Description

The Smithy is a spacious four star country cottage, sleeping six people, set in the beautiful East Devon countryside, only 15 minutes drive from the M5.

Guests have the use of a large, warm, indoor swimming pool (33 ft), sauna, fitness room, children's play areas and games room, 12 ft trampoline, laundry facilities, enclosed pond area with ducks and friendly chickens and two acres of grounds. The cottage is single storey and has three ensuite bedrooms, a spacious open plan living area, conservatory and a private garden with stunning views over the surrounding countryside.

The cottage is situated at Three Gates Farm, a converted 17th Century farm, with five 4-star holiday cottages, near Tiverton close to the Devon/ Somerset border.

We welcome well behaved dogs for which there is a charge of £20 per dog (max 2 per cottage). Dogs must not be left alone in the cottages, go into bedrooms or sit on cottage furniture. We ask that they are kept on a lead in our grounds and that any p**p is scooped.

Three Gates Farm is ideal for families or couples seeking a relaxing break in the Devon countryside. We do not accept stag or hen groups or party bookings.

“Perfect Christmas hideaway.”

This was our second visit to Three Gates Farm. It is in a beautiful rural location about 15 minutes drive from Tiverton. We stayed in the Smithy. Plenty of space for a family of four, two grandparents and the dog. The owners are very welcoming. The cottage was clean and was just like a home from home with Christmas decorations and a tree. We make good use of the pool and sauna during our visit. We will definitely be returning in the future. My only tip would be to follow the directions given by the owner on how to get there and not your Sat Nav. It will save you time and trips down teeny country lanes. Very much deserves the 5 star rating.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
