Description
Abbadia di Siena 12 is a large residence on two floors, capable of holding up to 12 persons with 5 double bedrooms, an extra bed and a single sofa bed in a study. It has 4 complete bathrooms, air conditioning in the living room and in the kitchen, Wi-Fi in the living room and on the terrace. Guests can also use the private swimming pool, an outdoor area perfect for meals and a private garden.
Outdoor Area and Swimming Pool
The private garden around the villa is around 10,000 sq. m. and is mostly lawn, with some high plants and mediterranean vegetation creating many relaxing areas. In front of the house you will find a large terrace with cotto tiles, accessible from the living room and complete with a table, chairs and a portable barbecue for outdoor lunches. A hedge separates the pool from the rest of the garden, which is in the centre of the garden and measures 16 metres by 9 with a depth of 1-1.7 metres, with an outdoor shower, sunbeds and beach umbrellas. The parking area is next to the house and can hold up to 5 cars.

The property, fully restructured and furnished whilst maintaining and giving value to the original aspects of the house, is on two floors and measures about 200 sq.m. Two French doors lead to the bright, spacious living room, with a sofa, armchairs, a TV, oval fireplace and large dining table. The kitchen is fully equipped. Rounding up the ground floor are a double bedroom with access to the garden, a study with single sofa bed and access to the garden. Going up 4 steps you access 1 double bedroom, 1 bathroom with bathtub, 1 bathroom with shower.
From the living room, a staircase leads to the first floor where you will find a double bedroom with bathroom with shower (no windows, with fan vent), a living area, a dining room with a table for 12, a double bedroom with fireplace and added bed (ideal for children), a double bedroom, a bathroom with bathtub.

Abbadia di Siena is on the outskirts of a small town near Siena, immersed in the Tuscan countryside and surrounded with vineyards, olive groves and woods.

I waited a few days before answering because being in high season I needed some time to make the necessary checks, since I had not received any previous communication about that from you. Abbadia di Siena is a villa that we have on exclusivity and it has been one of our best sellers for many years, and the guests' satisfaction level is very high. In 2019, as every year, the clients' stays started early. The first arrival was on April 11th and before your arrival, 4 groups of customers, for a total of 48 guests, enjoyed the villa, in April and May. So, you have not been the first, but the 5th client's group coming after the winter re-opening. Nobody of them informed us about any kind of problems. Moreover, the water supply of the villa is unique. This means that all the guests at villa use the same water. I therefore exclude that the cause of your illness is due to your stay at Abbadia di Siena, otherwise the guests had came before and together with you should have had the same symptoms.Which did not happen. To have written this accusation without having any proof is a very serious fact. It is at risk of reporting defamation. I regret for the weather, that very unusually has not been as beautiful as it is in the month of May. Normally in this period the heating is switched off for more than a month already. The summer heat has arrived a few days ago and heating is obviously not needed. As for the swimming pool, the opening date in June is clearly indicated in the description of the villa. We, as rental agency, have been renting the villa since 4 years. It is one of our best seller. We rent it in two different ways: 12 sleeps (as you booked) or 7 sleeps. That time, it has been the first one it happened, there has been a misunderstanding and the landlord prepared the 7 sleeps size instead of the 12. I am sorry for that, and I hope the inconvenience has not made you too uncomfortable. I know the landlord couple do not speak English but they are usually very nice and available with our guests.
