    20% down, balance is due 60 days prior t arrival. This site does not have an option to select for 2 months prior to arrival. This is why it says (balance due 3 months prior below). Balance ARE due 60 days prior to arrival, not 3 months.

    Please add one time $195 cleaning/laundering/processing fee to any stay to arrive at a complete total. Nothing else needs to be added to the rates to arrive at a complete total for the rental.

    Please Note: There is a nightly minimum depending on when you travel. Most times the minimum is 3 nights.
    From June 1-Aug 22 the minimum stay is 4 nights.
    For Memorial day weekend the minimum stay is 5 nights.
    For stays that include Easter, Holy Week, Thanksgiving, Christmas and New Years there is a 1 week minimum. (7 nights).
    For all other times the minimum nightly stay is 3 nights.

    No Smoking Please, Accept on the Terrace Outside.

    Must be 27 or older to rent. Family resort.

    20% down to book, balance due 60 days prior to arrival. An additional separate and refundable damage deposit of $150 is also charged 60 days prior to arrival. This is returned to your card within 3 business days of departure subject to no damage.

      Need serious maintenance!

      Granted, this place has a great view (if you're not looking through the windows) and 2 private pools. That's the jest of the good. The property manager, Tim Miller, was very helpful, courteous, and a pleasure to work with during the reservation process and during our stay. However, to bring this place up to the pictures shown, there needs to be some serious maintenance and cleaning. Every air conditioner was filthy dirty and loud. The washing machine leaked so we always smelled mold. Many of the lights were burned out and/or didn't work, furniture was torn/dirty, wood trim was coming off, shower heads and faucets were caked with calcium deposits limiting the water output. Windows were dirty, wood posts on the upper level were rotted, outdoor patio chairs were torn... Location was OK, but far from the main part of town.

      Hello, Tim Miller here. It was very disappointing to see this review come in. After our guest returned back home he was kind enough to share with me details that he thought I should know about. We spoke back and forth via email and I let him know I was very thankful that he had taken the time to inform me of the items he had noted and the professionalism he displayed in doing so. He was a perfect gentleman. I assured him that his kindness would not be in vain and that each and every item would be addressed. I spoke with the owner of Penthouse #2000 about each and every item noted by our guest. We agreed to block off ample time to take care of everything. We remained in contact throughout the process and we expedited this promptly - each and every item and actually several others to go above and beyond. We took our guests feedback to heart. #2000 is an amazing unit and it stays booked almost constantly. Although I adore my manager on the Cancun side for #2000, Arturo, I stressed the importance of taking a step back between bookings. To take the time to be sure ALL details are looked over and that we want only the very best for our guests. The situation was a learning experience for us and we are better for it. My brother and I own a property in this same resort and I rent out a few others such as #2000 for other owners I have come to know over the years. We take guest feedback very seriously and we act on that feedback. Even if the review is good and a guest and I talk and he brings up a thing or two that needs attention we take care of those things swiftly. As of this writing, we have guests in #2000 that have been there for nearly two months now, since Dec 8, 2012. They depart on Feb 10 at which time new guests arrive again that same day which is quite typical. As with all guests, I have been in contact periodically with our guests there now and they have been delighted with the condition of #2000 from the moment they walked in the door. We had a Christmas tree prepared for them and had #2000 looking better than ever before. They have already given me the go a head to return for 2 months next year.       Sew really had a good time here. It is an awesome penthouse! It's a bit of a ways from the party area in cancun but a cab ride fixes that.

      Este penthouse se ha vuelto mi lugar favorito en el mundo, es la segunda vez que me hospedo en el.
      Es un penthouse que se disfruta mucho mas en Verano (junio...) ya que en invierno la brisa del norte hace casi imposible abrir las puertas de la terraza o estar arriba en el deck.

      Entiendo que por la demanda que la propiedad tiene a veces sea difícil darle el mantenimiento que necesita para que mantenga la relación precio vs calidad.

      Oh My God What a Trip

      Upon arrival to the Bellvue Beach Paradise Resort a friendly bellman and arturo greeted us. We had opted for the Wal-Mart run before arrival so we had three big boxes of groceries in tow, but the staff said no worries we will bring it all to you asap. Arturo escorted us to the condo perched atop the resort. When the door to the elevator slid open only one thought came to mind…we have arrived.

