Ideal for couples looking for a romantic short break or those looking for a weekly "chill out" in the heart of The Yorkshire Dales National Park – Strictly sleeps 2 adults – Secure rear shared lawned garden with guests of Prospect Farm House - Private off road shared parking for one vehicle with guests of Prospect Farm House on gravel drive adjacent to the property – No Smoking or Vaping in the cottage or shared garden areas and no Candles or naked flame products to be lit in the property - Sorry Strictly No Pets!

Set in the heart of the Yorkshire Dales National Park between Leyburn and Hawes and situated in the grounds of Prospect Farm House this modern converted barn, with exposed beams throughout, enjoys extensive views over the Dale from the rear of the property

Prospect Barn is maintained to a 4 star standard and is extremely well presented with quality fixtures and furnishings of a high standard having oil fired central heating throughout the property to ensure a cosy and comfortable atmosphere is maintained throughout your stay

Level throughout being ideal for all ages - Entrance directly into modern fully equipped dining kitchen - Internal French Doors lead into a spacious lounge furnished to a high standard with colour TV and Sky package and complimentary Wi Fi - Hallway to separate bathroom with modern shower cubicle, rolled top bath and WC - Hallway to Master Bedroom with option of a King Size Bed or Twin Bed (Two Single Beds) configuration (Please advise at time of booking) being tastefully furnished and having views over Wensleydale

Local attractions include Aysgarth Falls, location for the Kevin Costner Robin Hood movie, Bolton Castle recently featured on TV in 'The Dales' fronted by Ade Edmundson and the Wensleydale Railway heritage line running from Redmire to Leeming Bar with the occasional steam train rattling the lines!

Being rural Public Transport is limited to access the area requiring the use of a car to find us but once there the roads are well made, but can be challenging - community transport, vintage buses, and the Wensleydale Railway offer an opportunity to experience a trip around the area the 'Old Way'

The drive, rear garden, BBQ's & garden furniture are shared with guests of the 'Farmhouse' please be mindful of their needs - No Smoking/Vaping in the garden areas

Cyclists: There is no secure storage for Bikes on site and under NO circumstances are they to be taken into the property

Due to 'After Rental' issues with TV's & associated equipment we request that guests do not dismantle the TV & Satellite installation or attach their own 'Tech' hardware to the system - Rectification charges apply

“Great barn - when there's electricity”

A really lovely barn; beautifully converted, spacious, well equipped, very comfortable, wonderful views and centrally located in the Dales. We were so pleased when we walked in – the photos online don’t do it justice. Whilst it is clear that the wi-fi is subject to connectivity from the adjacent main house, do be prepared to only be able to connect in the barn’s kitchen and close to the window. Luckily, the village had good 4G coverage. The major problem we experienced (and why the barn didn’t get 5 stars) is the inadequacy of the electrical power supply - the barn is totally electric. We had 4 occasions when the power went off in the mornings, at breakfast time. The owner was initially very helpful and came over sometime later on the first 3 times and ‘re-set the smart meter’ which ‘appears to be the gremlin’. (quotes from his text messages). However, the 4th time, he says he didn’t receive the text I sent (although my phone shows it delivered). This was the morning we were leaving and so we just packed up and went – without any breakfast. The real irritation on this 4th occasion is that there is an inference that I was lying, as the owner claims, in an email to me, that everything was up and running when he went over there later. He also says that he is ‘not responsible for the power outages, as inconvenient as they were’ and he is ‘of the opinion they did everything expected of them in the circumstances.’ The bottom line, as their customer, is that I expect to be able to use the kitchen, have heating and hot water in a self catering property. One evening, there was a total power outage in the village for 4 hours; this was absolutely nothing to do with the barn, but I checked with the power supplier about the other times and they assured me there had been no other problems. The owner, however, has blamed them and said that he is not responsible and would not consider any gesture of goodwill for the inconvenience we had. So, if you choose to stay here, be prepared for the power to go off!

Response from the owner Initially I would like to thank these Guests for their positive feedback on what the 'Barn' as to offer as a Self Catering Holiday Barn Conversion which generally mirrors that of previous Guests who have stayed with us and I would request that you keep this at the forefront of your thinking and decision making when considering the 'Barns' suitability to meet your needs Regrettably these Guests, during their stay with us, experienced unprecedented National Grid Power Outages coupled with Grid Phase Outages to keep the Village on line as the Power was moved between Sub Stations to effect repairs to the Main Overhead Supply Cabling damaged by recent storms, this subsequently being confirmed by our Energy Supplier from the data recorded on the Smart Meter Sim Card following my requests to have the Meter inspected for a fault I am sure the greater majority of Review Readers will agree that National Grid Power Outages, due to storm damage, are inconvenient at anytime and certainly when on holiday but I can only reiterate that they are out of my control but I am pleased to report that subsequent Guests have been in the property with out any Power or Wi Fi issues since the repairs to the Overhead Supply Cabling have been undertaken by the National Grid NDO Therefore, I would ask all future prospective Guests to overview all reviews for the property to determine if the property suits their needs and rest assured that should any issues arise during your stay with us I will respond with support as confirmed by these Guests and previous Visitors to the 'Barn' ... but I can only do what I can do!

“Comfy Barn in West Witton”

West Witton was the perfect place for our four day break in the Dales, used it as a base to complete the Six Dales Trail and take in the surrounding walks and scenery. This area never disappoints, so much to do and see - the barn was clean, comfortable and well equipt for two people, lovely garden with splendid views across the valley and all the basics were there. The Wensleydale Heifer was superb for evening meals and Berrys Farm Shop (just a mile down the road towards Asgarth) serve a lovely breakfast. Would recommend.
