Eco-friendly barn conversion ideal for extended families, friends, re-unions and social get-togethers & with 2 night weekend breaks for up to 10 people (+ cot).

When booking you are booking both cottages together (no need to make a separate booking for Anvil Cottage). Please note that Orchard Barn on its own sleeps 6 & Anvil Cottage 4 (which is included in the rate). We don't let them out separately, so you will have exclusive use of the hot tub & recreational areas.

Orchard Barn is the larger of the 2 barns & is 2 bedroomed (1 double & 1 twin) + a pair of single beds (75cm each) that can be zipped together to create a king sized bed downstairs (see layout in pic.2, Note that there is no longer a sofa bed, just in case you find an old photo / reference to one!). This part of the barn sleeps 6 and has catering / dining facilities for up to 10 guests. The upstairs bathroom has a bath with shower over & a shower room downstairs all with under floor heating, contemporary fittings and fully tiled.

Anvil Cottage is a luxury 2 bedroomed conversion (1 double & 1 bunk bed), it has a kitchen with breakfast table, separate lounge with 2 settee's & a log burner. The fully tiled contemporary bathroom upstairs has a shower over the bath & under floor heating. Both were completed in 2011 and new to the holiday rental market in 2013. Please note that whilst they are attached to each other, it is not possible to access the other without briefly going outside (just a few steps across the well lit, private area).

Our guests tell us that this is ideal as it means that extended families have their own space, but there is ample room in Orchard Barn to socialise together. Many of our bookings have been for birthday parties, family get togethers and re-unions.

Sited in the grounds of a 17th Century timber framed former farmhouse, the superb facilities include full under-floor heating powered by a Biomass Wood Chip Boiler & PV cells, lovely baths & showers, log burners (logs provided), dishwashers & washer dryers. The 2 acre paddock is for you to play in. (Please note that this a field, not a garden, and we like to make hay from the grass, so at certain times of the year the grass will be too long to play games in, although we do maintain an area about the size of a tennis court for games and a path all around the perimeter). There are 37 inch Sony LCD TV's & blu-ray players in the lounges of both barns & combi TV/DVD down stairs bed room area of Orchard Barn. Free Wi-Fi is available in both barns and there is ample private parking. Included within the price is all bedding, towels (min 2 each), Gas BBQ and in each barn there is a 'welcome starter pack' including some coffee, tea, sugar a pint of milk, washing up liquid, dishwasher & washing machine detergents, basket of logs for each wood burner, some toilet rolls.

Being just 5 minutes from the A50 at Sudbury, we are situated on the outskirts of the village of Draycott-In-The-Clay on the very edge of the National Forest, with abundant beautiful woodland foot & bridle paths, 2 traditional pubs an Indian restaurant (who will deliver free) & a shop all in the village and just a few minutes easy walk away. We are within easy reach of the towns of Ashbourne, Burton upon Trent, Lichfield & Uttoxeter with all the attractions of the Peak District, Dovedale, Staffordshire Moorlands & Alton Towers on the doorstep.

If you are planning a walk then there are plenty in area, try looking up Hanbury Walks, Staffordshire, where you should find a down loadable pdf, alternatively, we have started to map our local walks via the osmaps.ordnancesurvey web site which has a free downloadable app. Search via the post code de6 5bt and remember to un-check the 'premium routes only' box

House rules

There a strict 10:30pm hot tub curfew. We also ask that you close the doors & windows facing the near by houses from 10:30pm as a courtesy to our neighbours.

Strictly no more than 10 guests, unless by specific prior arrangement. We live in the adjacent farm house and 'extra' guests will politely be asked to leave.

Please remember to bring flip flops / sandals to get to / from the hot tub.

Please do not smoke in the house (numerous containers for ash provided outside).

“Brilliant”

We have just returned from a 3 day break with our sons, and their children, ages 2,4 and 6yrs. The barn and cottage are kitted out with everything you can think of to have a comfortable stay. The children loved the space to run about and especially loved trying out the hot tub, always with an adult accompanying them of course. You would need to take your own ball games or toys for tbe kids. We also took some kids dvds. The weather was against us a little bit but we did get the opportunity to use the bbq one evening. We had a great family stay. The location is lovely and there are quite a few touristy things to see within a reasonable travelling distance. The owner lives nearby and is very obliging. The chocolate cake that welcomed us went down very well with children and adults alike! Would definitely recommend.
