The Price includes:

- Utilities: electricity, water, gas for kitchen use

- weekly linen, initial and final cleaning

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).

- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.

- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

The villa has three floors. The front door near the parking lot, through some stairs, leads to the ground floor composed of a living area and a sleeping area. The living area is formed by the large living room, kitchen, dining room, all of which lead out into the garden and pool area, and a bathroom with shower. The sleeping area is composed of one double bedroom with wardrobe and with en-suite bathroom with shower, one other double bedroom, one twin bedroom, one other bathroom with whirlpool tub and shower and a laundry room. An internal staircase leads up to the first floor with a second support kitchen, sitting room, dining room, five double bedrooms two of them with en-suite bathroom with whirlpool tub and shower and one with en-suite bathroom with shower. At this floor there are other two bathrooms, one with shower and whirlpool and one with shower. On the second floor is a living area, four double bedrooms, two with en-suite bathroom with whirlpool tub and shower, a twin bedroom and another two bathrooms with shower. The floors and the finishings of the ground floor and first floor are in original fine marble while the second floor is in wood with wooden ceiling beams. (Please note that the fireplaces are ornamental).

Wi-Fi internet connection on the ground floor.

Park:

The villa, totally fenced in, is surrounded by nearly 10000 square metres of garden planted with lawn and pine trees, cypresses and bushes. The garden in front of the villa is terraced in re-invented Baroque style, with lights and fountain creating a very evocative play of colours. At the back of the villa guests can enjoy privacy in the garden near the pool area, thorugh a gazebo where they can share meals close to the kitchen and also over the veranda in front of the house where they can relax before a romantic sunset. At one garden extremity you can glimpse a railway of a secondary train line where pass and average of 5 trains per day.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

Open from the last Saturday of April until the first Saturday of October, the pool is about 10 metres from the main building and is reached via a small flight of steps. The pool is rectangular in shape and measures 18 x 8 m with a depth varying from 1,50 to 2,80 m. Purified with chlorine it is lined with light blue tiles that blend well with the surrounding garden. Entrance to the water is via large steps and near the pool border is the solarium area completely tiled in white grès with sunbeds, deckchairs and an outdoor cold-water shower. Near the pool there is also a room with fridge, bathroom and hot-water shower.

Pets: On request (only outside). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
