Description from owner

Description

Step back in time and relax beside the kitchen Rayburn or the huge inglenook fireplace in this charming C11th - 18th Farmhouse at Exmoor Cottage Holidays, ideal for families and pets. The comfortable Farmhouse has a peaceful village location and offers spacious accommodation, character features, enclosed gardens front & rear, a large children's playground and is just five minutes walk from a shop & pub.

The Farmhouse (at "Town Tenement Farm") has the special atmosphere of a building that has been lived in for a long time, but with double-glazing and modern comforts. There is plenty of space downstairs with a separate dining room, kitchen, sitting room and laundry room/WC. The large sitting room has an impressive stone inglenook fireplace (with bread oven & smoker) and multi-fuel stove, comfortable leather seating & Freeview TV. The panelled dining room has a lovely oak dining table perfect for family dinners, and a sofa and a second Freeview TV (so no arguments over what to watch!).

The Farmhouse kitchen is very well equipped with an electric oven & hob, microwave, fridge, freezer, dishwasher, and the added advantage of a traditional Rayburn cooker. There is a stable door to a lovely enclosed garden with a picnic table and BBQ, ideal for al fresco dining. There is also a large utility room with washing machine, tumble dryer, iron & ironing board and downstairs WC. Upstairs are three bedrooms; a double, a twin, and a king-sized (or twin utilising a ziplink bed); and a bathroom and separate shower room, both with WC's.

No-one can get bored at the Farmhouse. If the free WiFi and nearly 100 Freeview TV channels aren't enough there are many books, games & DVD's, and three acres of grounds to explore (with wild-flower meadow, wildlife pond, and large children's play area with two towers, bridge, swing, slide, climbing wall, fireman's pole, etc). Watch the birds in the front garden under the magnificent Wisteria, or enjoy a family picnic in the grounds which have lovely views of Exmoor.

A cot and high chair are usually available to hire (£5 each), a fire guard and safety gate are usually available free of charge, and towel sets available for hire (£5 per set comprising bath towel and hand towel) - all subject to availability - please check well in advance and book early if available.

Pets are very welcome £20 per stay/per pet, payable on arrival. The types and numbers of pets MUST be mentioned in advance, preferably in the Message To Owner section of the Booking Request. Not all pets will be welcome and there are number limits - please check in advance. Hand-soap, cleaning materials and tea towels are provided, and a welcome pack with a few essentials (until you can get to a shop) including a basket of logs & kindling, tea, coffee, sugar, fresh milk, bin bag, toilet paper, shampoo, conditioner & matches.

The Farmhouse is in the quiet and peaceful village of Challacombe and within the Exmoor National Park. Within 300 yards is an excellent pub with award-winning food and real ales, and a handy general shop and Post Office. Challacombe has excellent local walks and is in an ideal central location from which to explore Exmoor, the sandy beaches of Woolacombe and Croyde, and the spectacular coastline of North Devon & Somerset.

The Farmhouse is one of five holiday cottages (known as "Exmoor Cottage Holidays") converted from a farm. The cottages form a 'U' shape around a charming courtyard and each has a log burning stove and an enclosed garden. The other four cottages (sleeping 1-5 people) are all available separately, please look under "Challacombe". The owners, John & Melanie Moore, live just next door and like to greet all guests personally. We are usually available most days help you plan your day.

“Perfect stay on Exmoor”

Reviewed 1 Nov 2022

Really lovely few days in the Farmhouse. Everything you need (though nb internet is functional not superfast and likely no mobile signal) and very friendly, with the Black Venus pub less than five minutes away for supper. Our third time and we'll be back again.

