The Old Milking Parlour is a grade 2 listed building and as has single glazing throughout however with underfloor heating the property is still very cosy.

Grounds include a large playpark with playhouse, designated BBQ area, a floodlit sports area and a bespoke enclosed dog walking area along the banks of the River Amber, where the adjacent sluice gates and weir will be seen that served to provide water power to the neighbouring Cotton Mill circa 1790.

Adjacent the property is a walled Orchard which has chickens, geese, ducks, bantams, quails, peacocks, sheep, pigs and meerkats is where Farmer Vic invites guests to help at feeding time and collect eggs from the chickens throughout the year except during the Christmas period.

Oakerthorpe Holiday Village aims to provide a truly memorable stay for all its guests with top class accommodation, striving at all times to deliver the very best along with giving a unique and memorable experience however we would like to make you aware that approximately 150 metres from the property is a main railway line which for many, especially our younger visitors, enriches the village experience from which it must be said there is minimal sound pollution.

“FAR too small for 12 people”

Reviewed 10 Feb 2020

12 of us (6 kids, 6 adults) stayed here just before Christmas. We were so disappointed. While there’s enough room for 12 to sleep there is no where near enough living space. The kitchen/dining/l… More

Response from the owner Reply from the Owner: “The kitchen and dining room is TINY” Dealing with your above comments re tiny dining room which as you agree where available for you to view on line, the exact dimensions are: 4.1 meters x 7 meters which I believe by no stretch of the imagination can this be described as tiny otherwise the awards from Trip Advisor for Certificate of Excellence for 2018 and 2019 would not have been awarded if this was the case as these are given because of 5 star ratings from Holiday Makers. “The heavy Fire Doors which slams shut caused a lot of issues with kids running about” The doors are not heavy and they are not fire doors. They are a standard size and weight which simply have a self closing mechanism which we have to put on to be complaint with current fire regulations. “My daughter ended up trapping her hand, pulling her nail right off and making SUCH A MESS” It is a shame that this was not reported so that it could be verified, please note my comments under “Double Farmer Vic” heading. “The hot tub was dirty and full of dirt” The hot tub was inspected as is always the case and was clean on the arrival of this party and also at an early morning inspection of this hot tub it was noticed that this party had left half of the hot tub cover off which would allow it to cool down which would stop it from getting to its required temperature. Photos were taken at the time as per our Company Policy. “I am surprised that one of the kids didn’t fall down the stairs as it was right outside the door to the main living area” The stairs are not immediately outside the door to the living area, our future guests may like to look at plans online. A stair gate was provided when asked for and we have now fitted a permanent stair gate at the head of the stairs for future visitors to make use of as required. “We spoke to Vic and told him how we thought the size wasn’t adequate for our party and asked for alternative accommodation” One guest called Charlotte rang me and I reasoned with her that the sizes and dimension were all on line for her to see and previous guests have not complained even with larger parties, I did not say she was “stupid little woman” and further more my comments were not on a personal basis, sticking only to the facts which were relevant. The conversation was heated she was so worked up, I tried to calm her – she did say I would “get my comeuppance” her exact words but when I reminded her that the call was being recorded she seemed to react to this. Double Farmer Vic for the happy guests: As is the norm, parties with children are invited to help in the Orchard to feed the animals and collect eggs. It must be noted that not only did this party turn up with all their children, they enjoyed it so much that when they were invited to help feed the animals again the following day they jumped at the opportunity. I will add that they all seemed delighted to attend and all had a really great time and I do recall Charlotte’s daughter saying how much she had enjoyed it. I must admit I did not see any sign of an injured finger. At the end of the second Farmer Vic tour I was patted on the back by a member of the party called Kevin who thanked me and as they were having a great time I agreed they could have a late check out which they took advantage of along with the earlier agreed request for an early arrival time. Owners Comments: In summery it is such a pity that this review was even published as I feel it is so misleading as I have put my heart and sole into making sure my guests have the best time possible which anyone who has visited my Village I am sure will not fail to agree. I can only rely on the judgement of the reader as to their conclusion bearing in mind that in 8 years we have never had such a derogatory review, our norm as you will see is 4-5 stars.
