A spacious Loft space at the top of the stairs is furnished with a Queen Futon Sofa, a TV, and a PlayStation Console. The Living Room has a Sofa Sleeper, a flat screen TV and DVD player, and a cozy, gas-log fireplace. The outdoor private patio has picnic furniture and a gas BBQ Grill. Full washer and dryer are provided in a separate laundry room. Topping off this great condo is a double garage, providing secure storage for vehicles and all of your toys.

Moab was great. The place was ok. The parking was awful for us because we had three full size pickups with trailers. We noticed the first night that there is no security lighting any where in the complex. Just a little light on the sign saying clean up after your pets. The place did sleep twelve but the hide a bed int the couch was awful to sleep on and was full of crumbs and wrappers when we opened it the first night. Just a few details that might help others decide.

We could not have had a better experience at this accommodation. Everything was very clean, comfortable and more spacious than it appeared on screen. We had a gorgeous view of the Moab red rocks and simply did not want to leave. We also took advantage of the outside BBQ setup. It was a bit cold for the pool, but we would have used that too in a different season.

We enjoyed our stay here very much. The unit was comfortable, well decorated and well stocked. The location at the edge of town was perfect and we enjoyed having the pool/hot tub just a short walk away. The patio was well set up and we enjoyed time out there as well. We would highly recommend this place and plan to return!

The condo overall was nice. I have stayed at this location, not this unit, but the complex before so I new the units are nice. My problem with this rental was with the service received, and the price of the unit. It was extremely overpriced! We booked this condo online and it was originally going to be myself, my son, my friend and his two daughters. Close to the trip another friend decided to come along and bring his two boys. Since the condo states to sleep 8 I figured this would be no problem. I emailed to let the rental company know and they seemed quite upset. They stated that there would only be enough bedding for the original number of people. I stated that these others would be coming and an addition charge was placed on my cc without first informing me of what that charge would be. They claim that it was for additional cleaning. Really, $90 to clean one extra bed? ( my friend and his two little boys shared a king). And I am upset that they state that there would only be bedding and or rooms to accommodate the 2 adults and three children. They didn't asked if we were a couple and were going to share a bed, which I had no intension of doing. I ended up sharing a queen size bed with my little boy. So how is it different if I would have had the master with the king and my son in the queen by himself, vs he and I sharing a bed and my friend and his boys sharing a bed? There are 2 beds used either way. The to top it all off, it is expected that we stripped the beds and cleaned everything up, emptied the trash...when they charge an enormous fee for cleaning!?! So even though the condo itself was nice, the service left a bad taste in our mouth.

We rented this home on Labor Day weekend and found it was perfect for the two families! It was spacious and laid out very well. Loved the decor! Plenty of outside seating on the patio. The master bedroom was great, large and lots of space to spread out and not feel cramped! Enjoyed the pool and hot tub after lots of hot, dry hiking! Check in was simple and nice not to have to stop and get keys! We all really enjoyed staying here and can't wait to come back!

It's a beautiful property but like all rental properties, there are exaggerations as to sleeping capacity. Beware--count the beds, not what was advertised! My family and I were 11 adults and sleeping was really difficult for 11 even if it claims to be able to sleep 12!
Never had any communication with the management. Didn't know where to check in. Don't know if the lockbox key is ever changed between guests. Never understood what the keys on the counter were for. Never got the garage keypad code.
Still, we enjoyed our stay and would do it again if we were ever in the area, but with less people in our party! Read more

It is important to note that this unit does sleep up to 12: King in the Master (2), Queen in the 2nd bedroom (2), Full (2) twin (1) twin (1) bunk beds in the 3rd bedroom, Queen Futon in the loft (2), and a Sofa Sleep in the living room (2). You booked online directly through our website which has a detailed list of every bed in every unit, so there are no surprises. It can definitely sleep 12, but 11 adults would be a tight fit. It may have been wise to split this party into 2 unit for comfort, which we would be happy to help you with on your next visit. But this unit does provide a great option for large parties who all want to stay together in one unit. Your response on communication is confusing. You booked on April 20. We sent you check in paperwork and a confirmation the same day. On April 24 you acknowledged receipt of your check in paperwork and sent signed copies of your rental agreement. All information was sent to your email address within hours of booking, and contained answers to all the above questions. We pride ourselves on good communication with our guests, and will continue to provide that. We have a very smooth check in process that includes detailed maps and instructions in every check in kit that is emailed to our guests.

Condo was clean, spacious, close to town and easy to find. We had 3 families and kids, plenty of sleeping and eating space. Master bedroom is on the main floor, with additional bedrooms upstairs. Pool was a nice welcome at the end of our hot day of horse back riding, river rafting and Nat'l Park sightseeing. It was the perfect place to have loved ones all under one roof.

This condo was great for a large group of people (we had 12)who were out and about to explore Moab. Still felt large enough that everyone wasn't in everyone's way.
Well furnished, cute decorations, plenty of coffee pots (3 for our group, which was well appreciated!), comftorable beds.
Can't speak about the pool or hot tub as we did not use. Has games and tennis rackets!
Only complaint is that it is a bit of a drive to Moab. Not that long maybe 10 minutes or so, but turned out to be a little bit of a pain given that we had 12 people with different activities that each person wanted to do and limited availability with cars. May work better for familites and group with more cars--but over great stay!

Family trip to see the National Parks in az., NM., Co., and Ut.. Granny, Grandad, 3 Kids plus spouses and 4 grandkids (11 total). The Moab condo was very nice. Accomodated our group with no problem.
Location was fine. Good access to arches, Canyonlands, Co. River, and downtown Moab. All specially enjoyed the pool after long days of sightseeing and taking pictures. Would recommend to anyone planning a trip to the Moab area.

We actually ended up here on a fluke because we were asked to give up our original condo on the main drag due to a movie crew needing it. Turned out to be the best thing that could happen. This condo is huge and extremely clean and comfy. It had everything we needed and was very close to all the surrounding parks without being right in the middle of town. It's only about 10 min drive to get into downtown Moab as well.
The outside patio and fire pit was terrific after a long day hiking to just kick back and relax.
I will also add that we locked ourselves out one night and the rental place was kind enough to come out and get us back in at a late hour. Although that patio was comfy enough to sleep on!
I've used this rental company before and always have a great experience.
