A spacious (85 m2), very bright and completely renewed apartment on the second and last floor of a typical 1930th Florentine building, sleeping 4 people, with 2 bedrooms, 10 minutes by bus from Duomo, free WI-FI, independent heating system.

The apartment is organized on 2 levels (the 2 bedrooms and 1 bathroom are upstairs), has intercom, A/C in the bedrooms, mosquito screens on every window - very useful especially in Summertime! - and anything you may need for an unforgettable stay in Florence.

A Lift/Elevator is also present in the building.

THE NEIGHBORHOOD:

The apartment is located next to one of the most appealing streets of Florence for shop-aholics, Via Gioberti. Via Gioberti is nicknamed "Via delle Centovetrine" ("the road of one hundred shopfronts"), and is illuminated by restaurants, cafes, gelaterie, fashion stores, jewellers, bakeries, perfumeries, supermarkets and department stores, etc... Shopping in this area is indeed cheaper than in the rest of the city as the area is located just outside the main city boulevards (that pass through Piazza Beccaria and mark the border of the historical centre) but it's still within walking distance from the main attractions.

YOU ARE ONLY:

BY PUBLIC TRANSPORT (BUS 14 & 6): (bus stop next to the main door or within 3 minutes walking distance) 10 minutes from Duomo 12 minutes from Central Station

BY FOOT: 15 minutes from Sant'Ambrogio/Santa Croce area

BY CAR: 5 minutes from the city center.

PARKING:Parking is easy and available in the street or in the streets nearby at the maximum cost of Euro 12 a day (Sundays and public holidays parking is for free!). Should you prefer a 24/7 surveilled city car parking, then Parking Alberti is located right around the corner where you can park at the cost of Euro 20 a day or Euro 70 a week.

What a great opportunity to use my property as a perfect base to discover by car the beautiful cities and landscapes that Tuscany has to offer you!

QUIETNESS:

As opposed to other apartments in the city center, you will fully enjoy the tranquility of this area, far better than the noisy narrow medieval streets packed with people that will often prevent you from sleeping at night.

CHECK IN PROCEDURE:

As this is not a hotel (but the personal assistance is far better, trust me!), with no 24/7 reception duty, in order to organize the check in I'll need the exact time of your arrival at the apartment. I'll allow a maximum of 30 minutes of delay, after which we may leave the place and you'll need to schedule another appointment by calling us directly.

Late check in (after 8pm) - € 20 to be paid at check in

CITY TAX: The Florence City Council instituted an obligatory CITY TAX for all stays by non-resident visitors for a maximum of 7 nights. The tax amount is € 5,50 per person/night. Children under 12 are exempt

HOUSE RULES:

I'd like my guests to live and enjoy the apartment as it were their own, being respectful towards its furniture, utensils, objects as well as the neighbors. Tenants shall not sublet the entire premises or any part of the premises to anyone else. No animals or pets of any kind will are allowed. There shall be no smoking in the premises. Should tenants lock themselves out of their dwelling and be unable to gain access through their own resources, they may call a professional locksmith or the Manager to let them in. In either case, they are responsible for payment of the charges and/or damages involved. This fee is due and payable when the service is provided. Good housekeeping is expected of everyone. Tenant agrees to keep quarters clean and in a sanitary condition.

Response from the owner Dear Sarris, Thank you for your nice comments regarding my property and my parents. Unfortunately there was a general problem in the building which caused the bad smell coming from the pipes. Thanks to your remark at the check out, we informed the building administrator and the problem got immediately solved. If we had known this before, we would have anticipated the resolution of this unfortunate issue. Again, apologies for the inconvenience. A better communication might be a good solution to any problem, just a tip for your next trip. I would have appreciated, for example, hearing from you that the wooden side table next to the sofa got ruined, instead of finding it out myself when removing the candles that were placed to hide the stain. Unfortunately this is an indelible stain. As for the noise, this is a very subjective and personal opinion. Florence can be considered by some people a loud city, like many other major Italian cities. I can assure you that staying in Florence city center with its narrow streets can be much more annoying, maybe not due to the traffic, but certainly due to the scooters, the students and people that are often very loud up until early in the morning. If you are unlucky, you may even find yourself renting a property located along the carts path -the carts that are directed every day to the various markets at 6.00 am...