Response from the owner Thank you for your review of your "perfect stay". It was our pleasure to welcome you back and we look forward to seeing you again in the near future. Challacombe is very low on mobile signal, but the Wi-Fi is fibre and should have been much better than just functional - I wish I had known you were struggling, as I could have looked into this for you. Best wishes Melanie

Response from the owner Thank you for your great review of our Wisteria Cottage. We are glad that you were comfortable in the cottage and that you enjoyed the garden and grounds - our Humphreys Hill is a favourite place with many of our guests and their dogs. It is good to know that you enjoyed the log burner too, a nice treat for a cosy night in. Thank you for mentioning our info book, it's great to know it is helpful. T We get lots of walkers staying and accessing the South West Coastal Path, which is a stunning stretch of coastline. The Black Venus Inn does get booked up quickly, booking in advance is a good idea. It was our pleasure to welcome you and Nell, and we look forward to seeing you again soon. Melanie and John

“A traditional Exmoor country farmhouse sensitively improved to modern standards with excellent hosts.”

Reviewed 27 Sep 2021

Set in the small community of Challacombe within a very short walk to a pub with a well-deserved reputation for its food, this is a small and cosy farmhouse that has been tastefully improved and furnished. It has a traditional farmhouse kitchen with a Rayburn stove that keeps the place warm 24 hours a day and there are storage radiators in all the other rooms, including the three bedrooms. All of the equipment and facilities you would need to live comfortably are provided. The hosts, Melanie and John, give you a warm welcome and thereafter leave you to enjoy yourselves but they are on call close by should they be needed. There are three other rental properties around the courtyard but the farmhouse is not overlooked. There is ample parking for cars, vans or motorhomes.

This review is the subjective opinion of a Tripadvisor member and not of TripAdvisor LLC. Tripadvisor performs checks on all reviews.

Response from the owner We are glad that you enjoyed your stay and thank you for your great review of our Farmhouse. We are happy that you were comfortable and had everything that you needed in the cottage, it is always our pleasure to welcome guests and advise as required. The local pub is indeed great and being just a short walk away is very fortunate for guests staying in our cottages. The Rayburn in the kitchen of our Farmhouse is lovely, great for heat, hot water and delicious slow cooking. Thank you for mentioning our ample car parking - however we must point out that the motorhome that was here during your stay is the only vehicle of one of our cottage guests, we don't have camping facilities. We look forward to welcoming you again soon. Melanie and John

We had a wonderful stay, the cottage is in a fantastic location. Surrounded by very dramatic scenery it is a perfect place to be based for exploring Exmoor and the Devon coastline. The cottage is well appointed with a lovely garden. The noisiest thing was the bees feasting on the wisteria outside our bedroom window! We shall be back.....

“Lovely Cosy Pet Friendly Farmhouse and welcoming hosts.”

Reviewed 26 Oct 2020

The Farmhouse is very cosy in a great peaceful location. I love the way all the cottages have their own secluded garden / outside space and also there is a lovely area for a quick morning or evening walk on their land above the cottages. Melanie and John are very knowledgeable and helpful with information about the local area and good walks for the dogs. The food at the local pub was great, very reasonably prices and is dog friendly. The local Farmshop a few miles away has an amazing selection of meat and everything you could want from a Farmshop. There is no phone signal in the area but that was a bonus for us and you have great Wifi in the cottage. I would definitely recommend Exmoor Cottage Holidays and plan to return again.

Response from the owner Thank you so much for your review of your stay in our Farmhouse. We are pleased that you enjoyed having an enclosed garden and the shared grounds too - this is a big plus for many of our guests. We are glad that we could chatter with you about local walks etc. we love this area and are always happy to share our knowledge with our guests. The local pub is indeed great and the farm shop, about 3 miles away, is as you say 'everything you could want from a farm shop'. There is a bit of EE mobile signal - but not much...if you do need mobile though a lot of phones can do WiFi calling...but like you say - sometimes it is a bonus to be out of signal for a few days! Thank you for mentioning our WiFi - it was recently upgraded to FTTP - we are glad that you liked it. We look forward to welcoming you for your return visit (s). Best wishes Melanie and John
