VillasDeRosa offers 1,2 & 3 bedoom beach front condos with hotel rooms facing the swimming pool, satellite TV, Cd players, purified water and daily maid services are all included. All bedrooms have private bathrooms, ceiling fans and AC. Each condo enjoys a privare balcony, spacious living area with dinning room and fully equipped kitchen. Directions from the Cancun Airport
To Villas DeRosa
Head to the east (for one mile) when leaving the Cancun airport. Look for highway #307, the only highway running north and south from Cancun to Tulum (actually it continues down through the State leading eventually to the Belize boarder). Turn south (right) on #307 and travel for 65 miles (about 100 kilometers) to the bays of Akumal.
Fifteen miles south into the drive, you will pass the pueblo of Puerto Morelos with one gas station and several `topes` across the hwy. A tope is a bum that will slow down or stop traffic. It is a good idea to keep your heads up at all times for these little buggers as they can tear off your muffler or transmission if you are moving along to fast over these. They will all have signs right next to them and some warnings, but the paint that they paint on these bumps are usually warn off so they are very hard to see for everyone.
Next you will pass ….the fastest growing city in the Americas… Playa Del Carmen. It is 20 miles south of Puerto Morelos with more gas stations, traffic lights, etc. Stay in the center lanes to go through the city, if you want to stop at a larger grocery store, stay in the right lane section and near the end of the city to the southern side you will see a Soriana Mall (almost directly across from Sam’s Club).
Then continue south 12 miles more miles you will pass the golfing community of Puerto Aventuras (with two more gas stations, one on each side of the road). Be careful of the topes on the hwy. near the people crossing bridge.
Finally the last 12 miles will be Akumal. The first Akumal exit you will see is "Playa Akumal" we are located 2 miles further south at the exit at Aventuras Akumal. At this exit, you will see a green road sign above the road that will say ‘Villas DeRosa Resort’. This exit is to your left and you will see the name Aventuras Akumal in green letters on the entrance wall also. You must pass our entrance as you will not be able to turn with the hwy. median, and drive south a bit more to just before the bridge of Bahia Principe where you will find a hwy. turn area. Here you will turn around and head back to the north to Aventuras Akumal.
After finding and turning into Aventuras Akumal (the most beautiful beach in the world) you will follow a dirt road for about 1/4 mile (it will turn 90 degrees to your left and now you will see houses on your right). We are located on the center lots 36 & 37. Look for our signs for our condos / restaurant / beach bar and to the office.

We had a beautiful view of the ocean. It was a nice location and safe to let the kids run around freely. The kitchen came equipped with everything needed to prepare and cook all our meals. We couldn't get alot of channels on the tv but who needs it with such a view and snorkeling right out in front of our condo. We had a great time with the kayakes though the oars were in pretty sorry shape :( Whenever we had a question, needed help or advice Wayne Or Tony were never far away. Also, the bar/restaurant was alot of fun to have so close and it was never too loud, great music played via Sirius radio. Car is recommended for sightseeing, shopping, various restaurants. Great place overall !!

I recently returned from the Riviera Maya and my 6th year stay at Villas DeRosa Resort. In my reasonably priced dive package they included: airport transfers, a comfortable and clean ocean front condo, and an abundance of good food, transportation to the dive sites and some great dive guides.
The common areas, pool and beach are safe and clean. The staff is friendly, flexible and willing to help.

This is honestly one of the best, if not the best, experience I have had in Mexico. Having driven down the entire pacific coast on numerous occasions, staying at Villas DeRosas blew any other restort out of the water.
The beach right outside of our door was beautiful and the water was perfect. The beach is home to wildlife from the jungle and from the ocean. Getting to see around 80 sea turtles hatch was the highlight of the trip. We also got to encounter a sea turtle laying her eggs literally right outside of our porch.
The dive shop was full of great people and caters to everyones individual levels of diving experience. Courses from Discover Scuba to Cenote diving are all available and taught by great tour guides.
I'm ready to go back, and probably will be as soon as I can. 5 stars all around. -

My girlfriend and I did not stay overnight at this hotel, but used them for our Cenotes dive trip. We stayed in Cozumel, and took the ferry over for the day to dive the Cenotes. Aquatech was very professional and family-oriented. After our dives, we had lunch at the hotel and relaxed on the beach. Tony, the manager, was extremely friendly. He even gave us a ride back to the Playa Del Carmen ferry later that day. We got such a good vibe from our 1 day with aquatech that we are planning on staying there for a week. Whether going on a Cenotes dive, or staying for a week, I highly recommend aquatech.

