Description
36 farmhouse is a beautiful independent country house at 800 meters (half mile) on the sea level and 14 km (9 miles) from Cortona. It is surrounded by forests of oak and chestnut trees, while the terrace fields that rise toward house are full of hazelnut trees, olives trees, walnut trees and fruit trees. All the fruits, totally biological, can be collected and eated by guests of the farmhouse. The silence, the views of the wooded ridges, the air crystalline, the scents of the forest, creating an almost surreal place to relax and unwind.
The renovation, completed in June 2011, is designed to offer maximum comfort to guests, inside and outside, while retaining the original architecture of the structure. The bedrooms, which are characterized by pleasing color combinations, offering King-sized beds and the en-suite bathrooms are spacious and bright. The covered terrace, outside the main house, is furnished with tables, chairs and comfortable sofas.
The heated pool, located on a natural terrace overlooking the surrounding valleys, is embellished with a slope of flowering shrubs. The night lighting, meticulous care, makes the environment very evocative and enjoyable even at night.
The geographical location is particularly strategic to many important tourist towns in Umbria and Tuscany (Cortona, Lake Trasimeno, Perugia, Montepulciano, Pienza, Assisi, Siena, San Gimignano, Florence).
For lovers of hiking is possible, by booking in advance, organize a fun-filled days with expert guidance, as well as guided tours to the cities of art and wine cellars in the area (Tuscany-Montepulciano-Montalcino).
Also on request we can organize cooking classes with nice dinners, ceramic and painting courses.
Inside the house there is a small cellar stocked with wines and extra virgin oil from Cortona area.
The arrival of the guests is welcomed with a small buffet of typical Tuscan salami and cheese, fruit, wine, soft drinks, cake.
The budget also includes linen and towels for the house and the pool. There are seats for children and child bed. There are also toys and a little library for children and table tennis.

“Great vacation home!”
Spent a week with the family in this house. We really enjoyed our stay. The house has great standard and is really spacious. Beautiful garden and pool area. The place is remote so a car is probably needed. Gracia and her family were incredibly helpful and kind in providing tips and responding to any questions we had. This place is much recommended!

“Stunning villa, gracious owner”
A group of 10 of us arrived for a week's stay in late July. The villa with 5 double en-suite bedrooms (all air conditioned) is immaculate. The lounge area and dining room are lovely but unused during our stay. The terrace is well situated and ideal for shade with transparent curtains for protection from occasional rain. Kitchen is small but adequate with plenty of crockery/cutlery for 10+ plus a dishwasher and coffee machine. There is a utility room with washing machine, tumble dryer plus games for outside The pool is lovely with enough sun beds for everyone and 6/8 parasols There is also a one bedroom annexe - again with aircon. This was ideal for a young couple in our party with a young baby. Therefore 6 doubles in total. On arrival a magnificent buffet was laid on the dining table which was really thoughtful - the following day was a Sunday and the villa is remote - many of our party were arriving late evening In all I would recommend the villa to anyone; you need a car as it is some distance from Cortona and the supermarket is downhill from there but the views are amazing and it's very peaceful. Grazia is a gracious host - she was so helpful - a very lovely lady. Please do not hesitate to book this villa - you won't be disappointed
