This fabulous 3/2 condo at Camp Warnecke Estates is on the banks of the beautiful Comal River; across the street from Schlitterbahn; an easy walk to the downtown shops, bars and restaurants. The perfect location for your family vacation. This lovely 3 bedroom, 2 bath condo overlooks the crystal clear Comal River. Enjoy Schlitterbahn located just across the street, float the Comal River and get out just steps away from your own backdoor or walk up to the Garden St. Bridge for a soothing 30 minutes of “Cruising down the River” – perfect for the little ones. Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time period, the Rockin' R shop is located only .5 miles away. Enjoy the pool and hot tub or explore the beautiful Hill Country. So many things to do you’ll want to stay forever!

The kitchen with all new appliances, which opens into the dining and living area, is fully equipped for all of your cooking needs! The dining table seats eight and there is room for two more at the breakfast bar. Amazing living room with new plantation shades that provide a fabulous view of the river and is perfect for gathering together to play games or for watching TV, and in the evening the couch folds out into a sofa sleeper. The master bedroom has a Queen size bed and private bathroom. The second bedroom has a Queen size bed and the third bedroom has a full size bed. The guest bathroom is conveniently located near the second and third bedrooms. Spend your evenings on the beautiful balcony overlooking the Comal River after a long day of tubing or just relax and enjoy the amazing view! All linens are furnished.

Only two parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the ground floor. Guests must be 25 years of age or older to make a reservation and must be staying at the property. Guests will also be provided with 8 wristbands (max amount allowed). No pets allowed. This condo has a maximum occupancy of 8 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage insurance up to $1500.

**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time!
