Set in the tranquil foothills of the Cheviot Hills and on the edge of Northumberland National Park, Gypsy Palace is a beautiful detached self catering holiday cottage with a fascinating history. Kirk Yetholm, a small conservation village set in the Scottish Borders, was regarded as the home of the gypsies of Scotland and Northern England for over 300 years and Gypsy Palace is famous the world over as the home of the Gypsy Kings and Queens and is known as the 'Smallest Palace in the World'.

Its a really individual building, probably 200 years old and we have tried to furnish and decorate it in a thoughtful and unique style that reflects some of its history. The cottage was renovated to a high standard within the last few years while retaining its unique, charismatic charm. With its log burning stove, well equipped kitchen and bathroom and relaxing summer house, combined with magnificent views and set in its own mature garden, Gypsy Palace makes an idyllic year round holiday retreat sleeping up to three people.

Downstairs accommodation includes a comfortable lounge which has a log burning stove, flatscreen TV with Freeview and DVD player. We also have a small dining area (with its unusual 19th century arched window), and a utility room along with the kitchen and bathroom.

Upstairs, both the master bedroom and the second bedroom offer the most breathtaking views - south, over the Bowmont Valley and north across to the church, Town Yetholm and the valley beyond. Its worth mentioning that the second bedroom can only be accessed from the main bedroom. The second (smaller) bedroom contains one single bed and has the option of a separate pull out single bed.

With oil fired central heating, Gypsy Palace is always warm and cosy and all electricity is included as is a basket of logs for the fire.

All laundry and towels are also provided. We have a selection of books, DVDs, CDs and games and we also have unlimited and free wi-fi. We also have a Bose MP3/Ipod dock. We have off street parking on our own private driveway though you can also park on the road outside in complete safety - its very quiet indeed.

We find that many of our guests are walkers: Gypsy Palace is right on the Pennine Way and we have excellent walks, literally right from the door. The cottage is also ideal for fishing, golfing, cycling and for exploring the lovely Borders region with its beaches, castles and gardens.

The local village pub has a lovely atmosphere and serves excellent food as does the pub in the nearby village of Town Yetholm (5 mins away). In fact Town Yetholm also has a post office, general store, petrol station and butchers shop. The nearest larger town is Kelso (about 7 miles away) and there you'll find cafes, restaurants, shops and supermarkets.

Historic Edinburgh is only 80 minutes drive away.

Its worth mentioning that the cottage is small (part of its charm!) and is ideally suited to a maximum of three adults or perhaps a couple and two smaller children. Its ideal dog walking country so we welcome a maximum of two dogs with no extra charge.

Its a pity you didn't give us time to respond but never mind. The cottage had just undergone some building work and I'm guessing that the resulting mess wasn't properly cleared up as thoroughly as we would have liked.. Its something we have now put right with a deep clean. We take great pride in the cleanliness of the cottage so I'm sorry that you had cause to complain. Steve & Tracey

I agree that the cottage is quite small (thats part of its charm!) and is much better suited to smaller groups such as two adults or perhaps a couple and two small children.You're right in that four adults would just struggle for space so we prefer not to take bookings of this size. Sounds like you had a good time though and you would always be most welcome should you ever want to visit again. Steve & Tracey
