The great room includes a 52inch plasma HDTV and DVD player. There is also a full kitchen, breakfast bar, and dining room table which combine to seat 8. The large master bedroom has a plasma TV, queen size bed, and private bathroom with a large tile shower, and walk in closet. The guest bedroom also has a plasma TV, and has a queen bed, and a double bed, sleeping 3-4. The 3rd bedroom with another plasma TV has a bunk bed with a twin on top, a full on the bottom and sleeps 3 as well. While all will be comfortable, the 3rd bedroom is ideal for your kids. The guests share a bathroom that features a jetted, jacuzzi tub, and a tile shower. Store your toys in the attached 2 car garage. Numerous off-road trails are nearby.\

A few friends and myself were heading down for a weekend of running with two dogs. I found this condo and they were "dog friendly". I registered online. I got a call a few minutes later explaining that dogs cost extra. $50 for one, $70 for two. At this point I asked to cancel my reservation because these prices weren't outlined online. I was met with hesitation and the cancellation policy. We confirmed.
I didn't know how many friends would be able to get away, so said the reservation was for two, knowing that 6 might be able to make it. Each person costs about $35. I wish I could've just rented a condo and filled it.
When we got there it was evident that it was a "dog-friendly" condo as there was a little more wear and tear than usual. However, after reading the documents I found out that any hair on the furniture or bedding would result in additional fees. No problem, we cleaned the couch as best we could, but I felt a little annoyed by Moab Lodging and Property Management.
First let me thank you for your reservation with us. I'd like to go over a few items and clarify a few discrepancies. We love pets, and are happy to offer a wide array of units that are pet friendly. There is a pet fee to bring a dog, and this cost is outlined in the unit description, the FAQ section, the rental confirmation, as well as our rental agreement. In addition we did call to make sure that you wanted to bring your dog at the associated cost. We are as upfront as possible and want all our guests to be well informed and happy with their reservation.
We do perform per person pricing, which allows us to make our larger units affordable to smaller parties. The per person charge is only $12, not the $35 mentioned. And we are happy to rent condos and let them be completely filled. Simply put in your maximum party size and the condo will be prepared to accommodate you. We simply offer a possible reduction in rate for smaller parties.
Thank you for leaving the condo in good condition when you left, and we'd be happy to host you again on a future trip.

the condo was beautiful, in general it was spacious, clean and modern, with a great patio and firepit. the view from this unit was striking, as we woke to sunshine lighting gorgeous snow-capped mountaintops. The disappointing parts were details, like no toaster, which I found inconvenient for breakfasts, burnt out/non-working living room lamp, so we snacked in front of the tv with either bright overhead or very dim light. The master bed mattress was awful, as I found myself waking off and on through the night pulling to the edge after rolling center. The master bath shower curtain liner had a layer of orange slime on it. When we went to place the bag of dog food on top of the refrigerator we stopped as it was covered with a layer of sticky dust. In the end, I felt it was too expensive after taxes and fees are added on, esp when you can't check in til 4pm, but you have to be out by 11am.
Thank you for your stay and input. We are glad you enjoyed the views and patios, and appreciate the input you've submitted. The unit does have a toaster, which is stored in the cabinets below. We've since moved the toaster to the counter top so that it's easier to locate. The living room actually has completely dimmable recessed ceiling can lights, so you can select any lighting level you'd like. We've had compliments about the master bedroom mattress and this is the first complaint. It is a soft mattress and bedding preferences are unique to each individual. However, we will take you feedback into consideration and look into a possible replacement. As for the cleaning issues, please notify us on your next stay, and we will make it right. Once of the benefits of renting through a property management company is that we are open 7 days a week, and are here to make your stay as nice as possible. Please call us next time! We will locate the toaster for you, and fix/clean any other items that need attention. Thank you again for your patronage, and we'd love to host you again in the future.

My family and I stayed in this unit for a weekend. It was very nicely appointed. The master bathroom was large with double sinks, which was nice. There was just a shower in that bathroom, but in the other bathroom there was a jetted tub and a shower. The bedrooms were all fairly large, especially the master bedroom. The kitchen was well stocked except there was no toaster. There was a washer and dryer which was very convenient. Parking was not a problem for two vehicles because we had a garage and a driveway. The unit was air conditioned, which was a necessity considering the desert heat. We all thoroughly enjoyed the enclosed patio. There was a gas grill and a fire pit. We traveled with our dog. Rim Village is very dog friendly with plenty of grassy areas and waste stations conveniently located throughout the neighborhood. There is a pool and a hot tub available. Just make sure you get the correct entry code. The ones posted in the unit were not valid, but someone was nice enough to let me in. I would highly recommend this unit. I plan to stay at Rim Village again in the near future.

Found this unit the day we were driving into
Moab. Great house with well appointed kitchen, 2 bathrooms, and 3 bedrooms. Washer dryer was a great bonus. We had six adults (my husband and I, his sister, and our three 20- something boys.) The bed setup was perfect for us. Plenty of room for all of us after long days of hiking in the desert. It's a little South of town so you have to drive for restaurants and shopping but that was fine for us. The pool was greatly appreciated after long days in the desert. My only complaint was that they only left a couple of tiny shampoo tubes and body wash (hotel type) and since there was no daily maid service it wasn't nearly enough for three nights and six people. Had to buy more. Bar soap would be better in a place like that.

We stayed at X1 for 4 days over spring break and loved it! Our kids loved that there was a pool and we enjoyed the hot tub as well. We have always camped when we came to Moab, so it was great to have a nice comfortable place to use as our base camp. The condo was very well-equipped with a barbecue and nice outdoor patio, and very roomy inside. It is a quiet neighborhood, with ample area surrounding for dog walking. We appreciated being able to bring our 4-legged family members. It was close to town and the trails also.
By the end of our stay, our boys were already planning our next trip to stay there again!

This unit was a nice condo in a very well maintained complex. Lots of room and sleeping space for our group of 5. When we were in need of hangars and dishrags, they responded very promptly. Would definitely stay there again and recommend it.
