A spacious (85 m2), very bright and completely renewed apartment on the second and last floor of a typical 1930th Florentine building, sleeping 4 people, with 2 bedrooms, 10 minutes by bus from Duomo, free WI-FI, independent heating system.

The apartment is organized on 2 levels (the 2 bedrooms and 1 bathroom are upstairs), has intercom, mosquito screens on every window - very useful especially in Summertime! - and anything you may need for an unforgettable stay in Florence.

A Lift/Elevator is also present in the building.

THE NEIGHBORHOOD:

The apartment is located next to one of the most appealing streets of Florence for shop-aholics, Via Gioberti. Via Gioberti is nicknamed "Via delle Centovetrine" ("the road of one hundred shopfronts"), and is illuminated by restaurants, cafes, gelaterie, fashion stores, jewellers, bakeries, perfumeries, supermarkets and department stores, etc... Shopping in this area is indeed cheaper than in the rest of the city as the area is located just outside the main city boulevards (that pass through Piazza Beccaria and mark the border of the historical centre) but it's still within walking distance from the main attractions.

YOU ARE ONLY:

BY PUBLIC TRANSPORT (BUS 14 & 6): (bus stop next to the main door or within 3 minutes walking distance) 10 minutes from Duomo 12 minutes from Central Station

BY FOOT: 15 minutes from Sant'Ambrogio/Santa Croce area

BY CAR: 5 minutes from the city center.

PARKING:Parking is easy and available in the street or in the streets nearby at the maximum cost of Euro 12 a day (Sundays and public holidays parking is for free!). Should you prefer a 24/7 surveilled city car parking, then Parking Alberti is located right around the corner where you can park at the cost of Euro 20 a day or Euro 70 a week.

What a great opportunity to use my property as a perfect base to discover by car the beautiful cities and landscapes that Tuscany has to offer you!

QUIETNESS:

As opposed to other apartments in the city center, you will fully enjoy the tranquility of this area, far better than the noisy narrow medieval streets packed with people that will often prevent you from sleeping at night.

CHECK IN PROCEDURE:

As this is not a hotel (but the personal assistance is far better, trust me!), with no 24/7 reception duty, in order to organize the check in I'll need the exact time of your arrival at the apartment. I'll allow a maximum of 30 minutes of delay, after which we may leave the place and you'll need to schedule another appointment by calling us directly.

Late check in (after 8pm) - € 20 to be paid at check in

CITY TAX: The Florence City Council instituted an obligatory CITY TAX for all stays by non-resident visitors for a maximum of 7 nights. The tax amount is € 2,50 per person/night until December 31st 2017 and from January 1st 2018 € 3,00 per person/night to be paid in cash at the check in. Children under 12 are exempt

HOUSE RULES:

I'd like my guests to live and enjoy the apartment as it were their own, being respectful towards its furniture, utensils, objects as well as the neighbors. Tenants shall not sublet the entire premises or any part of the premises to anyone else. No animals or pets of any kind will are allowed. There shall be no smoking in the premises. Should tenants lock themselves out of their dwelling and be unable to gain access through their own resources, they may call a professional locksmith or the Manager to let them in. In either case, they are responsible for payment of the charges and/or damages involved. This fee is due and payable when the service is provided. Good housekeeping is expected of everyone. Tenant agrees to keep quarters clean and in a sanitary condition.

The landlords request a deposit of € 200 in cash at the check in. The tenant undertakes to return the unit located in the state in which the same was received, otherwise the deposit of € 200 will be retained by the lessor after the check out.

“A very suitable place to come home to after a long day of sightseeing”

The neighborhood is about 30 minutes (walking) from Il Duomo and other major sights, which was just fine for us (friends in our late 20s/early 30s). The bedroom is upstairs and the main one has air-conditioning. The second bedroom had a fan, which worked the first two nights. However, it got near 100 degrees the last three days, so the fan wasn't quite adequate for our friend staying in that room. That was our only real qualm about the place. It was quiet at night. The owners are very kind and hospitable. They gave us great recommendations of things to do and how to get to the sights. There's an amazing gelato place (carapina) about 5 minutes from the flat, and there's a wine shop around the corner that gave us cheap and delicious wine to relax to. If you want to stay in a place that is away from the tourist centers, this is definitely the place.

My husband & myself stayed in Florence for 4 nights in this lovely apartment which was a duplex.Extremely spacious with a fully equipped kitchen,a lovely dining area near the kitchen,a living room with a tv (though we never even switched it on considering there is so much to do in florence !).There are 2 bedrooms on the 2nd floor of the apartment & a bathroom with an attached shower (there is another bathroom on the 1st floor which does not have a shower but the washing machine/dryer is kept there which was very useful during our trip,detergent is not provided & one would need to carry their own or buy it).There were plenty of fresh towels provided,sufficient for the entire stay.One of the bedrooms has a small terrace area where one can dry clothes or keep the door open for some ventilation as it can get stuffy in the room if the door is kept shut,the rooms are not too big. The apartment is not in the city centre but it can be reached on foot in 20-25 mins,however there is a bus stop very close to the apartment (the bus to the city centre / train station is just outside their apartment building & the bus that drops you to the apartment stops in the lane parallel to the lane that the apt building is located in). The building also has a lift which is very useful as the apartment is on the 3rd floor The apartment also has wifi which was very good on the 1st floor but the connection was very weak if one wanted to use it up in the bedrooms,however that wasn't a big problem. Bitte was very helpful in all her email interactions that I had with her & unfortunately did not have a chance to meet her but was well taken care of by her lovely parents.

