Description

The Games Barn, rated a 3 - star home by the AA, is situated in an extremely quiet location on a 30 acre working farm in the heart of the High Weald Area of Outstanding Natural Beauty in East Sussex . The farm has a small number of animals including cows, sheep, pigs , chickens and ducks and includes a stream with weir and ponds. The peaceful setting is ideal for those wanting to get away from it all in the middle of the countryside, but is just 2km from pubs, restaurants, shops etc. The excellent beaches of the south coast are all easily accessible and Ashdown Forest with its wonderful walks and cycle tracks is just 10 minutes away. The barn is also very suitable for family holidays with young children who can enjoy looking after the animals, collecting the eggs, feeding the pigs etc - all help gratefully received! Please note however that some areas of the farm are potentially unsafe for young unsupervised children.The flexible accommodation makes it ideal for family reunions and we are very happy to provide extra bedding so you can invite different friends to stay with you at different times (up to a maximum of 8 on any night). The barn has full mobility facilities including a wet room with sit down shower without a shower basin allowing full wheelchair access and hand rails etc for the toilet area and wash basin. There is level parking with a ramp up to the bungalow. The main doors (front and back) are double size patio doors which open fully. There is a slight threshold on these doors (approx 2 inches) but otherwise once in the barn everything is on one level with no steps. Please note the kitchen is a standard size and does not have low work tops for wheelchair users. However, we can provide a microwave oven, kettle etc at a low level on request. All power points in all rooms are approx 2 feet from the floor and the furniture is easily rearranged to accommodate specific special needs - please contact us for more information. There is ample secure parking space for cars for able bodied users in addition to the disabled space.Baby sitting and cleaning are available at an extra charge; please note whilst we will ensure the Barn is thoroughly cleaned prior to your arrival we do expect all guests to leave the Barn clean and tidy on departure. Farm produce can be bought including eggs , pork,bacon, ham, sausages, beef and lamb. We butcher all the meat on site and have a 5-star food hygiene rating from the local authority.A maximum of 2 pets are welcome provided they are well behaved and house trained. Please note that we will not allow more than 8 people, including babies and toddlers, to stay overnight for health and safety reasons and that all the single beds are 2 ft 6 in wide - they can be converted to king size doubles if preferred. In addition our cot is only suitable for babies less than 2 years old.There is wi-fi throughout the Barn

- fibre has finally been installed and we now enjoy greatly improved internet speeds

- we have just completed the installation of solar panels with a back up battery. We will be encouraging all guests to aim for zero imported energy from the grid - it can be done!

Covid-19 restrictions

Please note that at present we have to make the following additional comments regarding any bookings .

- all bookings must conform to the Government guidelines regarding the pandemic including lockdown restrictions.

- we will insist on 2m distancing at all times in the farm area so feeding can be watched from a distance but not closely.

- we expect all guests to be covid free on arrival and not subject to any form of self isolation requirement

- we may ask to take your temperature before you enter the Barn and you , and all your group, will be asked to leave if you display any symptoms. No refund will be made under these circumstances.

- if, during your stay, you develop symptoms ,you must inform us, arrange a test immediately and advise us of the result. If, as a result, you choose to cut short your stay, we cannot offer any refund.

- we may have to cancel your holiday at very short notice if we have a covid outbreak. Subject to any restrictions imposed by TripAdvisor, we will agree to a full refund of our rental cost less commission.

- if you have to cancel your holiday prior to the start date because someone in the group has covid symptoms, you will need to access the TripAdvisor site and cancel the holiday. We will use our discretion on the value of any refund we will allow

Getting around

We are in rural East Sussex and public transport is limited. There is a bus from the village to Tunbridge Wells once an hour (sic!) and the nearest train station (Crowborough) is 7 miles away. For these reasons we thoroughly recommend coming with your own transport. There are cycle routes but many of them are hilly. Public footpaths for dog walks etc. are excellent.

Interaction with guest

We live just 50 yards from the Games Barn so are on hand whenever needed. However, the Barn is your home while you are here and we will always respect that. Most of the time we will be somewhere in the farm working and are always happy to stop for a chat if you wish but equally we understand that many guests prefer to remain independent and we will not intrude.

“Perfect place to relax and unwind”

My mum, sister, 3 year old nephew and myself stayed for the weekend and had a lovely time. Madeleine was so kind and patient with my nephew and made him feel very grown up and important getting him involved in collecting the eggs (which I love doing too!), helping to pull the trolley to bring the feed to the pigs and collect the straw for the sheep. It was a lot of fun all round. The scenery is beautiful and it's so peaceful, I didn't want to leave. I would highly recommend staying. The barn is spacious and well equipped, the farm animals are well cared for, Fred and Madeleine are very accommodating and friendly. It's a real home from home. Not to mention the amazing dog, Zac who was very well behaved and amazingly good with my nephew who absolutely loved him. A tip - bring some fruit and veg for the animals, it's lovely to see them all tucking into it especially watching the chickens eat corn on the cob and giving the cows chopped up apples and carrots (even if one particular cow didn't want to share with the others). The pigs enjoy pineapple, watching them eat a whole one with the juice dribbling down their face is a sight to see. I should clarify though that the food we brought was given to them by Madeleine at their feeding time as opposed to us wandering the farm giving it randomly by hand, it is a working farm after all and not a petting zoo, but it was enjoyable nevertheless. Thank-you. See you in October. We can't wait!

“Brilliant place to get away from it all”

We stayed here for 3 nights whilst visiting family in the area. My 3 grandchildren loved the farm especially the 5 day old piglets and collecting the eggs in the morning. Fred and Madeleine were very welcoming and helpful and were lovely with the children. Would definitely recommend for a relaxing break.

Response from the owner Thanks for this review. We do warn guests that the decking and ramp can be very slippery in the wet and we recognise the issue. The problem is that in order to make the bungalow wheelchair accessible, decking is the recommended surface. We are glad it didn't spoil your stay and we would love to see you here again
