Salve Regina is a pretty country style villa Florentine, a short distance from the Chianti town Tavernuzze. It's wonderful position not far from the main roads to Florence, Siena and into the Chianti, makes this a fantastic property for sight-seeing. There is also a restaurant within walking distance. The terraced gardens, dotted with olive and fruit trees, are well maintained. At the top there is a large fenced pool with several sun-beds. From this part of the property there are great views of the surrounding Tuscan countryside. Passing from the pool to the villa, there is a gravel terrace with a pergola shading in large wooden table with benches. To one side is a big stone barbeque and pizza oven. The terrace looks out to the Chianti hills with fantastic views. Going down several steps to the front of the villa, there is another terrace, paved in terracotta and furnished with a small table with chairs and a couple of sun-beds. Inside the villa there is a lounge paved in terracotta. It is simply furnished with a triple sofa and three armchairs. To one side is a large, glass door which provides plenty of light and leads to the garden. In the centre of the room is a dining table with four-six chairs. Off the back of the lounge, up a couple of steps, is an open kitchen dining room which leads out to a terrace covered with a pergola supporting an old vine, this area has plenty of shade and vines across the valley. By the dining table is an open fire place perfect for the cooler months of the year. The kitchen area is open with low units facing towards the dining area, behind are double doors which are directly onto the terrace, this area is perfect for cooking for inside or making a BBQ in the terrace as there is great access to the kitchen when eating inside or outside. A door at the end of the dining area leads to a twin bedroom with en-suite facilities. Entering the room there is a window to the left looking towards the front lawn, there are two singles beds with a fitted double wardrobe including hanging space and drawers. To the right a door opens to a sink and TOILET with a large separate shower in the corner. Wood and metal stairs lead from the lounge to the first floor, which is paved with wood. On the landing there is a wardrobe. This floor has two bedrooms with en-suite bathrooms. The first bedroom has a large double bed, which is composed of two single beds. If requested on booking this room can be made into a twin. The room also has a couple of chairs, double leather sofa, small built-in wardrobe and a writing desk. A large arched window looks out to a fantastic view of Tuscany. En-suite is a bathroom with shower. The second bedroom is a pretty room with a double King size bed. This room has a terracotta floor, and a traditional Tuscan ceiling of wooden beams and terracotta tiles. There are a couple of armchairs around a wooden table. En-suite is a bathroom with shower. This room is beautiful with smaller windows, not as bright as the other rooms in the villa. The fourth bedroom is accessed externally. From the garden some stairs lead up to the first floor where the bedroom is found. It is a very simply furnished double bedroom with en-suite bathroom with shower. There is a wardrobe, TV and a single bed set up as a sofa. Below the single bed are some drawers. This room can be used as a twin if necessary. The villa is semi-detached to the owner's villa by a covered pergola, which the owner also uses maybe tow three times a year. There is a dog on the property, therefore pets are not allowed. The pool is located on one of the higher levels of the terraced garden. The pool area is completely fenced, and surrounded by a hedge. The pool is surrounded by a large, well maintained lawn, dotted with olive trees. On the lawn, on either side of the pool is a wooden bench in the shade of an olive tree. The pool is surrounded by a paved clay sun deck. To one side is a metal pergola covered with cane, shading the chairs below it. There are further sun-beds on the lawn and a large cushioned bed. A small table with a couple of chairs completes the furniture around the pool. Next to the pergola is a small changing room with toilet, the shower is a cold shower next to the pool. The pool is 13 x 6 ft and 1.5-2.2 metres deep. It's open from May to October. Above the changing room is a small paved terrace furnished with a couple of chairs and a table. From this part of the garden there is a fantastic view over the olive trees of the property and beyond onto the Tuscan hills covered with vineyards, olive groves, cypress trees and forests. The owners, and their young family may occasionally use the pool, not in July and August!