Het is een ruim en netjes appartement met een prima keuken. Het ligt op loopafstand van de belangrijke bezienswaardigheden in het oude centrum van Florence. Ook zijn er veel restaurantjes binnen een paar honderd meter lopen. We werden heel vriendelijk en welkom ontvangen bij de sleutel overdracht bij aankomst. Fijn dat er ook gratis wifi aanwezig is.

We stayed in this lovely apartment for four days and were very happy we chose this one! The apartment is very spacious, light and airy, clean and very well equipped for any length of stay. The apartment is on the second floor but is adequately served by a small internal lift if required. We were met at the apartment by the owner's parents who were absolutely lovely. They had provided maps and information of local places of interest and were a great source of advice for local restaurants, shops, public transport, etc. I am very pleased we chose an apartment slightly away from the hustle and bustle of the City centre. The walk from the apartment to the centre is approx 10-15 minutes, but if you walk along the Via Gioberti it could take slightly longer ...... there are so many shops to look at - happy days! A perfect stay!

“Attractive Apartment close to City”

We stayed 5 nights in this lovely apartment only 20 minutes walk from Florence City. This newly painted and decorated apartment had everything we needed for a really comfortable stay. The two large bedrooms are upstairs have massive storage areas & very comfortable beds & linen. Bathroom is very modern and like the rest of the apartment spotlessly clean soft towels & toiletries are also supplied. Downstairs was a wonderfully appointed separate kitchen/dining area with large refrigerator and dishwasher. The lounge was also comfortable & simply but beautifully decorated. The laundry/toilet room had a really good washing machine and although there was no dryer a special "outdoor" area upstairs was really good for drying our clothes. Wifi worked really well although we had a small hiccup with connection but it was fixed before we knew it! Our hosts parents could not do enough to help us initially with showing us around the apartment and even carrying our bags up the internal stairs but also helping us downstairs when we left ...even rang us a taxi. They also supplied local maps with information already marked for us. The neighbourhood had quite a few bakeries and good cafes serving wonderful espresso & pastries for breakfast if you got tired of cooking in the lovely kitchen. We loved the apartment and Florence so much we have booked a further 4 nights at the end of May....can't wait to go back!!! By the way even though it is two easy flights of stairs up there is a great elevator to use when tired and even better for those heavy suitcases.

We were visiting Florence on april 20 to 23 and we had a great time in the house of Bitte. this is a wonderful house, near of Duomo ( 15 minutes of walk!!!) It's clean, well maintained and you have all the things you need to cook and enjoy life in the house. The beds are great. Easy to park the car.We were 4 and we will recomand to anybody to go to this apartment. It's been like home!! Stop looking arround and make your reservation with Bitte...If we go back to Florence we would go back to her place anytime!!!

“This apartment has it all and more”

First trip to Florence & this apartment was in a perfect location for sightseeing, it was very large in size even for 4 people with everything you might need for a home from home feel. Bitte's mum & dad are there to meet you and give you all thee advice you will need and to help if you need it during your stay...i did and her dad was there in 5 mins to help...amazing! i will be returning to this very modern and fashionable apt' again, i would rate it out of 10 a defo 20 its that good

Réservation efficace et accueil chaleureux. Le duplex est parfait. On sent qu'une famille y a vécu. Tout y est, rien ne manque. Super équipé, agréablement meublé, très spacieux, lumineux et calme. Nous y avons séjourné avec nos enfants de 3 et 5 ans et l'espace n'y manque pas pour eux jouer. La literie est très confortable, les chambres sont grandes les rangements nombreux. Le canapé et les fauteuils du salon sont un régal pour le repos après les longues marches dans Florence. Ce n'est pas une simple location de vacance mais une véritable maison où il fait bon vivre. La situation est excellente pour découvrir ou revisiter Florence et la région. Le parking est aisé, l'autoroute se situe à proximité. Vous logerez dans un quartier purement florentin, sans touriste. A 10 minutes à pied du quartier Sant'Ambrogio en prenant la Via Gioberti où l'on peut tout trouver (supermarché, cafés, boutiques, resto). A 20 minutes à pied de la cathédrale. La Ligne de bus 14 qui rejoint le centre passe par la rue sans pour autant causer de nuisance sonore. Vous vous trouverez aussi à 2 rues de l'Arno qui vous amènera agréablement au centre. Après avoir testé des locations dans le centre, l'Oltrarno et le quartier San Jacopino, c'est chez Bitte que nous retournerons sans faute lors de notre prochain séjour car nous y avons passé une semaine magnifique. Nous ne saurions donc que recommander cette maison à chacun. Merci. Valentino, Luciano, Adèle & nicolas

“really nice!!!”

We spent a few days at Bitte's flat and we really had a great time! Although she wasn't there she sent me many useful and amazing informations and suggestions by mail, her parents received us at the apartment : they wonderfully took care of us! The flat is a real original one, with nice furniture, really well equipped and clean, located in a quiet place, and without any mosquitos (!!!) thanks to the mosquitos net. I really look forward to come back!!!
