let me know if any other info needed ' despite the fact that we specifically requested the signed copy of Terms & Conditions  7. On June 16th we advised you that we had not received the completed documentation and that two deadlines had passed and advised you of the imminent cancellation of  your booking 8. On June 16th we received a copy of your ID but no copy of signed acceptance of your Terms & Conditions. 9. On June 17th we formally cancelled your provisional Booking by email to TripAdvisor and yourself It is quite clear from the facts as outlined above (1-9)  that you must take complete responsibility for the cancellation of your provisional holiday booking. We made it very clear to you at the very start that the booking was provisional and subject to confirmation only on receipt of the completed documentation within one week. You failed to do so despite several reminders. Furthermore, it is disappointing that you use your position in healthcare as an excuse not to return completed documentation. There are others, like myself, who continue to work on the frontline in the provision of healthcare. I estimate that return of the completed documentation would have taken you at most 20 minutes of your time.  Raymond
