Description
This recently restored portion of a farmhouse and its outbuilding are set in an idyllic and tranquil position along the gentle slopes at the feet of Mount Amiata in the south of Tuscany, near the Lazio border. The area abounds with historic towns (like Sorano, Sovana and Pitigliano), with natural thermal springs, including the renowned spas of Saturnia, archeological sites, the Tuscan Maremma coastline is 1 hr 20 minutes away and Lake Bolsena with its shallow and shady beaches, ideal for children, is just 20 minutes away.
The house is best described as a "back to back semi-detached" spanning two levels with a separate dependence ideal for grandparents, extended family or two couples travelling together (one double bedroom and bathroom). It is very private and not at all over looked. The whole garden and pool are private for exclusive use for the farmhouse and dependence. The house has a sitting/dining area and kitchen on the ground floor, and 2 large bedrooms (the master bedroom has a double and a single bed) and bathroom on the first floor. As mentioned the dependence has one bedroom and an ensuite, however there are no cooking facilities and is rented only with the main farmhouse not separately. The house has a large portico on the front facing the large level garden and a large 12x6 metre pool. The pool will be open from 10/06/2023.
As mentioned the property has just been restored and landscaped. There are some large pre-existing oak trees that provide plenty of shade in the garden and close to the pool.

“Superb rural location, surrounded by trees, woods and farmland, fabulous private pool. Stunning.”
This was a real find of a property-really is in the middle of farmland, hillside woods and quietness. That also made it difficult to find as the letting website puts the location a distance away from the property. I’ll echo other reviews who mention that some clear directions prior to arrival would help. We had to get Pamela, the owner out to rescue us. But once there, it’s a real find. The main house has two good size bedrooms and a toilet/shower room upstairs and a dining/lounge downstairs as well as the kitchen. The kids and grandkids stayed in there and it’s comfortable with probably the only gripe being the lack of a kettle and toaster. The stove providing the means in an old fashioned way of tea and toast preparation, but hardly a problem. We stayed in the lovely annex, which was very comfortable, nice decor and all you could want. Again, people have mentioned having a fridge to keep milk in for a drink, so you don’t have to go in the main house and I’ll agree, especially as there is a mini stove as well. It’s well positioned to visit lots of lovely local towns and villages as mentioned by other reviewers and they are literally 15-20 minutes away with Bolsena and Capodimonte (not the famous one ) 45 minutes away and really lovely places. Most of these places are not touristy, and seem to be holiday locations for Italians. I didn't see a British, German or French vehicle anywhere and similarly didn’t hear anyone speak anything other than Italian. So, it’s not set up for a lot of tourist activity. It’s not the wine growing region of Tuscany and it’s probably not the chocolate box countryside, it’s very agricultural, but it is still stunning and beautiful. The roads are deserted and it wasn’t unusual to drive to Pitigliano and not pass a car, if you’re into cycling this area is ideal. The temperature in August was very hot, in the mid to high 30’s and the days were spent almost invariably in the absolutely fabulous outside pool, at the hottest part of the day with trips out with a restaurant visit in the cooler periods of the day. The place was spotless and the pool was cleaned very early in the morning three times a week, the grass was kept tidy and Pamela and her family were very helpful and generous hosts. I would have no hesitation in staying again and would probably try a cooler period and try to find areas to walk, which didn’t appear to be well indicated or signed, except in Pitigliano, but it was a blink and you’ll miss those paths too.

“Great place, shame about the agent”
As it looks in the pictures, the setting is idyllic. The pool and grounds are fabulous - perfect for lazy days in the sunshine. Pamela and Cesare were helpful and the pool was cleaned every other day with bed linen and towels being changed over the weekend (we stayed for two weeks). A few additional 'comforts' would be welcome such as cushions for the sunbeds. Locally, Pitigliano is a beautiful town with a great atmosphere at night. Sorano is closer but smaller - still a good place to spend an afternoon or evening. Slightly further afield, Saturnia is worth a visit - hot springs and beautiful pools so long as you are prepared to share them with several hundred Italians! Still further afield, Orvieto is the perfect Tuscan town and a must visit whilst in this area. However, we did have issues with the agent. The extension as advertised was not made available to us even though our search criteria for property stipulated 3 bedrooms (the house only has two). Also, the communication with the agent before the trip was very poor to the point that I had to contact Holiday Lettings who then contacted the agent in order to get a response. This happened several times. In addition, we were not given directions to the property (never happened before at any other property which we have booked either in UK or abroad). This did add a level of stress at the start of the holiday which could easily be avoided. So, pool and grounds 9/10, area 9/10, agent 2/10.

“Highly recommend this property!!”
This property was perfect from word go and my whole family have fallen in love! We were there for 2 weeks with our 3 children (6 to 15 yrs), my parents came from the Far East and stayed in the annex which was perfect and private. Beautifully decorated with great outdoor space with the pool being a big bonus for us to chill in most afternoons from the heat. Lots to do and see in the surrounding area, highly recommend Bolsena & Saturnia as day trips. Also great restaurants in the area. The Owners to the property, Cesare and Pamela couldn't be more hospitable and welcoming which made our stay even more enjoyable.

“A very relaxing location”
Excellent accommodation. Lots to do in the immediate area. The family enjoyed the stay very much. If you are travelling from Rome plan your route carefully.
