21 reasons plus one for renting this apartment (not enough space - it follows in the other windows below).

1) Perfect apartment for family reunions, anniversaries, birthdays, meetings. It is completely and thoroughly sanitized before each rental.

2) It is located in one of the best, most fascinating and requested areas of the historic centre of Venice, close to everything but far from the crowds. The area is very quiet and there are no problems getting around even at night. The building, known for its architectural qualities, is very silent. Five habitable balconies available. Breath-taking views of the Giudecca canal, enjoyable from seven windows and also from the waterfront balcony.

3) The vaporetto stop - water bus - is located 25 (twenty-five) meters from the entrance. Direct connection with Piazza San Marco - 5 minutes - Lido with its beaches, car parking and station. Also, very convenient for arriving by taxi directly from the airport, port, station or car park. Connections from nearby vaporetto stops - water bus - also with cruise port, parking space at Tronchetto, airport.

4) At 20 (twenty) meters from the entrance of the building, there is a supermarket open from Monday to Saturday, from 8.30 to 20.00; there are other markets and grocery stores nearby. Another supermarket is open nearby 7 days a week, from 8.30 to 22.00.

5) It is possible to reach the entrance of the apartment from the vaporetto stop without passing a single step! Two elevators on the floor available (uncommon service in the apartments in the historic centre of Venice and carrying suitcases up and down the stairs is very often an annoying necessity in Venice). Accessible for people with walking difficulties.

6) There are very few apartments in the historic centre of Venice that have such a large number of beds, bedrooms, bathrooms and that offer all the services, comfort and convenience of this real estate unit, as well as the reliability of the owner, highlighted in the numerous online reviews posted over many years. Furthermore, the price / quality ratio of the accommodation is very competitive.

7) In the historic centre of Venice there are over 300 bridges. The apartment is located in one of the most beautiful areas of Venice and, more unique than rare, ramps are installed in all the surrounding bridges which allow easy overcoming without the need to take any steps. Indispensable to allow bridges to be easily crossed for all those who have difficulty walking or who have to use means equipped with wheels (or even simply for trolleys). It is therefore possible to reach the Accademia and all the Zattere, from the living room of the apartment without taking any steps, where there are several other vaporetto stops to reach any other location, such as the airport or the port, at a very short distance ( about 150 meters). In all other areas of Venice, you have to forcibly cross bridges that don't have ramps. So, think carefully before booking this aspect, which has a great impact during your stay on the movements to and from the chosen apartment.

8) Provided with concierge service (one of the very few apartments in the entire historic centre of Venice). The concierge constantly provides for the sanitation of all entrances, lifts, common areas. Very convenient in case of collection of parcels, of possible deliveries of lost luggage, of help for any need.

9) The apartment has been rented without interruption for more than 10 years and guests have left excellent reviews. The owner is an Airbnb super host, born and lived always in Venice, and provides a lot of information to guests about the city and the apartment, both before and during check-in. It is always available before, during and after the stay.

10) The unit has efficient air conditioning, controlled separately in all the different rooms. All plants are carefully sanitized before each new lease.

11) Equipped with underfloor heating, with separate control for the different areas of the apartment.

12) The accommodation was renovated in the spring of 2020.

13) The apartment and all furniture, linen is completely cleaned and sanitized - according to the required health protocols - every time the unit has been rented. The entrance, the hallway, the stairs and the elevators are continuously disinfected by the concierge. Appropriate approved masks and sanitizing gel dispensers are available to guests in the apartment.

14) In the immediate vicinity there are several restaurants, bars, patisseries, ice cream and wine shops.

15) Special treatment (30% discount) for breakfast in a restaurant with a magnificent platform on the water, 100 meters from the apartment. Special agreements with excellent restaurants, of different levels and menus, in particular near the apartment, at discounted prices.

16) possibility to organize - with direct contact - extraordinary lunches and dinners at home with a super chef (must be contacted well in advance) specialized in typical Venetian cuisine.

There are five bathrooms, four with bath and shower, and hairdryer (very difficult to find an apartment in the historic centre of Venice with such a large number of services). 18) Possibility to organize an early check-in or a late check-out and to leave your luggage free of charge, if possible and by agreement with the property, before check-in and after check-out.

“Charming and comfortable”

We stayed here for 3 nights last month: 6 adults and 3 kids (ages 14, 14, and 10.) The apartment is off the beaten track, so it's quiet. It is about a 15 minute walk to San Marco. The apartment is very comfortable and was large enough for us all to be able to get away from each other if need be, while the front sitting room had plenty of room for us to hang out together and share meals together. It's a very attractive room- high ceilings and full of light from the floor to ceiling windows that can be opened for a breeze. Lots of places for everyone to sit and gaze at the canal out the window and catch sight of gigantic ocean liners that go by in the morning. The wi-fi was heavily used by our group and was fine. The front bedroom is enormous and gorgeous - it appears to have been created out of a library or dining room. The other bedrooms are small but very comfortable, and every room had its own bathroom which was great. The temperature in the apartment was comfortable in mid-June. We only used the air-conditioning at night when the occasional mosquito would drift in if windows were left open. We made our own breakfast every morning and cooked dinner together at night; the 2 kitchens are well-equipped for cooking. There is a grocery store just a few blocks down the road and a fantastic outdoor market near the Rialto Bridge with surrounding shops for cheese, wines, cured meats. There are numerous canal-side restaurants just outside the apartment, and we enjoyed pizza and prosecco at one of them on our first glorious (jet-lagged) day in Venice. Giorgio was very helpful, friendly, and professional. He met us at the water taxi stop when we arrived and showed us around, gave us directions to trattorias and gelato, and arranged for our water taxi when we left. He could be reached easily by email or text during our stay, and responded immediately when we needed anything. All around a great experience.
