Newly refurbished, traditional Edinburgh flat (125 yrs old). Very bright & sunny in a quiet but central location in bustling Tollcross, 10 minutes walk to Princes Street & the delights of the old town. Great cafes, restaurants & bars on the doorstep. Lovely shared garden which is perfect to relax in on a nice summer afternoon, there are deck chairs and a picnic blanket available for guests to use. We aim to provide everything you might need for a short city break, welcome pack includes: shower wash, shampoo/conditioner, toothpaste, tea, coffee, milk, olive oil etc.

Getting around

There is a fantastic bus service through Tollcross and most of the main sights are within walking distance. Haymarket Railway Station is a 10-15 minute walk away and the main railway station and bus station are an easy bus journey to the East end of Princes Street (about 2 miles away). We do not recommend hiring a car as the parking so close to the city centre is expensive and restricted. Guests arriving by car are welcome to park at our house 2 miles away where on street parking in a quiet residential area is free. We can then give guests a lift over to the apartment.

Interaction with guest

We are happy to spend time with guests at check-in giving advice and information to make the most of their stay. We are usually never far away and are contactable by guests in the event of any problems e.g. getting locked out. We provide lots of information on local attractions and places to visit in Edinburgh and are happy to provide information in advance of guests arriving - just ask!

House rules

Our flat is in a quiet traditional tenement stair so we would ask guests to respect our neighbours and not play loud music or disturb people when coming in at night, especially after 10.30pm. Parties and hen/stag groups are not allowed.
No stiletto heels please - they'll ruin the wooden floors!
No smoking allowed in the apartment or communal stair.

Response from the owner We are obviously very disappointed to get such a poor review after 3 years as a host, having only received 5 star reviews from our dozens of other happy guests. Clearly we can do nothing about street noise, our double glazed property is very centrally located in a capital city, but we will continue to request the city council moves the refuse bin back to its marked box 4 meters away from our sitting room window. The showerroom is perfectly adequate for the size of property and no other guests have ever raised this as an issue.
