Enjoy the stunning scenery surrounding Cobden View, a detached, comfortable cottage in its own grounds, at Cobden Farm, a hillside working farm at Sabden in the beautiful Forest of Bowland Area Of Outstanding Natural Beauty.

Cobden View is spacious yet cosy. All on one level, it has two double bedrooms, a kitchen dining room, a sitting room with wood burner and widescreen TV, a hallway, a four-piece modern bathroom with underfloor heating and a large utility room with plenty of space for boots, bikes and prams and drying clothes. It also has some chairs where you can sit and watch the changing colours of Pendle Hill.

Relax and absorb the tranquillity as you look out across Sabden Valley towards Pendle Hill. On cooler days, you can light up the wood burner in the sitting room for a cosy focus. It all adds up to a beautiful get-away-from-it-all setting - yet still within five miles of main and motorway road networks.

There is plenty to do and see in the Forest of Bowland, Ribble Valley and further afield. Walk out of the door and set off on one of the many public footpaths that crisscross the Valley (a Pendle Hill walk is a must-do); link up with one of the cycle or mountain bike routes not far away; visit the nearby market town of Clitheroe with its ancient castle and £3m visitor centre. There's a good swimming pool too.

Tour the pretty and historic villages of the Ribble Valley and Forest of Bowland. Whalley Abbey, Whalley itself, Hurst Green and Stonyhurst with its Tolkein Trail are definites for a visit. For a full day out, Skipton, Lancaster, Manchester, Blackpool and the Fylde Coast, the Yorkshire Dales, the Peak District and Haworth Country are all in easy reach.

Sabden village is a mile away by road, but nearer by footpaths. It has three churches, two pubs, three shops and the long-established Pendle Antique Centre which is well worth a visit.

Pendle Ski club is nearby, as are several golf courses, fishing lakes and riding stables.

The list 'where to eat' places in the Forest of Bowland is amazing - just check out the national award winning Ribble Valley Food Trail for 'starters'.

Cobden View is at Cobden Farm, accessed by a farm road off Whalley Road, opposite Lamb Row, Sabden.

Cobden View, which has wi-fi throughout, is spacious with laminate flooring throughout the living areas. It is all on one level, centrally heated by oil, and has:

- A fully equipped and fitted dining kitchen, including dishwasher, refrigerator, microwave oven, electric hob and oven.

- An adjoining utility room has a freezer and washing machine, plus some chairs where you can sit and look across to the

steeper heights of Pendle Hill.

- The sitting room has comfy leather sofas, a wood burning stove, TV, DVD player, Wii and selection of games and magazines.

- The modern four-piece bathroom (bath, corner shower, basin and WC) has underfloor heating to keep you cosy.

- Wake up in the main bedroom that has a kingsize bed, fitted wardrobes as well as bedside tables, a chest of drawers .

- Or wake up in the twin-bed room with bedside table and fitted, mirrored wardrobes.

- Both bedrooms are south facing and look out onto the secluded rear garden as well as the farm fields.

- Cot and highchair available.

- A comfy fold-up bed can go in the master bedroom or sitting room.

There is an additional fee for this, based on the time of year. Bedding and towels included.

- Well behaved dogs welcome. For more than one dog, there is an extra charge per pet per week.

Interaction with guest

When you arrive, the cottage is open and ready for you. The key will be in the back of the main entrance door at the side. We live in the farmhouse a bit further down the hill from Cobden View. If you need any help, advice or information, just come down and knock on the door. There's usually someone in. Missy, our little Jack Russell dog who loves to meet people and who's grown up with children so loves them too, will probably bark a welcome when you knock or ring the bell.