Villas Derosa is a small dive resort in akumal. It's not a big tourist area which I appreciated. The location on the beach is phenominal! The giant sea turtles that crawl out of the ocean at night to next are amazing! We had a nest hatch and had literally over a hundred baby turtles crawling on the beach! The rooms are very nice and the staff do a great job of cleaning them. The road leading in to the resort has a lot to be desired...it's a dirt road with many pot holes...but the resort doesn't own the road so it's not their fault. Over all, if you want a nice, romantic, not crowded getaway, this is a great place. If you are a diver, it's great with the dive shop right at the resort. Our Dive masters were fantastic and if you've never dove the Cenote's it is a must! I will be returning next yeear for sure.

It's easy to find a "beachfront" resort, but not this close! We chose to stay at Villa de Rosa for our family vacation because of its intimate appeal, providing fully equipped condo units that all face the ocean, which really made us feel like we were truly living on the beach.
During the days, the resort tours took us fishing, to the ancient ruins and swimming, snorkeling, scuba diving, and even hiking through the Cenotes. Their knowledgeable staff provided detailed historical and ecological information, as well as current environmental impacts for all of the sights, making these trips both fun and educational.
We loved that we could chose to cook our own meals or order from the resort kitchen, but we could take our meals anywhere we wanted, which was usually on our condo's private beachfront balcony or on the sand, with the ocean breeze and crashing waves. In the evenings, we enjoyed experiencing the sunset over the jungle from the large rooftop patio and having drinks on swings at the beach bar.
Villa de Rosa's features not only provided a safe, fun and friendly environment for our entire family, with small children and grandparents alike, but it also offered the experience of a more intimate connection with Mexico and the native people of akumal. We absolutely loved our stay. After staying at a few places big and small from Cancun down to Tulum, Villa de Rosa is now the only choice for us. My husband and I will stay with them in august and take our family back next year.

Our stay at Villas de Rosa was great. The rooms were kept very clean and walked right from our room on the beach. Rooms/Condos were a good deal for the price. This has been our hotel of choice for many vacations. We are looking forward to returning in June.

Next year will be out third year staying at Villas de Rosa. After stayinat many other places in the area this is the best for us. We love the location The condos are nice with everything you need and clean. The hotel resturant serves very good food at a reasonable price. We enjoyed the Mexican staff and have become friends with them. This is a very safe beautiful place to stay. Sun and water --what more could you ask for? The snorkeling is good and if you want to fish or go out in a boat, ask for Wayne. He can arrange a good day for you. The location is close to Tulum,grocery stores, and historical sights. We do rent a car.

Snorkeling right out front was better than expected--we saw turtles, rays and lots of fish. Kayaks provided by VdR were used by several in our group. Loved the trampoline on the beach--very entertaining watching other folks using that. Beach Bar available as well.
Tony Jr and John (as well as Tony Sr) were very helpful arranging dive trips and transportation for our excursion to Coba (as well as to/from the airport). Reservation process was easy--happy to have paid ahead of time.
During our stay, we took the Sian Ka'an canal tour and the Robinson Crusoe Sail trip, side trips to PDC and Tulum.
Before the week was up we had all decided we would return next year!

In February 2010, me, my wife and kids (1 and 3 yrs) spent 4 fantastic weeks at Villas DeRosa. Big balcony, great view and a gorgeous beach. My kids loved the trampoline so much I thought we'd have to take it back with us to Montreal. Now we're planning our second trip, back to exactly the same place! Love it.

Our Room was on the ground floor and we woke each morning to an amazing sunrise over the eastern Caribbean ocean. About 30 steps and you could get right into the 78 Degree water and spend the day. There is a beach bar that is almost always open with excellent prices. The kitchen is open 8-8 CST and will bring your food to your room, the roof, the beach or the bar; you choose. The food is excellent quality and very reasonably priced. Probably the most important part of all the cool things(Clean rooms, daily room service, bottled water, full kitchen, refrig, separate living and Dining areas, deck, foot wash, etc) this resort has to offer over all the big named resorts, is the family feeling you get talking, eating and playing alongside the staff. Three years ago Tony Jr. taught my wife and son how to body surf. Tony Jr. will help you find the right activity you are looking for, he and other staff have taken us on small non-diving cenote excursions around the akumal area, recommend specific guides for diving, the Coba and Talum ruins and the many different parks around the area. One of our favorites this year was a day at X-Plor, it was $100/per USD, but it was worth every dime. You were able to zip-line, drive amphibian atv's and swim in the cenotes in the park; also all food was included and it was great. It is hard to describe all the great times and things we did in the six short days during this trip, I guess the only way to really know is to pick up the phone and make a reservation. Thanks again to the entire staff at Villas DeRosa, we shall return !

People like us travel around the world on a regular basis. And to find a hidden Gem resort is always a precious thing to tell others about. It’s funny that your review came now. Last night we were with friend for dinner and we were telling them about our stay with you. They are going crazy wanting for all of us to go back down together on Holiday!
Now it seems we have a secret spot we can't wait to go back. We are people that believe that service is still very important part of our stay and we were amazed with the care and service that you gave us.
