“Perfect Covid -19 Sanctuary on Condado Beach”
I recently returned from a 12 day stay at Condo 5A, Stella Maris Condominium. It's a great place to stay if you want to avoid exposure to the virus. Key points: Self check-in and checkout, no c… More

Response from the owner I am so happy that you enjoy your vacations at my place on the beach. I appreciate your feedback and conversations on Whats App. I agree that personal safety, convenience and comfort are very important to visitors new and regular to the Condado Tourist area of San Juan.

“Stella Maris Apt. 5A Absolutely Unbelievable!”

Response from the owner The name attached to this review is ‘Casadesjn’s. The writer of this review did not book this property on this site. The reviewer did not reveal his name on the review. Trip adviser representatives revealed his name to be ‘Gary Naples’. Gary Naples, in this review mentions ‘my husband’ throughout the review. I have an email trail with dates and times of all correspondence with Gary. I have included quoted conversation in this response. This condo was booked in August, 2015 by Gary Naples. The reservation was held, with a deposit, until the guests arrived in February, 2016. This condo was thoroughly cleaned and checked by a cleaning lady who has cleaned condos in the building for over 25 years. She had an assistant during the cleaning of the condo. She sent me photos of the condo after she had finished cleaning prior to the entry of Gary. Gary indicated to me that his arrival time would be around 3:00 P.M., Jan. 31st, Sunday evening. I was concerned because he was not observed arriving on that day and he did not send me a courtesy email or call me to notify me of his arrival. He did not respond to me when I called his cell phone number. I notified my on sight representative/cleaning lady early on Monday morning about my concerns. She agreed to check to see if the guests arrived safely and that everything was okay. She was scheduled to clean the adjoining condo unit on Monday morning. She encountered Gary leaving my condo at about 9:00 A.M., Monday. She greeted Gary and his companion. She called me immediately to report this encounter and express concerns about Gary’s behavior in response to her greeting. She said that they turned away from her, she believes, in an attempt to avoid her in the narrow passageway. Gary did not express any complaints about the condition of the rental unit at this meeting. She observed that Gary had no luggage with him at the time. Shortly, after this encounter, I received an email from Gary stating that he was staying at a hotel. He expressed his displeasure with the condition of the condo in the email. I asked him, in the email, why he didn’t report his concerns to the cleaning lady. He responded: ‘And, I do recall running into Marion.’ ‘meeting with her is pointless. I’ll send you the pictures.’ Feb. 1, Monday, my response: ‘Marion is my go to person on site. If you have any complaints you MUST deal with her. It is very important that you meet with her because you have made complaints against her and me. I take your comments very seriously. Marion and I have the right to defend against any of your comments. You need to prove your case.’ I also questioned him why he was seen leaving my condo on Monday morning if he was staying elsewhere. His response: ‘Marion saw us at the condo because we were getting pictures.’ Gary insisted that I refund his payment for the rental. I told him that I could only do so if he would meet with the cleaning lady in the condo to show her why he was unwilling to stay in the unit. I asked him to return my set of keys after he had met with her. He said that he would return the keys after he completed his trip and insisted that I refund his payment ASAP (without returning the keys). I sent a number of emails to Gary to encourage him to meet with the cleaning lady. He would not. He sent me photos that I did not request. It was reported to me, by concerned residents of the Condominium, that Gary was seen entering and leaving the condominium property after he informed me that he was staying elsewhere. He was observed on the property both on Monday and Tuesday. I was strongly advised by concerned Condominium residents to ‘do whatever it takes’ to get my keys back due to Condominium residents security concerns. The email communications, back and forth were unending. I kept urging Gary to meet with the cleaning lady. I finally got him to agree to mail the keys to me and I would return the payment to him. He never met with the cleaning lady. I sent two independent observers into the condo to check the conditions. One person is a nurse on vacation in Puerto Rico, the other a maintenance person. I asked them to take photos and report any unsanitary conditions and needed repairs. They reported no ‘ less than pleasant odors’, that the refrigerator was clean, clean floors, no blood, no insect remnants, no food in refrigerator, no spill remnants on surfaces, no male underwear, no dangerous situation, no furniture falling apart, etc., etc. The 18 K (large) AC was blowing cold air. They sent photos to me. It appears that the photos that were posted by Gary were staged and/or manipulated. This condo has regular maintenance and general upkeep. The cleaning lady reports all maintenance issues to me and they are taken care of immediately. Several inaccuracies in the Gary Naples written review: The condo was reserved in August 2015. The photos were taken on Monday morning before Gary contacted me. The photos were never requested by me. I was not contacted ‘immediately’ upon their arrival. I was contacted the day after their arrival in San Juan and after the cleaning lady went to meet with Gary. I insisted that they meet with the cleaning lady on Monday, immediately after Gary contacted me, not three days into their vacation. The elevator was out of order for a short period of time on Monday, not on Sunday (the date of their arrival). I was not under any obligation to refund any payment for this reservation. Gary N. was not willing to cooperate with my onsite representative in any way. Any photos that were taken, without my representative present, were not witnessed and cannot be considered valid. I never requested any photos as stated by Gary in the review. I had to turn down many other inquiries to ‘hold’ this reservation for Gary. The condo remained empty for the duration of Gary’s reserved dates at a loss of income for me. This kind of experience is new to me. The majority of the guests who have rented my condo are honest, cooperative, trustworthy and respectful of my cleaning service personnel and me. I am unable to upload the photo of the receipt that Gary emailed to me for proof that he was staying at the Marriott Hotel. It appears that he stayed at the Marriott Hotel for ‘free’ using the ‘Marriott Rewards’ points. It also appears that he was only responsible for the payment of ‘tarifa’ (tax) in the amount of $152.00 for his hotel stay. I believe that Gary and the ‘husband’ had no intention of staying on my property but wanted to keep the keys so that they could enter the Condominium property. As long as they kept the keys in their possession, I could not rent the condo to someone else. I believe that they may have booked the reservation at the Marriott Hotel prior to their arrival in San Juan. I believe that this was a ploy in an attempt to get out of the commitment with me in order to enjoy a ‘free’ stay at the Marriott Hotel.
