A 9 bedroom (7 ensuite) country mansion situated in 20 acres of stunning countryside near to St. Andrews.

The property is for hire for exclusive use. A complete catering offering is also available, upon request.

The estate is within 40 minutes of Edinburgh airport and is close to many of the major golf courses in the region. The mansion is surrounded by hundreds of acres of rolling hills and woodlands, allowing easy access to all of the local sporting, walking, fishing and shooting amenities.

The accommodation is superbly furnished and suitable for use as a luxury getaway or a rural retreat for family and friends.

House rules

Carphin House is a listed 18th Century mansion. Whilst the house is fully catered for modern day requirements, there are a number of stairs both to and from the house, and between the different floors. This may cause problems for elderly guests.

Due to the insurance restrictions, Carphin House is not suitable for stag events.

“Utterly fantastic”

Carphin house is an absolute gem. The house is set in stunning grounds with only grouse as neighbours. It’s is immaculate and has every home comfort you would possibly need whilst retaining all the cars get and charm of an old property. Brilliant equipped kitchen - perfect for relaxed large gatherings. The dining room was gorgeous and we enjoyed gathering around the fire in the drawing room. The communication from the owners and property manager was outstanding. The biggest bonus was the newly installed hot tub! Will definitely return to this gorgeous place. Thank you!

“Everything you need and more for a GREAT weekend”

We hired this beautiful house for our friends hen and it was absolutely incredible. Rooms are spotless, spacious, bright and almost every one had an en-suite. The house had a huge kitchen with casual dining, wonderful dining room for a more dressed up night, two living rooms and a cosy snug in the back. There’s 15 acres of gorgeous gardens and courtyards so plenty of space and lots of opportunities for outdoor activities. We hired in hot tubs for a great price through the house which was absolutely worth every penny. To finish it off, Ian (the owner) was unbelievably helpful from start to finish. He answered every query so promptly and was there to greet us and wave us off. He had great recommendations for local caterers, activities and was extremely understanding of any request. Cannot recommend this place enough. Already told Ian we’ll be back soon for another event. Enjoy!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Ian (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
