21 reasons, at least, to rent this apartment.

1) Perfect apartment for family reunions, anniversaries, birthdays, meetings.

2) It is located in one of the best, most fascinating and requested areas of the historic centre of Venice, close to everything but far from the crowds. The area is very quiet and there are no problems getting around even at night. The building is very silent. Breath-taking views of the Giudecca canal, enjoyable from 7 windows and also from the waterfront balcony.

3) The vaporetto stop - water bus - is located 25 (twenty-five) meters from the entrance.4) At 20 (twenty) meters from the entrance of the building, there is a supermarket open from Monday to Saturday, from 8.30 to 20.00; other markets and grocery stores are available a little further on. Another supermarket is open not far 7 days a week, from 8.30 to 22.00 ((shopping cart available in the apartment).

5) It is possible to reach the entrance of the apartment from the vaporetto stop without passing a single step! Two elevators on the floor available (rare service in the historic centre of Venice); Accessible for people with walking difficulties.

6) Connections from the nearby vaporetto stops - water bus - with all the main destinations: Piazzale Roma, railway station, San Marco square, cruise port, parking space at Tronchetto, Lido. Possibility to disembark with the water taxi in front of the building.

7) concierge service (one of the very few apartments in the historic centre of Venice).

8) the apartment has been rented without interruption for more than 10 years and guests have left excellent reviews. The owner is an Airbnb super host, born and lived always in Venice, and provides a lot of information to guests about the city and the apartment, both before and during check-in. It is always available before, during and after the stay.

9) The unit has efficient air conditioning, controlled separately in all the different rooms.

10) the accommodation was completely renovated in the spring of 2020.

11) the apartment and all furniture, linen are completely cleaned and sanitized - according to the required health protocols, each time the unit has been rented. The entrance, the hallway, the stairs, and the elevators are continuously disinfected by the concierge.

12) In the immediate vicinity there are several restaurants, bars, patisseries, ice cream parlours, wine shops.

13) Special treatment (30% discount) for breakfast in a restaurant with a magnificent platform on the water, 100 meters from the apartment. Special agreements with excellent restaurants of different levels and menus near the apartment at discounted prices.

14) possibility to organize - with direct contact - extraordinary lunches and dinners at home with a super chef (must be contacted well in advance) specialized in typical Venetian cuisine.

15) The apartment has two different accesses - via two stairs and two elevators - and can be separated into two separate units if requested by guests. There are 5 bathrooms (very difficult to find an apartment in the historic centre of Venice with such a large number of services).

16) Possibility to organize an early check-in or a late check-out and to leave, free of charge, if possible and upon agreement with the property, luggage storage before check-in and after check-out.

17) Air conditioning throughout the apartment separately controlled room by room. All linen (superior quality) is provided.

18) multiple very fast internet connections available throughout the apartment.

19) Underfloor heating with control for the different areas.

20) fully equipped apartment with washing machines and dryers, refrigerators with freezer, safety tools, all kitchen equipment, coffee machines.

Giorgio was amazing, so helpful and kind. The apartment was in a great location, perfectly situated by a water taxi stop and within easy walking distance of all the sights of Venice, lots of restaurants and a supermarket. We can't wait to go back!

“The marvelous vacation”

I am really happy to stay in these perfect apartments that are located few minutes to Accademia and a minute to Zattere. It has the full equipment kitchen where we have prepared our New Eve dinner! With white truffles! I have marvelous foto made from the balcony. Many thanks to Giorgio!!!

“Loved this apartment, would stay there again”

We used this apartment as the base from which to visit Venice. Great location to jump on he vaparetto and head off to the rest of the city. Then it was great to come back, have some wine and watch the sunsets. We had six adults and found we had plenty of room. All the amenities made for a great stay. Hope to do it again.