      Arturo ran through a few features if the condo and before we could set our carry-on luggage (backpacks) down our luggage and groceries were brought in the door. We had forgot to get ice so arturo vanished and returned promptly to help us get our beverages cold asap. He showed us the cell phone, which is free for guests, and as there were no questions he was gone. Buy groceries as if you were at home, however keep in mind there is no oven in the condo, but there is a blender, stove, washer/dryer combo, phone, alarm clock, and an air conditioner on every wall. The air conditioners will be your best friends, as the floor to ceiling windows allow a lot of heat into the condo in the afternoon, but do not worry they are of good quality and can run 24/7. Suggestion: pull the shades down in the morning before the temperature rises. This will help the fight on your side of the windows. But raise them at night and early morning so you can enjoy the view.

      Walking up the spiral staircase to the third floor of the condo I thought they may be a problem, but the stairs proved to be no obstacle at all. The view from the rooftop is breathtaking. It truly is 360 degrees of unobstructed Cancun. When you see it you will agree that only one word describes it…amazing.

      There are actually two private pools, which are both quite nice. Even though the pool on the roof is only 2.5 feet deep it has a refreshing coolness to it regardless of the time of day. The pool on the second floor of the condo is much warmer, but still is not too warm. Just a suggestion, take a glass of wine to the second floor pool for an evening swim…we enjoyed that thoroughly.

      Other than one dining suggestion I would just allow the staff downstairs at guest services direct you based on your preferences for food. They really know their stuff and most often can give you a coupon for your first round of drinks or a free appetizer to most restaurants. Ask for astrid Garcia, she is simply the best. And don’t worry about the fact that you are not technically staying in the hotel; the staff treats you like family. One suggestion, we ate at JC Captains (literally across the street) the first night and found it to be a great first meal in Cancun. The conch ceviche was unbelievable. I ordered surf and turf as always and would rate it an 8/10. The atmosphere at this particular restaurant is amazing. Dining over the lagoon at 70 degrees…perfect recipe for a great evening.

      Do not get turned off by reviews of the resort. I read enough bad reviews of the resort I was worried about the trip, but I honestly can’t understand how someone would be dissatisfied with the resort. The staff was attentive and friendly, the pool and beach were clean, and the activities were fun. What more could you ask for? The resort is not the royal sands or whatever, but you are not staying at the royal sands.

      I will definitely rent this place again on my next trip to Cancun. I describe the trip with two words…no complaints.

      A little background-After much debate about where to go and where to stay for our family vacation, we settled on Cancun again. This was our second trip in four years. This trip was for 19 people-ranging in age from 6 months to 80 something years.

      Also, let me tell you that in day and age where customer service is mediocre at best, there were a few shining stars during our trip that went above and beyond their call of duty. Starting with Tim Miller. Tim was so patient with all of my 5000 emails to him. I was always asking new questions, and he answered every email, every question and rather quickly. The website was very helpful and chock full of great information (print out the information and take it with you, like my mother did). Tim also mentions Mike and Mike was indeed awesome. We never felt like we were 'alone' in Cancun. Natalia at the front desk provided amazing customer service. She got us on the right buses to the right malls, flea markets, and to atm machines that dispensed american currency vs. pesos. Look for Jose at the bar and Raul for hotel activities and club information.

      The unit itself-Four people stayed in this unit. The pictures shown are very accurate. I have never seen my nieces and nephews or my own kids so much as I had this trip, which was great. We utilized both pools in the unit, all day every day during our week's stay. Early in the morning, I would go to the rooftop deck and watch the beautiful sunrises. From the bedroom window, I could watch the kids on the beach, which was important to me even though most of the kids are teenagers/young adults. The food was good and there was a variety and a different theme daily. The inclusive price offered to the condo units was worth $35 a day and that does include alcoholic beverages. (Lunch in Cancun was about $20) The unit did get warm during the day however, as stated, pull the shades and the a/c would keep the unit cool. Definitely looking forward to returning soon.

      This penthouse was absoultely amazing. There is a private elevator that functions as your front door, truely feel like a rockstar. The views are ridiculously unbelieveable. The place was really clean, and the rooms were nice. The 2 private pools were awesome (this was not necessarily the case with the hotels pools).
      The owner Tim Millar was great to communicate with before we left,and once we arrived the staff was very friendly. I would def reccommend calling Mical (Mike) he has alot of information, and is very helpful. He seems genuinely interested in making sure our vacation was the best, and getting us the best deal. His snorkeling trip was a great experience.
      We purchased the all-inclusive at the hotel, the food was very disappointing, but the drinks and service made up for it. One of the nights we hired the private cook to come to the penthouse, I would def reccommend this option. Francais and her sister were so nice and friendly and made us gormet mexican food. It was not expensive and definately worth it.
      I would not suggest this place if you have small children because of the spiral staircase thru-out the penthouse, but everyone else would be silly not to take advantage of the great deals Tim has to offer, this is 100x better than being trapped in a hotel room. The rooftop penthouse is the only way to go.
