Description

Kirkbeag, an old church converted to a very high standard, is located on the Aviemore side of Kincraig, nestled in the heart of the Cairngorm National Park. It is ideally suited to big family groups. It sits beside the B9152 within walking distance of the village pub & close to Loch Insh Watersports Centre and all the activities available on Alvie Estate. It has a large garden set in forest with direct access to the Speyside Way which provides cycle/walking access to Aviemore (all offroad).

Kirkbeag is situated at the edge of a forest which gives direct access to trails suitable for walking, running or mountain biking for all ages and abilities. The River Spey with stunning views is a 5 minute walk from the house. Regular visitors to the garden are deer, red squirrels, wood peckers and birds of prey.

This house is ideal for families with a love for the outdoors and adventure. You really are spoiled for choice with so many attractions literally on the doorstep - walking, cycling, watersports, skiing, mountaineering, golf, fishing and much more.

Kirkbeag is spacious and ideal for large families -

Master Bedroom with kingsize bed, ensuite shower room and underfloor heating.

Bedroom Two with kingsize bed, ensuite shower room and underfloor heating.

Bedroom Three with double bed.

Bedroom Four with triple bunkbed, (full size double bed and single bed). There is also a separate single pull out mattress which can be made up on request.

Bedroom Five is off the living room which is used as a children's playroom and has a single bed which can also be made up on request. This room also has a supply of board games.

A travel cot and high chair are available on request at no extra cost.

The large living room has an attractive log burning stove (logs supplied), 55" smart TV with Netflix, iPlayer etc.

The well equipped kitchen has a 4 oven electric Aga and a separate 2 ring induction hob for those who are unfamiliar with the Aga style of cooking although full instructions and cookbooks are supplied for this very relaxed style of cooking. There is a large island with seating for 5 and a dining table which can seat 8 to 10.

Sonos 1 wifi speaker and smart TV in the kitchen.

The whole of the ground floor has underfloor heating although this is rarely needed with the Aga and wood burning stove which gives the house a lovely cosy feel.

The large garden has a children's slide, swing, monkey bars, playhouse and sandpit and a large grassed area with football goals. From the garden you have direct access to the extensive forest area which is part of Alvie Estate.

Aviemore and Kingussie Railway Stations are both 5 miles from Kirkbeag. There is a bus stop in Kincraig Village which is a 15 minute walk from the house. Taxis for the area operate for Aviemore. There is a taxi rank in Aviemore at the Railway Station.

Had a fantastic time at Kirkbeag, the rooms were very spacious with nice furniture and decor. The facilities were excellent and the location was great. I would definitely recommend.

“Highly Recommended!”

Kirkbeag is a super place for a family get-together: spacious, very clean and very well equipped! The garden area is excellent too, though reinstating the gate would allay fears of small children wandering on to the road. The woodland setting afforded delightful sightings of red squirrels, woodpeckers and deer. The showers lose almost all pressure if another turned on, so advisable to use one at a time! Upstairs creaks loudly with every step taken. These minor issues aside, a great place!
