SUMMARY charming apartment, with loft and habitable attic, in a central area of ​​Venice between the most beautiful and elegant near the Accademia in Dorsoduro district, near the most important museums, many restaurants and the main public transport stops. Quiet and peaceful, comfortable for four people, with two bathrooms, air conditioning and Wi-Fi. ACCOMMODATION The apartment is located near Campo San Vio, recently renovated, is on the first floor of an old building with no elevator and only accessible by 21 steps. Even with modern amenities, the apartment is tastefully furnished with classical Venetian taste. And 'formed from the living room with dining area, a small well-equipped kitchen (microwave, blender, kettle, toaster, moka coffee maker, coffee maker, refrigerator with freezer), from the master bedroom and the bathroom. From the living room, with very high wooden beamed roof, go up to the loft, where there is a comfortable studio to relax, and from there to the attic where there is a second twin bedroom and a second bathroom with shower. From the windows of the living room and the master bedroom you have a beautiful and relaxing view of a private garden and the Basilica della Salute. The apartment has air conditioning in both bedrooms and the living room, a washing machine, iron, hair dryer, Wi-Fi, a TV and amplifier Bluetooth for listening to your phone from favorite music. If you arrive with your young child, you will find a cot and toys for him! Bed linen and towels are provided. In the apartment everything is designed to make your stay as comfortable as possible. GUEST ACCESS The whole apartment is reserved for guests who can enjoy it without sharing it with others. Also access from the street is the exclusive (shared only as the owner of the office service entrance).

INTERACTION WITH GUESTS Before your arrival, I send your personal email a pdf file with instructions on how to reach Campo San Vio, where you wait (I or any member of my family) to accompany you to the house. After checking in I will explain the operation of home appliances, I will show you the surroundings and answer your questions. I will be always contactable for every need (my office is on the ground floor beneath you!). On weekdays (Mon-Fri), in the case of early check-in or late check-out, you can leave your bags in my office. For check-ins between 20:00 and 24:00 you will be a surcharge of EUR 30; after 24:00 50 €.

“Nice little apartment in a convenient place”

Accademia, this name of the small, cosy apartment is quite o.k., since you just need a five minutes' walk from the museum and the bridge to reach this hideaway near the lower end of the Canal Grande, Guggenheim Museum and Salute Church. It may not be easy to find, but the kind owner Mattia will guide you to his two-storied flat in the first floor plus the elegant modern attic of an old house adjoining a nice, green back yard garden in sight of the Salute cupola. The flat has its own, separate entrance door from the narrow lane. Inside, you will find the work of a tasteful modern architect using very good, brand-new craftsmanship. Modern, rich and solid equipment is being combined with some nice traditional furniture, originally intended to host good friends only. Coming up the narrow spiral staircase, we found a hospitable welcome set of biscuits and wine for the first night as well as tea and coffee with toast and jam for the first breakfast. For us, having lived in venetian flats at least ten times, the local situation of Accademia was among the most convenient concerning waterbus stops (Grand Canal and Zattere) and outdoor breakfast and other meals. So the four of us did not miss, during our ten day stay (May/June 2015), a dishwasher (not fitting in the small kitchen, which was otherwise perfectly equipped), enjoying all the more, at hot times, the air condition (installed in all rooms and well functioning). Very comfortable beds, quality bedclothes and towels, enough hangers, faultless showers, design cutlery, helpful literature, easy W-LAN and TV rounded up our positive impression. If there were any problems, the friendly owner could be contacted easily downstairs, where he runs his engineering office; we had, however, no reason to resort to his assistance. The high standard of this enjoyable little flat will certainly induce us to come back again.
