* Ideal property for guests with mobility problems and prams (please note the property is NOT wheelchair friendly)

This beautiful property is a stone built old blacksmiths shop, that has been lovingly converted and restored to a high standard to provide a lovely self catering accommodation.

The Old Smithy is situated in the village of Ednam so provides a wonderful relaxing location, were you can escape the rest of the world, yet only 2 miles away from Kelso (5 minutes drive).

The property is all on ground level with no stairs, and is therefore accessible for prams and people with mobility issues.

The level entry hall leads to a wonderful open plan sociable space in the Kitchen, Dining Area, were there is lots of room for every one to gather around!

The Old. smithy is warmed by central heating and an electric wood burner effect fire so is comfortable and cosy all year round

Cooks will enjoy the SMEG Stainless Steel Range Cooker with two ovens, backed up by the dishwasher!.

The light, bright lounge offers more room to relax, perhaps by the glow of the wood burner effect fire and music playing. There are 2 sets of french doors leading off the lounge out to the garden area, were you can sit and the decking area which as a wooden table with seating and enjoy the open views, and listen to the wild life and the sound of water from the Eden Water running at the end of the garden.

This property has 3 double bedrooms. The main bedroom has a king size bed with en-suite shower, WC, and vanity unit. The second bedroom has a double bed with bedside table, double wardrobe with 2 drawers. The third bedroom has 1 double bed, 1 single bed, bedside table, 3 door wardrobe with shelving and drawers (there is sufficient room for a travel cot in either bedroom 1 or bedroom 3)

The property sleeps upto 7 guests (babies/infants in a cot do not count)

All bedlinen and towels are of a luxury standard as we use a linen company that caters for hotels and holiday lets.

The Kitchen, Dining Area consists of a brand new fully fitted kitchen large dining kitchen with farmhouse table and chairs, with dishwasher, SMEG stainless steel dual fuel range cooker, plenty of workspace, microwave, washing machine, ironing facilities, plus american fridge freezer.

The Lounge consist of 3 sofas, 1 armchair, flat screen TV, DVD Player, Music Centre, Coffee Table with leaflets etc, sideboard with a selection of games, dvds, books, jigsaws.

The cottage has river frontage and an open plan garden which runs up to the Eden Water river.

This property is ideal accommodation for people with poor mobility as there are no stairs in this property and we have a ramp access.

Close to the famous Salmon River Tweed ideal for fishermen, also close to The Borders Union show ground, Kelso Golf Courses and Kelso Racecourse. Set in a small quiet village with lovely countryside views. It is a lovely area for countryside walks. On the main bus route to Kelso which is 5 mins away by bus. Ideal base for tourists. Close to amenities. Cot and high chair available on request, Maximum of 2 well behaved dogs by arrangement with the owner charged at £20 per dog per visit.

Eco-Friendly

With environmental issues becoming increasing prevalent, we all need to adapt to become more sustainable, including owners of holiday lets.

Here at The Old Smithy with have made 9 changes to be more eco-friendly.

* all electrical appliances when need replacing will be replaced with the most energy efficient option A+++

* All lightbulbs have been replaced with LED

* All clinical products are eco-friendly and refillable

* All toiletries are eco-friendly and in re-usable bottles that we can refill to avoid waste.

* General & Recycling bins are clearly labelled. A worktop size composting bin with biodegradable bin is situated in the kitchen. There are 2 large wooden green compost bins at the bottom of the large garden.

* Water butts have been fitted to the sheds to water the plants with or water saving measures

* heating boiler is on a timer to avoid waste

*All products in the welcome park are purchased from local independent farms/shops.

* Reusable material shopping bags are available for your use to avoid you purchasing plastic bags

* E-bike hire is available that can be dropped off/collected direct from the property.

* Walkers maps are available for your use

* public transport information is available

Getting around

There is a bus stop across the road from The Old Smithy which will take you into Kelso (2 miles away) from Kelso there are numerous buses to get you around the Borders. Tweedbank Train station is approx. 17 miles away. You will be able to get the train to Edinburgh from this station which takes approx. 50 minutes.

Interaction with guest

I live in the cottage opposite The Old Smithy, so I will be here to greet you when you arrive and show you round the property. I am always available if you need me for anything during your stay with us. If you would like me to reserve a restaurant etc for you before you arrive, I am more than happy to help.
